Several places named “Union Township” appear in search results. This page is specifically for the Township of Union in Union County, with Town Hall at 1976 Morris Avenue.

Tax Lien Warning

⛔ Texas Attorney Fee Warning: After July 1, delinquent property taxes are referred to a collection attorney. An additional 15–20% attorney fee is added on top of your penalty and interest. On a $5,000 tax bill, this adds $750–$1,000 instantly. Pay before July 1 to avoid this.

Official WIPP workflow

How to view or pay a Union NJ tax or sewer bill

The Township Tax Office links directly to WIPP ID 2019 for taxes and sewer bills, current bill viewing and interest calculation.

Confirm the municipality first Look for Township of Union, Union County, 1976 Morris Avenue and the official UnionTownship.com Tax Office link before opening the payment processor.
Open the Township-linked WIPP portal Use the municipal link rather than an ad, search result or another “Union Township” portal.
Identify the correct account Use the property details available on your bill—such as owner, property location, block/lot or account information—to identify the intended record.
Separate tax from sewer The Tax Office collects both, but mortgage escrow that pays property tax does not automatically mean the sewer utility bill was paid.
Check quarter, year and late interest Make sure the amount belongs to February, May, August or November and to the correct year. If it is late, use WIPP’s current calculation instead of an old coupon amount.
Review the final processor screen Check the payment method, amount and any convenience fee displayed by the live processor before authorizing the transaction.
Save proof until the account updates Keep the confirmation, payment date, property/account details and bank/card record. Recheck the account before assuming the payment posted.
Union NJ tax records

Which tax or property record do you actually need?

Use the record source that matches the question
You need Best source What it answers Do not use it for
Current tax/sewer bill Township WIPP Bill view, payment status and Township-linked interest calculation Changing assessment value
Assessed value / assessment postcard Township Assessor Assessment record and property-value context Current payoff balance
Ownership / deed document Union County Clerk land records Recorded deeds and other land documents Tax payment status
Deduction / exemption Township Assessor + NJ Taxation Municipal deduction forms and state program eligibility Assuming a current bill is automatically reduced
Assessment appeal Union County Board / NJ appeal route Assessment challenge procedure and filing deadline Payment-posting disputes
Property recently sold? A WIPP account, assessment record and deed index answer different questions. If ownership recently changed, confirm the recorded deed through Union County and ask the Assessor about the municipal ownership record while still monitoring the tax bill so a transfer delay does not create a missed payment.

Town Hall facility hours vs tax-payment cutoff
Day Town Hall facility listing Tax-payment rule
Monday 8:30 a.m.–4:30 p.m. Tax Office says payment must be physically received by 4:30 for that day’s credit.
Tuesday 8:30 a.m.–4:30 p.m. Use the 4:30 cutoff.
Wednesday 8:30 a.m.–8:00 p.m. Do not assume tax-payment processing continues until 8 p.m. The Tax Office publishes a 4:30 same-day cutoff.
Thursday 8:30 a.m.–4:30 p.m. Use the 4:30 cutoff.
Friday 8:30 a.m.–4:30 p.m. Use the 4:30 cutoff.
Wednesday trap: Town Hall’s facility listing extends to 8 p.m., but the Tax Office states that tax payments must be physically received when the office closes at 4:30 to be credited that day. Call before relying on any after-4:30 tax-counter availability.
Useful phone script “I’m calling about the Township of Union property at [address], block/lot or account [number]. I need to confirm [the current balance / whether payment posted / the correct quarter / a sewer balance / tax-sale status].”
Quarterly deadlines

Union NJ property-tax due dates, grace period and cutoff

February 1 — first-quarter tax Use the current account and do not assume a missing mailed bill delays the due date.
May 1 — second-quarter tax Confirm mortgage escrow posting early if a lender is responsible.
August 1 — third-quarter tax Under the standard 10-day grace rule, the normal August 2026 grace window is already past as of August 13.
November 1 — fourth-quarter tax If paying by mail or drop box, remember that postmark does not count as proof of timely payment.
10-day grace period

The Township publishes a 10-day grace period. Treat it as a safety window, not a reason to wait until the final afternoon.

No-postmark rule

The Township states that New Jersey does not permit postmarks as proof of payment. Physical receipt by the Tax Office controls.

4:30 p.m. matters: A mailed payment with an earlier postmark or a drop-box payment placed after 4:30 may not receive the credit date you expected. Near the end of a grace period, use a traceable route and verify the posted account afterward.
24/7 payment option

Use the Morris Avenue tax drop box safely

The Township encourages residents to use the drop-off box on the Town Hall front door facing Morris Avenue. The box is accessible 24/7, but same-day credit has a separate timing rule.

Use check or money order; never put cash in the box
Identify the property/account and bill type clearly
Include the payment stub when available
Separate property-tax and sewer instructions if paying both
Deposit before 4:30 p.m. business day for same-day credit
Keep a copy/photo of the check or money order
Do not leave cash. The Township specifically warns residents not to put cash in the drop box.
Mortgage escrow

What if your mortgage company should pay the Union NJ tax bill?

A monthly escrow charge is not proof that the Township received the quarterly payment. Verify the actual disbursement and the municipal account separately.

Check the lender’s escrow transaction history Look for an actual municipal tax disbursement, not merely the monthly escrow contribution.
Check the Township tax account Confirm whether the intended quarter shows as paid before the grace period expires.
Ask the lender for trace details if it is missing Request payment date, check or electronic reference, amount, and the property/block-lot information used.
Contact the Tax Office with both records Provide the municipal account details plus lender proof so staff can research a missing or misapplied payment.
Check sewer separately Do not assume a mortgage escrow company pays the sewer utility bill just because it pays property tax.
Troubleshooting

Missing bill, payment not posted or amount looks wrong?

No bill arrived Do not wait. The Township says failure to receive the bill does not excuse the tax or delinquent interest. View the account and call the Tax Office.
Payment is not showing Keep confirmation/bank proof and ask the Tax Office to research it before making a duplicate payment.
Amount is higher after deadline Use WIPP’s current interest calculation or ask the Collector for the updated balance rather than paying the old coupon.
Assessed value looks wrong Contact the Assessor; the Collector cannot change the assessed value.
Owner name is stale after closing Check the recorded deed with Union County and ask the Assessor about the municipal property record while still protecting the tax deadline.
Sewer balance is unexpected Confirm whether the account is sewer rather than property tax and whether escrow was ever responsible for that utility bill.

2026 relief update

Deductions, Senior Freeze, ANCHOR and Stay NJ

The Township Assessor page links municipal deduction forms, but New Jersey’s current 2026 state-relief system has changed from older “rebate” terminology. Use current NJ Treasury guidance for application status and deadlines.

$250 senior / disabled deduction

New Jersey may allow an annual $250 deduction for qualifying seniors, disabled persons and certain surviving spouses. The state says Form PTD and proof can be filed with the local assessor or collector; eligible recipients file annual PD5 verification by March 1 to maintain it.

$250 veteran deduction / disabled-veteran exemption

The Township Assessor provides veteran/surviving-spouse deduction forms and a separate 100% disabled-veteran or surviving-spouse exemption form. Eligibility is not created by simply paying the current bill.

2025 relief application

New Jersey’s current filing deadline for the 2025 property-tax relief application is November 2, 2026. Current state programs include Senior Freeze, ANCHOR and Stay NJ.

PAS-1 micro-help: NJ Treasury says seniors age 65+ and Social Security/Railroad Retirement disability recipients use the combined PAS-1 for Senior Freeze, ANCHOR and Stay NJ where eligible. Property details such as county/municipality code, block/lot/qualifier and tax amounts may be needed—your tax bill and local records help supply those fields.
Do not subtract relief from the municipal bill yourself. A deduction, exemption or state benefit has its own approval and payment process. Keep paying the amount currently billed unless the official account or responsible office tells you otherwise.
Assessment appeal

If you disagree with the assessed value, payment is not the appeal

New Jersey says property owners can appeal an assessment to the County Board of Taxation. The standard filing deadline is April 1; where a municipal revaluation or reassessment has occurred, the deadline is May 1. Properties assessed above $1 million also have a direct State Tax Court option.

2026 timing: As of August 13, the normal April 1 (and standard reassessment May 1) appeal dates have passed. Added assessments and other special notices can have different appeal periods, so use the date printed on the notice rather than assuming next April applies.
Do not withhold the tax payment merely because you disagree with value
Gather assessment notice, property details and evidence of value
Use the Union County/NJ appeal route, not the Collector payment desk
Read the deadline on any added-assessment or special notice
Delinquent tax help

Late taxes, interest and tax-sale notices

The Township says the Collector must follow New Jersey statutes for delinquent taxes and has no statutory authority to reduce the tax or waive interest. That makes an exact current balance more useful than a generic penalty calculator.

Identify the unpaid quarter and bill type Confirm whether the problem is property tax or sewer and whether it belongs to February, May, August or November.
Get the current interest amount Use the Township-linked WIPP calculation or call the Tax Office. Do not send an old face amount after the grace period.
Keep traceable proof Retain online confirmation, check image, money-order receipt, correspondence and any lender proof.
Use only the newest official tax-sale instructions Tax-sale notices are date-sensitive. Do not rely on an old PDF, copied list or another Union municipality’s sale notice.
No homemade late-fee calculator here. The live municipal account is the safer source because interest and collection status depend on the actual account and payment date.

“Union Township PA” is not one unique office; multiple Pennsylvania counties have municipalities with that name. Use the county and municipality printed on the Pennsylvania bill instead of this New Jersey page.
