Monroe Township NJ Tax Collector: Middlesex & Gloucester

New Jersey · Middlesex 08831 or Gloucester / Williamstown 08094

Choose the Right Monroe Township Tax Office

New Jersey has two Monroe Townships that commonly appear in tax searches. Monroe Township in Middlesex County uses 1 Municipal Plaza and ZIP 08831, while Monroe Township in Gloucester County uses a Williamstown address at 125 Virginia Avenue.

Pick the county first, then use the correct payment portal, office, due-date notice and late-tax rules. This prevents the most expensive mistake on this search: paying or mailing money to the wrong Monroe Township.

Important correction: New Jersey does not have a Monroe County. If the existing post title says “Monroe County, NJ,” change it. The real user choice is usually Monroe Township, Middlesex County or Monroe Township, Gloucester County.
Urgent Middlesex / 08831 update — August 20, 2026: Resolution R-8-2026-145 gives a one-time grace period through Friday, August 21, 2026 for the 2026 third-quarter property tax. If payment is received after that date, interest is calculated from the statutory August 1 due date.
Current Gloucester/Williamstown alert — August 20, 2026: the official Monroe Township Gloucester tax page says property-tax bills are being mailed the week of August 17 and the last day to pay the August quarter is Monday, September 14, 2026. This is a dated 2026 notice for Gloucester County Monroe; do not apply it to Middlesex County Monroe.

⛔ Texas Attorney Fee Warning: After July 1, delinquent property taxes are referred to a collection attorney. An additional 15–20% attorney fee is added on top of your penalty and interest. On a $5,000 tax bill, this adds $750–$1,000 instantly. Pay before July 1 to avoid this.

Middlesex bill anatomy

Why a Monroe 08831 property-tax bill contains more than Township tax

The Middlesex Monroe Tax Collector explains that the municipal portion is only one part of the total property-tax obligation. The annual bill also collects levies for other public entities.

Items the official Monroe Township tax page says appear on the property-tax bill
Bill component What it represents Who to call when the problem is…
Township municipal / Open Space Municipal and Township Open Space levy Collector for payment; municipal/finance sources for budget questions
Middlesex County / Open Space County and County Open Space levy Collector can explain the bill total; County sets its own levy
Monroe Township Board of Education School tax levy Collector receives the payment, but the school budget is a separate entity
County Library County library levy shown within the property-tax obligation Collector for bill/payment questions
Fire District 1, 2 or 3 Applicable Monroe Township fire-district levy Use the bill to identify the district before questioning the levy

Final vs. preliminary quarters on the annual bill

The Township says the annual bill normally contains the final third and fourth quarters for the current year plus the preliminary first and second quarters for the following year. When comparing a paper bill with WIPP, confirm the year and quarter instead of assuming every coupon belongs to the same calendar year.

High-tax-bill question: the Tax Collector can explain what was billed and paid, but cannot reduce an assessed value. An assessment-value dispute belongs with the Tax Assessor / County Tax Board route described later in this guide.
Middlesex online payment

Pay or view a Monroe Township Middlesex tax bill online

The Township links taxpayers to EdmundsGovPay/WIPP to view the property-tax account, check balance/payment status, print a bill and make an online payment.

Confirm you are on the Middlesex Monroe route The property should be in Monroe Township / 08831 and the municipal tax office should be 1 Municipal Plaza.
Open the Township-linked WIPP portal Do not rely on an advertisement, directory or similarly named Monroe page.
Match the property before paying Compare the property location, owner, block/lot or account information, tax year and quarter shown by the portal with your bill.
Check whether an escrow or earlier payment already posted A lender or bank payment can create a duplicate-payment risk if you pay before checking status.
Review the fee The current official page lists a 2.95% Mastercard/Visa fee and a $1.95 e-check fee. Those processing fees go to the service provider, not the Township.
Save proof Keep the confirmation, property/account identifier, amount, quarter and bank/card record until the municipal account reflects the payment.

Middlesex Monroe ACH direct debit: timing and form checklist

The live Tax Collector page says the ACH enrollment form and a voided check should reach the office no later than 10 days before the quarterly due date. The separate ACH PDF prints earlier return-by dates, so submitting early is safer.

Q1 February 1 January 1 Township says debit occurs on the 4th of the quarter.
Q2 May 1 April 1 May 4 under normal schedule.

Current Gloucester/Williamstown notice: the official Monroe Township Gloucester Tax Collector page states that 2026 tax bills are being mailed during the week of August 17 and lists Monday, September 14, 2026 as the last day to pay the August quarter without interest. Pay Monroe Township Gloucester taxes online or in person

The live Monroe Township Gloucester page provides “Monroe Taxes Online” and also lists in-person Tax Office payment and personal-bank bill pay. Use the official page as the current gateway because processor links and convenience fees can change.

Confirm the Williamstown property The municipality should be Monroe Township, Gloucester County, and the municipal address should be 125 Virginia Avenue—not 1 Municipal Plaza.
Open the official Tax Collector / Monroe Taxes Online page Start from MonroeTownshipNJ.org so a similarly named Monroe does not redirect your payment.
Match the property and quarter Compare the owner/property, block/lot or account information, tax year and installment before authorizing payment.
Review the checkout fee The Township’s current page is the controlling source for online processor fees. Do not copy a fee from an old Clerk’s Book or screenshot.
Bank bill pay needs delivery time The current page tells personal-bank bill-pay users to allow about 7–10 days.
Save proof Keep the online confirmation, counter receipt or bank delivery record until the account reflects the payment.
In-person update: the live Gloucester Monroe tax page says debit/credit card payments are now accepted in the Tax Office. Review the fee at the counter before authorizing a card transaction.

Drop box, mail and receipt micro-help

The Township’s published Clerk’s Book describes a 24-hour outside drop box in front of Town Hall on Virginia Avenue and says postmarks are not accepted. It also advises enclosing a self-addressed stamped envelope when a mailed/drop-box receipt is desired. Because the Clerk’s Book is not the live 2026 payment page, confirm current availability before relying on those details for a deadline payment.

Quarterly calendar

Monroe Township property-tax due dates, grace periods and extensions

Both Monroe Townships use the familiar New Jersey quarterly schedule, but a municipality can publish a quarter-specific extension. That is why the bill and current Township notice must control.

February 1 — first quarter Standard due date. A normal 10-day grace period applies under the municipalities’ adopted rules unless a current notice changes it.
May 1 — second quarter Check whether an earlier escrow, ACH or bank payment posted before paying again.
August 1 — third quarter 2026 has municipality-specific extensions: Middlesex Monroe adopted a one-time grace deadline of August 21, 2026; Gloucester/Williamstown’s current Tax Collector notice lists September 14, 2026. Do not swap these dates.
November 1 — fourth quarter Check older balances before assuming the current coupon is the full payoff.
Middlesex deadline tomorrow — as of August 20, 2026: Resolution R-8-2026-145 extends the third-quarter 2026 grace period one time through Friday, August 21, 2026. If payment arrives after the extended grace period, interest is calculated from the August 1 statutory due date.
Middlesex standard grace rule

The Township allows a 10-day grace period to the 10th. If the 10th falls on a weekend/holiday when the office is closed, the grace period moves to the next business day.

Gloucester 2026 interest resolution

Resolution R:04-2026 says no interest is charged when an installment is paid on or before the tenth calendar day following its due date. A current special notice can extend a particular quarter.

Mail timing: do not assume a USPS postmark protects the grace period. Middlesex explicitly says postmarks are not accepted, and Gloucester’s published tax-office guidance also uses a receipt-based rule. Send early or use an official faster route.
Escrow and missing bills

No tax bill, advice-only bill or mortgage escrow confusion

No bill arrived Do not assume nothing is due. New Jersey tax collection rules do not erase the obligation because a paper bill was not received. Use the correct Monroe portal/office to confirm the account.
Middlesex bill says “Not a Bill – For Advice Only” If you now pay your own taxes, the Township says you may use the advice-only bill to pay and should notify the Tax Office to remove the bank code.
Your lender normally pays Ask the mortgage servicer for its payment date, amount and transaction/check reference, then check the municipal account before paying personally.
You recently bought the property The owner or mailing record may lag behind closing. Match the property/block-lot and current bill first; assessment/ownership corrections belong with the Assessor.
Middlesex call script “Please check the tax account for [property address / block-lot]. I did not receive the bill / received an advice-only bill / expected an escrow payment. Can you confirm the current quarter, balance and whether a bank code or lender payment is on the account?”
After payment

What to do when a Monroe Township tax payment is not showing

Proof to collect before calling
Payment route Keep / locate What to ask the Tax Collector
Online Confirmation number, amount, date, property/account, bank/card record Was the payment accepted, rejected or posted to another period/account?
Mail Check number, amount, mailing/tracking information and payment stub copy Was the envelope received before the deadline?
Bank bill pay Bank send date, actual delivery date, check/reference number Did the municipality receive the bank-generated payment?
ACH Enrollment date, bank account confirmation and debit record Was the property enrolled for this quarter and did the debit reject?
Escrow Lender payment date, amount and check/electronic reference Did the lender payment post to the correct parcel?
Do not create a duplicate payment until the office checks the first transaction. A second payment can create a refund/reconciliation problem and does not fix a payment that was applied to the wrong quarter or property.
Middlesex payment mix-up

Property tax or Monroe Township utility bill?

Middlesex Monroe has a separate Municipal Utility Department for water/sewer. Its office, phone and payment account are not the same as the property-tax office even though both services use an Edmunds/WIPP-style online route and currently list similar processor fees.

Middlesex Monroe property tax vs. utility payment
Bill Office Address / phone Before paying
Property tax Tax Collector 1 Municipal Plaza · 732-521-4405 Match the property, tax year and quarter
Water / sewer utility Municipal Utility Department 143 Union Valley Road · 732-521-1700 or 609-655-1050 Use the utility account/payment route rather than the property-tax account
Common mistake: seeing the same $1.95 e-check / 2.95% card-fee pattern does not mean the accounts are interchangeable. Confirm the bill heading and department before submitting.
2026 delinquency rules

Late Monroe Township taxes: interest, returned checks and tax-sale risk

Do not use a generic 50-state penalty calculator for a Monroe payoff. Both municipalities adopt annual interest rules, and tax-sale-stage accounts can include additional statutory costs.

2026 delinquency comparison
Rule Middlesex Monroe Gloucester Monroe
First $1,500 of delinquency 8% per annum 8% per annum
Amount over $1,500 18% per annum 18% per annum
Year-end penalty The live Tax Collector page states delinquent current-calendar-year balances remaining on December 31 are subject to a 6% year-end penalty. Ask the office how it applies to your account. R:04-2026 adds 6% of the portion of qualifying year-end delinquency that exceeds $10,000.
Returned check Township page lists $20 returned-payment fee. 2026 resolution sets $20 plus the bank/financial-institution return charge to the Township.
Open the correct account Identify every unpaid quarter and municipal charge, not only the newest installment.
Ask for a payoff through a specific date Interest changes with time, and a tax-sale-stage balance can require more than the ordinary quarter amount.
Ask whether the account is already in tax-sale processing Do not assume an ordinary portal payment will automatically stop a lien sale without confirming timing and accepted payment method.
Save the payoff and receipt Keep the staff instruction, amount, date and proof until the municipal account clears.

Gloucester tax-sale-certificate redemption penalties

Gloucester Monroe Resolution R:04-2026 incorporates the New Jersey statutory redemption-penalty framework when the municipality holds a tax sale certificate. These percentages are not a generic late-payment fee; they matter when an account has reached tax-sale-certificate redemption status.

Penalty tiers stated in Gloucester Monroe Resolution R:04-2026
Amount due on certificate Resolution-listed redemption penalty User action
Over $200 up to $5,000 2% Get a dated redemption payoff from the Tax Collector
Above $5,000 up to $10,000 4% Do not calculate from the old quarterly coupon
Above $10,000 6% Confirm all interest, certificate and municipal-lien charges before paying
Why this matters: a tax-sale redemption payoff can include delinquent tax interest, a certificate-related penalty and other authorized charges. Ask for the exact redemption amount through a stated date rather than using a third-party calculator.

2026 tax-sale status signals

Middlesex

An August 3, 2026 Township resolution authorizes an electronic tax sale for prior-year 2025 delinquencies. If a 2025 balance remains, call the Tax Collector for the current status and exact payoff rather than relying on an old 2025 sale notice.

Gloucester

Resolution R:06-2026 authorizes municipal liens from Township departments to be added to the next annual municipal tax sale, with interest tied to the annual delinquent-tax rates.

No guessed tax-sale date: this guide does not invent a 2026 sale date. A taxpayer whose account is delinquent should confirm the live status, payoff and acceptable payment form directly with the correct Monroe Tax Collector.

Gloucester difference: Gloucester County has centralized assessing duties for its municipalities. The County Assessor’s Office is at 1200 N. Delsea Drive, Clayton, NJ 08312, phone 856-307-6445. Do not send a tax-payment question there.
Middlesex deductions: the Monroe Township Middlesex page describes $250 senior/disabled/surviving-spouse and qualifying veteran deductions, but approval depends on current eligibility and documentation. Never subtract a deduction from the bill yourself before the municipal account reflects it.
Value, deductions and appeals

Property-tax deductions and assessment appeals are separate from payment

Paying the bill and challenging the assessed value are different processes. Do not withhold a quarterly payment simply because you intend to apply for a deduction or file an assessment appeal.

Middlesex Monroe local deductions

$250 senior / disabled / surviving-spouse deduction

The Township lists eligibility items including New Jersey residency, ownership timing, income documentation, age/disability proof and voter-registration documentation. The current local page states the $10,000 income test excludes Social Security.

$250 veteran deduction

The Township lists discharge/service documentation such as DD-214, voter-registration documentation and additional records for a surviving spouse. A 100% disabled-veteran exemption is a separate Assessor route.

PD5 deadline can undo an existing deduction: Monroe Township says senior, disabled and qualifying surviving-spouse recipients receive annual post-tax-year income verification Form PD5 in January. The completed form must be returned to the Tax Collector before March 1 to avoid disallowance of the deduction.

Monroe Township NJ Tax Collector FAQs

Which Monroe Township NJ Tax Collector do I need?

Use Middlesex County Monroe for a property in Monroe Township / 08831 and the Tax Collector at 1 Municipal Plaza, 732-521-4405. Use Gloucester County Monroe for a Williamstown / 08094 property and the Township at 125 Virginia Avenue, 856-728-9800. Confirm the county before opening a payment portal.

What is the current August 2026 Middlesex Monroe tax deadline?

Resolution R-8-2026-145 extends the 2026 third-quarter grace period one time through August 21, 2026. If payment is received after the extended grace period, interest is calculated from the statutory August 1 due date.

How do I pay Monroe Township Middlesex County taxes online?

Use the EdmundsGovPay/Monroe WIPP portal linked by MonroeTwp.com. Confirm the property, tax year and quarter first, then review the fee. The current Township page lists a 2.95% Mastercard/Visa fee and a $1.95 e-check fee.

How do I pay Monroe Township Gloucester County / Williamstown taxes?

Start from the official MonroeTownshipNJ.org Tax Collector’s Office / Monroe Taxes Online page. Confirm the Williamstown property and current quarter before using its online, in-person, bank-bill-pay, phone or other currently offered payment route.

What are the Monroe Township NJ Tax Collector addresses and phone numbers?

Middlesex Monroe uses Monroe Township Tax Collector, 1 Municipal Plaza, Monroe Township, NJ 08831, phone 732-521-4405. Gloucester Monroe uses 125 Virginia Avenue, Williamstown, NJ 08094, and Gloucester County lists 856-728-9800 for the Tax Collector.

When are Monroe Township NJ property taxes normally due?

The standard quarterly dates are February 1, May 1, August 1 and November 1, with a normal 10-day grace framework. A municipality can extend a specific quarter, so use the current bill and Township resolution or notice rather than assuming the standard 10th always applies.

What if I did not receive my Middlesex Monroe tax bill or it says “Advice Only”?

Failure to receive the bill does not remove the payment obligation. If a Middlesex bill says “Not a Bill – For Advice Only” and you now pay your own taxes, the Township says you may use it to pay and should notify the Tax Office to remove the bank code.

How does the Middlesex Monroe ACH program work?

The current Township page says to submit the enrollment form and a voided check no later than 10 days before the quarterly due date. Payments are debited on the 4th of the quarter and continue until the Township receives a written cancellation request. The older ACH PDF prints earlier return-by dates, so submit early.

What happens if Monroe Township property taxes are late?

The current Middlesex page and Gloucester’s 2026 resolution use 8% annual interest on the first $1,500 of delinquency and 18% above $1,500. Additional year-end or tax-sale-certificate charges can apply depending on the municipality and account stage, so request an exact dated payoff.

Should I contact the Tax Collector or Tax Assessor?

Use the Tax Collector for bills, balances, payments, interest, ACH, receipts and tax-sale payoff. Use the Assessor or County Tax Board for assessed value, ownership/assessment records, deductions, exemptions and assessment appeals. Filing an appeal does not replace the need to keep required tax payments current.
