The 2026 regular Paterson deadline has passed.
Because Paterson underwent a reassessment or revaluation for 2026, Passaic County listed May 1, 2026 as the filing deadline instead of the ordinary April 1 date.
Confirm the type of assessment
Determine whether the issue is the regular annual assessment, an added assessment or an omitted assessment. Different deadlines can apply.

Check land value, improvement value, property class, dimensions and other relevant facts before claiming the assessment is incorrect.
Research timely comparable sales
Paterson’s instructions say appeal research should use current comparable sales that occurred before October 1 of the previous year.

Select three to five strong comparables
The City’s instructions recommend at least three and no more than five properties for the sales section of the appeal form.
File with the County, not the Collector
The original petition and filing fee go to the Passaic County Tax Board, with required copies to the municipal Assessor and Clerk.
Attend with the required evidence
The County says an appraiser must attend when an appraisal is offered as evidence.

Added or omitted assessment bill: what happens next?
Added assessment
New construction, structural additions or improvements completed after the normal assessment date may receive a prorated added assessment.
Omitted assessment
A value that was not assessed at the proper time may be placed on the roll for the year of discovery and, where permitted, a prior year.
Notice generally sent in October
Review the assessed improvement, completion timing and number of taxable months.

Pay according to the bill unless the Tax Collector confirms another treatment.
