The annual application must reach the county Tax Collector by April 30. For the 2026 payment year that first-time application window has already passed.
The official state form says an unpaid second installment is added to the December installment and results in loss of its discount. Use your actual installment notice for the amount.
If a Kissimmee-area property has unpaid 2025 taxes, get a live payoff
Real-estate taxes became delinquent April 1, 2026. Osceola states that 3% is added to the gross real-estate tax amount at delinquency, and qualifying unpaid parcels move toward advertisement and an online tax-certificate sale on or before June 1.
Once delinquent, the account can include statutory additions, advertising costs or certificate-related amounts that the old statement does not show.
Redemption requires the certificate amount plus applicable interest and fees. Osceola states a $6.25 redemption fee applies on or after June 1.
A certificate holder generally cannot apply for a tax deed until the statutory waiting period has passed. Tax deed sales are handled through the Clerk’s process, not as an instant transfer at the certificate sale.
