Lakewood property-tax due dates and the 10-day grace period
February 1 — first quarterThe first two quarters are based on the prior year’s tax billing. Confirm mortgage escrow or WIPP posting before the grace period ends.
May 1 — second quarterDo not wait for another annual bill; the summer bill normally contains all four coupons.
August 1 — third quarterThe third and fourth quarters reflect the actual tax rate after budgets and the final rate are established.
November 1 — fourth quarterSave proof for year-end records, escrow review, sale, refinance or a state property-tax-relief application.
What the grace period means
The statutory due date remains the first. Lakewood permits payment through the tenth without interest when the Township receives it by that date.
Weekend or legal holiday
If the tenth falls on a weekend or legal holiday, the Township says payment may be received on the next business day.
Postmarks do not count. The Township states that New Jersey does not allow the Collector to use the postmark date. A mailed payment must physically reach the office by the applicable receipt deadline.
Why August and November can change: Lakewood explains that the first two quarters together equal half of the prior year’s billing, while the third and fourth quarters are adjusted to the actual annual tax rate.

Need a bill stamped paid? Lakewood says to bring the bill to the office, or mail it with the check and a self-addressed stamped envelope. A cancelled check is the normal receipt for a check payment.

The ACH program is different from making a one-time WIPP payment. Once active, it withdraws the quarterly amount billed on the regular due dates.
Start at least three weeks before a draftThe Township’s ACH material says an enrollment, change or cancellation must be received at least three weeks before a scheduled draft date.
Gather the property identifiersPrepare the block, lot, qualifier when applicable and the complete property address.
Choose checking or savingsProvide the bank, routing number and account number for the account that will fund the quarterly tax payment.

Check every scheduled debitDraft dates are February 1, May 1, August 1 and November 1. Confirm adequate funds and verify the debit afterward.
Returned ACH item: The Township’s ACH PDF states that insufficient or returned items are subject to a $20 fee. Interest may also matter if the tax payment is not successfully received, so call promptly after a failed draft.

What to do when a mortgage company should have paid
Check the Lakewood account firstUse WIPP to see whether the intended quarter is still open and whether interest is now showing.
Check the lender escrow historyLook for a tax disbursement, date, amount and payee rather than relying only on the escrow balance.
Ask the lender for traceable proofRequest the check number, electronic confirmation, mailing address and property identifiers used.

How Lakewood describes delinquent interest and the year-end penalty
Do not calculate a serious delinquent payoff from an old bill. Interest changes with the receipt date, and lien or tax-sale costs may also apply.

Lien and redemption
Lakewood tax sale does not mean the house is sold at the auction
The Township explains that its annual tax sale covers prior-year unpaid municipal charges such as property tax, water, sewer, maintenance liens and related charges. The sale creates or transfers a lien; it is not a normal sale of the real estate.
Confirm whether a tax-sale certificate existsAsk for the certificate holder, certificate details and all later charges added to the lien.
Request a written redemption calculationRedemption calculations must be requested from the Tax Collector. Use a calculation through an exact expected receipt date.
Ask what guaranteed funds are acceptedThe Township says liens must be redeemed in full with guaranteed funds.
Include later municipal chargesA lienholder may pay later delinquent municipal charges and add them to the lien balance.

Redemption-calculation fees
The Township code provides two free calculations per calendar year to a party entitled to redeem, then a $50 fee for later calculations; third-party lienholders are charged $50 per calculation.
Legal and deadline-sensitive issue: Foreclosure and redemption rights depend on the certificate, notices, later payments and court status. Obtain current written instructions from the Collector and qualified New Jersey legal help when needed.
2026 timing: The Ocean County Tax Board listed April 1, 2026 as the regular filing deadline and May 1, 2026 for a municipality undergoing a district-wide revaluation or reassessment. Those dates have passed. Verify the next filing year and any added/omitted-assessment deadline before preparing a petition.
Read the annual assessment noticeLakewood says assessed-value notices are mailed on or before February 1 and show land, building and total assessment.
Ask the Assessor for an informal reviewDiscuss property-record errors and how the assessment relates to market value before filing.

A relief application does not replace the Lakewood quarterly payment schedule. Continue monitoring and paying the municipal bill unless the responsible office gives different written instructions.

2026 state filing route: New Jersey uses the combined PAS-1 application for Senior Freeze, ANCHOR and Stay NJ for seniors and qualifying disability recipients. Under-65 applicants not collecting qualifying disability benefits follow the ANCHOR route described by the state.
Scam check: Use New Jersey government pages directly. Do not provide identity or bank information through an unsolicited text, email or paid third-party “application” service.

Official municipal-lien or tax search
The Township code lists a $10 fee for an official municipal-lien search, tax search, unassessed-improvement search or subdivision-approval certificate. Confirm the current request route before ordering.
Duplicate tax bill for a lender
The Township code authorizes up to $5 for the first duplicate requested by a bank or mortgage institution and up to $25 for each later duplicate of the same bill in the same calendar year.
OPRA request
Use the Township Clerk’s official OPRA portal for identifiable government records. Do not send an OPRA request through the Collector or Assessor contact form.
Sale or refinance: A WIPP screenshot is useful for checking the account, but a title company or attorney may require an official tax search, lien information or written payoff through a specific date.
Source review: August 5, 2026. The Township’s Tax Collector page still displays an old 2010 rate example; this guide intentionally does not use that example as a current Lakewood tax rate. Use the live bill, current county rate records and responsible office for present amounts.
