The most important split is collection versus assessment. The Tax Collector collects ad valorem taxes, tangible personal property taxes and several state/local service fees. The Property Appraiser assesses the value of property, prepares the tax roll, and handles many name, address, exemption and assessed-value changes. If you are paying the bill, start with the Tax Collector. If you are trying to change value, address, ownership, exemption or property details, start with the Property Appraiser.
Use Tax Collector for payments
Property tax search, property tax payment, print receipts, delinquent tax help, tax certificate information, vehicle and vessel services, driver license, birth certificates, hunting/fishing and concealed weapon services.
Use Property Appraiser for records
Assessed value, name changes, mailing address changes, exemption information, tangible personal property return questions and property record accuracy.
Use Clerk for tax deed stage
Buying a tax certificate is not the same as buying property. Tax deed auction and court/clerk steps are separate from paying delinquent taxes.
How to Pay Tallahassee / Leon County Property Taxes Online
Use the official Leon County Tax Collector property tax search and payment screen. Search the record first, verify the owner and property, then pay only after the account clearly matches your tax bill.
Open the official tax search page
Use the official Leon County Tax Collector property search/payment page, or start from the official Tax Collector website and choose “Search & Pay Property Taxes & Print Receipts.”
Search your property record
Use the search method available in the county system. If you recently bought property, try the previous owner name, parcel details, property address or tax notice information if your name does not appear yet.
Verify before paying
Check the legal description, owner name, property address, tax year, real estate or tangible classification, discount month, delinquent status and amount due before entering payment information.
Review payment fees and timing
The official online payment page notes that credit card fees are passed along to the card processing company, not retained by the Tax Collector. Review all fee and cutoff details before submitting.
Print or save your receipt
The official system allows taxpayers to print receipts. Save a copy showing the property, tax year, amount paid, date and confirmation details until the account shows paid.

Tallahassee Property Tax Dates, Discounts and March Deadline
Leon County property tax collection begins November 1 for the calendar tax year January through December. Tax notices are normally mailed on or before November 1, taxes are due by March 31, and unpaid taxes become delinquent April 1.
November: 4% discount
Paying in November gives the highest regular early-payment discount. This is usually the best month to pay if your bill is clear and funds are ready.
December-February: smaller discounts
December gives 3%, January gives 2%, and February gives 1% when paid within the applicable month.
March and April
March is the final month before delinquency. If taxes are not paid by March 31, they become delinquent April 1 with added charges.
Regular discount pattern
- 4% discount if paid in November
- 3% discount if paid in December
- 2% discount if paid in January
- 1% discount if paid in February
- Taxes are due by March 31
Important owner reminders
- Tax bills are sent to the owner and address of record.
- Separate bills may exist for each property.
- Owners are responsible even if the bill is not received.
- Notify the Property Appraiser for address or record changes.
- Contact the Tax Collector if no bill is received by November 15.
Do not wait until the last day
Near March 31, a portal problem, wrong owner record, escrow delay, mailed payment timing issue or address mistake can become a delinquent tax problem. Search early and save confirmation.
What to Do if Your Mortgage Company Should Pay Tallahassee Property Taxes
If property taxes are paid through escrow, the mortgage company should request the original tax notice, and the owner receives a copy of the notice.
Check your escrow activity
Look for an actual tax disbursement from the mortgage company, not only a monthly escrow charge. A monthly escrow line does not prove Leon County posted payment.
Search the tax record online
Verify the property tax account before the March deadline. If it still shows unpaid, contact the mortgage servicer quickly and ask for proof of payment.
Save proof from both sides
Keep the mortgage company confirmation, the county tax record screenshot, any email reply and payment confirmation. This helps if a delinquent notice appears later.
Escrow warning
Even if your mortgage company was supposed to pay, unpaid property taxes still attach to the property. Verify county posting before the account becomes delinquent on April 1.
Leon County Delinquent Property Taxes, Tax Certificates and Tangible Tax Warrants
Taxes become delinquent April 1 after the year in which they are assessed. Delinquency can add a delinquency fee, advertising fee, 1.5% monthly interest and statutory collection costs.
Delinquent taxes are not a simple “pay whenever” situation. Within 45 days after property taxes become delinquent, the Tax Collector is required by law to advertise a list of delinquent taxpayers. A tax certificate sale can follow. A tax certificate is a lien against real property; it does not mean the buyer owns the property immediately.
Delinquent real estate taxes
Delinquent real estate taxes may include delinquency charges, advertising costs, interest and certificate sale steps.
Tangible personal property
Unpaid tangible personal property taxes can lead to tax warrants and possible levy, seizure or garnishment procedures through court orders.
Tax deed is separate
The official search disclaimer warns that paying delinquent taxes or buying a county-held certificate does not mean you own real estate. Tax deed acquisition goes through Clerk of Court auction processes.
Identify the exact account
Write down the property address, account details, owner name, tax year and whether the bill is real estate or tangible personal property.
Ask for the current amount due
Do not rely on an old screenshot if advertising cost, interest or certificate sale status may have changed the amount required.
Use official sale resources only
Use official Leon County Tax Collector investor and tax sale resources. Avoid unofficial investor lists, copied parcel lists or payment instructions from random websites.
Tax certificate sale
Use the official Leon County Tax Collector tax sale FAQ and live tax certificate sale site for current sale information.

When to Contact the Leon County Property Appraiser Instead of the Tax Collector
The Tax Collector collects the certified tax roll. The Property Appraiser assesses property value, prepares the roll and handles record changes that affect future bills.
Contact Tax Collector when…
- You need to pay property taxes.
- You need to search/print a tax receipt.
- You need delinquent tax help.
- You need tangible tax payment information.
- You need motor vehicle, driver license or tax collector services.
Contact Property Appraiser when…
- Name or address needs correction.
- Assessed value looks wrong.
- Property location or legal description is wrong.
- Exemption information is missing.
- Tangible personal property record is incorrect.
Contact Clerk when…
- You need tax deed auction information.
- You need public court or official records.
- You need information after certificate-stage processes move forward.
- You need deed or recorded document searches.
Practical warning
A name, address, value or exemption issue does not automatically stop the March 31 payment deadline. Ask the correct office what must be paid while a record issue is pending.
