Suwannee County Tax Collector: Pay, Search & Live Oak Hours

Suwannee County, Florida · Property tax and records action guide

Pay, Search or Fix a Suwannee County Tax Record

Search a tax bill, pay property taxes, print a receipt, find the Live Oak office, understand discounts, or decide whether the issue belongs to the Tax Collector, Property Appraiser or Clerk.

This guide explains the official route before you enter payment details. TaxCollectors.org is independent and never collects your tax payment.

Current payment warning: the Tax Collector homepage announces a 2.35% credit/debit-card fee and says credit/debit card payments are not accepted by phone. Older service pages still show older fee percentages, so the fee shown by the live authorized checkout should control.

Delinquent tangible property

County guidance lists 1.5% monthly interest plus advertising/fees and possible tax-warrant enforcement.

Beyond millage

Non-ad valorem fire, solid-waste, paving and lighting charges

The Board of County Commissioners can certify non-ad valorem assessments such as fire protection and solid waste in unincorporated areas, plus certain paving or lighting charges.

Why a value reduction may not remove the charge

These assessments are not necessarily calculated from assessed value. The Collector collects the certified charge; the Property Appraiser does not set the program rate.

March 31 relief/adjustment deadline

The county’s dates page identifies March 31 for indigent relief or adjustments to non-ad valorem assessments. Ask early which program/office controls the line item.

Payment plans

Installment, partial-payment and homestead-deferral options

Florida DR-534 quarterly installment plan

The state form requires estimated tax above $100 per notice and says the application must reach the Tax Collector by April 30. The local page describes this as applying before May 1.

Official installment schedule

2ndSeptember 304.5% discount.
3rdDecember 313% discount plus adjustment calculation.

Real-estate or tangible account type
Parcel or account number
Name and mailing address
Phone and email
Signature and date
2026: the new-application and first-installment windows have passed as of August 20. An already enrolled taxpayer’s next regular installment is September 30.

Partial current-tax payments

The Collector FAQ says Florida law allows partial payments on current taxes and directs taxpayers to Tax Director Mandy Floyd at 386-364-3440 for the current procedure.

Homestead tax deferral

This is different from installments. Qualifying tax can be deferred, but the deferred amount becomes a lien and interest can accrue. Verify current eligibility rather than relying on old income figures preserved on older web pages.

Late taxes

Tax certificates, certified funds and tax deeds

Get the current payoffDo not use only the original November amount after delinquency.
Check online-payment eligibilityIf the account says not payable online, call rather than forcing a transaction.
Confirm fundsAfter April 30 personal checks are not accepted for delinquent property taxes.
Understand the certificateA tax-certificate sale creates a statutory lien; it is not an instant transfer of the property.
Tax deed comes laterThe Clerk handles a later tax-deed auction after the statutory process.
Date-sensitive: the Clerk page reviewed August 20, 2026 listed a next tax-deed sale for September 3, 2026. That does not mean your parcel is included. Verify the parcel and redemption/payoff status directly.
Call script“Please give me the current payoff for parcel/account [number], tax year [year]. Has a tax certificate been sold? Is it payable online? What funds are accepted today? Is a tax-deed application pending?”

Tangible personal property: April 1 return, extension and penalties

DR-405 filing happens with the Property Appraiser; paying the later tangible tax happens through the Collector. They are separate tasks.

Typical business assets
  • Furniture and fixtures
  • Tools and machinery
  • Business equipment
  • Signs and improvements
  • Supplies and leased equipment
Late filing

The Appraiser says DR-405 is due April 1 even if a return form was not received. Its guidance lists 5% per month or part of a month, up to 25%, for failure to file timely.

What the Suwannee TPP extension PDF requires

The county form says an extension must be signed and returned before April 1.

TPP account number and tax year
Business name / DBA
Business street address
Requestor name and role
Phone, email, signature and date
Agent authorization evidence if applicable

After approval, return the final DR-405 plus the approved extension before the extended deadline.

TRIM notice, value disputes and Value Adjustment Board petitions

Read the August TRIM noticeIt shows proposed value, exemptions, proposed taxes and hearing information before the November tax bill.
Ask the Property Appraiser about factual errorsUse parcel records, deed information, photos, measurements, comparable sales or exemption documents.
Do not miss the formal deadlineA discussion with the Appraiser does not automatically extend a VAB filing deadline.
Value petitionsFlorida guidance generally requires DR-486 within 25 days after the TRIM notice is mailed.
Denial petitionsExemption/classification and tax-deferral denials can use different 30-day clocks; read the exact denial notice.
File with the ClerkThe county forms page directs DR-486 to the Suwannee County Clerk of Court, 386-362-0500.
Do not assume an appeal stops the tax-payment obligation. Florida VAB rules include required-payment provisions. Follow the current form and notice for the account-specific amount and deadline.
