⛔ Texas Attorney Fee Warning: After July 1, delinquent property taxes are referred to a collection attorney. An additional 15–20% attorney fee is added on top of your penalty and interest. On a $5,000 tax bill, this adds $750–$1,000 instantly. Pay before July 1 to avoid this.

Online payment workflow

Pay Lake County property taxes without selecting the wrong parcel

Open the official Lake County portalStart from LakeTax.com or the direct county-taxes.net Lake property-tax page.
Find the correct accountUse the property identifier from the notice when possible; otherwise use the live portal’s owner or address search options.
Verify the complete matchConfirm Lake County, Florida, the property address, owner context, parcel, tax year and amount.
Read the account statusCurrent annual tax, installment tax, delinquent tax, tax certificate and tax-deed accounts can have different payment requirements.
Review the live payment choices and feeThe plain official tax page does not publish one permanent processor-fee table. Treat the final checkout screen as the current fee source.
Submit onceWait for the confirmation instead of refreshing, using the back button or creating a duplicate transaction.
Save proofKeep the confirmation, property identifier, tax year, amount and bank/card record until the account shows the payment.
Do not copy a fee from Lake County, California, Lake County, Indiana or another Florida county. Processor fees and payment methods are transaction-specific and can change.
Annual property-tax calendar

Discount periods, March deadline and April delinquency

November 30 — 4% discountPay the full annual amount within the November discount period shown by the current bill.
December 31 — 3% discountVerify that an escrow, online or mailed payment has actually reached the correct account.
January 31 — 2% discountResolve assessment, ownership or exemption issues through the Property Appraiser.
February 28 — 1% discountThis is the last published standard early-payment discount period.
March 31 — gross amount dueThe normal annual balance must be paid by this date to avoid delinquency.
April 1 — delinquentA 3% statutory interest amount is added to unpaid real-estate taxes, and the delinquent collection process begins.
Mailed-payment discount

The official property-tax page says the discount for a mailed payment is determined by the postmark. Keep a mailing record and do not rely on a private meter mark without confirming acceptance.

Escrow account

The owner still receives a notice. An escrow code and banner may appear when a mortgage company has claimed the bill. Confirm the lender’s payment rather than assuming the notice was handled.

Current 2026 status: The normal March 31 deadline for 2025 taxes has passed. An unpaid 2025 account now requires the live delinquent amount, including any applicable interest, advertising and collection costs.
Quarterly plan

Understand the installment schedule before relying on it

Lake County states that real-estate or tangible-personal-property taxpayers with estimated taxes above $100 may use the quarterly installment program.

June 30

One quarter of estimated tax with a 6% discount.

September 30

One quarter of estimated tax with a 4.5% discount.

December 31

One quarter plus half of the actual-liability adjustment, with a 3% discount.

March 31

Final quarter plus the remaining adjustment; no discount.

First-payment rule: The first installment must be made to participate. Failure to pay it by July 31 automatically removes the parcel from the program, and later participation requires a new application.
Current timing: As of August 2, 2026, the June 30 and July 31 first-installment dates have passed. Existing participants should verify whether the parcel remains enrolled before making a later payment.
Late-account routing

Delinquent real-estate and tangible taxes follow different paths

What changes after April 1
Account type What happens Payment rule Next action
Real estate 3% statutory interest, advertising and collection costs; tax-certificate sale beginning on or before June 1 The amount is determined by the date payment is received. Certified funds are required when a certificate or tax-deed application exists. Search the live account or call for the exact redemption amount.
Tangible personal property 1.5% per month, advertising costs and possible tax-warrant, levy and seizure procedures Use the current official payoff because monthly charges and enforcement status can change. Contact the Tax Collector promptly when the business is closing, assets are moving or a warrant notice is received.
Tax certificate versus tax deed: A tax certificate is a first lien purchased at the annual certificate sale; it is not an immediate transfer of property ownership. A certificate holder may apply for a tax deed after the statutory waiting period, and the Clerk conducts the later tax-deed auction.
Current 2026 warning: The annual certificate-sale period beginning on or before June 1 has passed. Do not use a saved March amount or an old bill for a 2025 balance.

Road, written or hazmat test

Use Southridge. Appointments are required for driving skills, Class E/CDL written and hazardous-material testing.

Online renewal or status check

Use MyDMV Portal when eligible for renewal, replacement, insurance update, registration service or driver-status review.

Location change: Starting April 27, 2026, Lake County driving tests are conducted at Southridge Specialized Services, 4121 CR 561 in Tavares.
No-show cost: The official appointment page says missed driving-test appointments forfeit the service fees and require repayment before rescheduling.
Nonimmigrant applicant: Driving tests are scheduled after successful completion of the written test. Do not book a road test first when a written test is still required.
