Lakewood NJ Tax Collector: Pay, Search, Phone & Hours

Lakewood Township, Ocean County · Property-tax action guide

Search, Pay or Correct a Lakewood Property Tax Account

Use the correct WIPP search, understand every balance field, compare payment routes and know exactly when the Tax Collector, Tax Assessor, Ocean County Tax Board or Township Clerk should handle the problem.

This independent guide explains the official process before you enter payment information. Complete all payments through the Township of Lakewood or the payment portal linked from its official website.

Dated August 2026 payment status: The third-quarter installment was due Saturday, August 1, 2026. Lakewood’s published 10-day grace period runs through Monday, August 10, 2026. Payment must be received by the deadline; a postmark does not protect a late-arriving payment.
Remove old rate examples from your decision: Lakewood’s public FAQ still displays a 2010 tax-rate example. Do not use it to estimate a 2026 bill. Use the live property account, current tax bill or current Ocean County tax-rate records.

Tax Lien Warning

⛔ Texas Attorney Fee Warning: After July 1, delinquent property taxes are referred to a collection attorney. An additional 15–20% attorney fee is added on top of your penalty and interest. On a $5,000 tax bill, this adds $750–$1,000 instantly. Pay before July 1 to avoid this.

Official payment workflow

How to look up and pay Lakewood property taxes online

Start from the official Township routeOpen the Lakewood Tax Collector page and use its “Pay/View Your Property Taxes Online” link. The current portal address identifies Lakewood as WIPP 1515.
Use one search route firstSearch by block, lot and qualifier; owner name; property location; or Tax Account ID. You do not need to complete every field.
Open the matching propertyCompare the owner, location, block, lot and qualifier. When several records look similar, do not choose one based only on the surname.
Review the tax-detail screenCheck each year and quarter, due date, billed amount, balance, interest, total due and paid/open status.
Choose the correct actionUse “View Current Bill” when you need a printable copy. Use “Make a Payment” only after the property and amount match.
Review the live fee disclosureThe current Township page does not publish a fixed WIPP card or e-check fee. The final official checkout screen—not an old PDF or third-party listing—controls the fee decision.
Save proof and recheck the accountKeep the confirmation number, payment date, amount and bank/card record until WIPP shows the payment on the intended account.

Lakewood’s no-fee ACH Bank Draft program

The Township’s ACH information sheet gives practical requirements that are easy to miss on the main Tax Collector page.

Timing
  • Enrollment or cancellation must be received at least three weeks before a scheduled draft.
  • Draft dates are February 1, May 1, August 1 and November 1.
  • Authorization remains active until Lakewood receives a cancellation with enough time to act.
What the application needs
  • Block, lot and qualifier if applicable.
  • Complete property address.
  • Checking or savings account information.
  • Voided check or savings deposit slip.
  • Phone number and email address.
Cost

The Township labels the program “NO FEE.” A returned or insufficient item is subject to a $20 fee under the published ACH material.

Before relying on it

Confirm that enrollment is approved and active. Keep enough funds available on the due date and check the bank account plus WIPP afterward.

Lakewood due dates, grace period, interest and year-end penalty

February 1 — first quarterThe first two quarters together generally equal half of the prior year’s tax.
May 1 — second quarterConfirm that first-quarter payment posted before paying the next row.
August 1 — third quarterThe third and fourth quarters are based on the actual rate and may differ from the first half.
November 1 — fourth quarterUse the coupon and amount from the annual bill or current WIPP record.
10-day grace period

The due date remains the 1st. If Lakewood receives payment by the 10th, no interest is charged. When the 10th is a weekend or legal holiday, the cutoff moves to the next business day.

Interest from the original due date

A payment received after the grace period can be charged interest calculated from the 1st—not merely from the day after the 10th.

Published delinquency rules
RuleLakewood explanationPractical action
First $1,500Interest may be charged at 8% on the first $1,500 of delinquency.Use the live account or request payoff.
Amount above $1,500Interest may be charged at 18% on every dollar over $1,500.Do not estimate from principal alone.
Account exceeded $1,500The Township states the remaining delinquency continues at 18% until the account is current.Pay all prior bills needed to bring the account current.
December 31 balance over $10,000A 6% year-end penalty may be added to open past-due principal and interest.Resolve a large delinquency before year-end when possible.
Never use a generic penalty calculator for a Lakewood payoff. Interest depends on the exact receipt date, open rows and account history. WIPP or the Tax Collector must provide the current amount.

Owners, buyers and lenders

Mortgage escrow, recent sales and mailing-address changes

Mortgage company normally pays

Check WIPP before every grace-period cutoff. Lakewood states that the assessed owner remains responsible even when taxes are escrowed.

You recently bought the property

Search both the current and prior owner if needed. Ownership changes flow from the Ocean County Clerk to the Lakewood Tax Assessor.

Bill went to the wrong address

Submit the mailing-address change through the Tax Assessor. Paying a bill does not automatically update the property record.

No bill is not a defense. Lakewood says failure to receive the bill does not remove the duty to pay taxes or interest. Search the account and contact the office before the deadline.
Delinquent municipal charges

Lakewood tax sale, lien redemption and foreclosure risk

What can enter tax sale

The Township says the annual sale covers prior-year unpaid municipal charges, which can include property taxes, water, sewer and maintenance liens.

What is sold

The house itself is not sold at the municipal tax sale. A tax sale certificate/lien is sold or struck to the municipality.

Request a current redemption amountDo not rely on the amount from an older notice because later municipal charges and interest may have been added.
Identify who holds the lienA certificate may be held by a third party or by Lakewood Township.
Prepare guaranteed fundsThe Township states that liens must be redeemed in full with guaranteed funds.
Obtain proof of redemptionKeep the payoff calculation, payment receipt and any release/certificate records needed for title work.
Foreclosure timing matters: Lakewood’s FAQ says the Township may begin foreclosure six months after a municipal-held certificate, while a third-party purchaser may have the right to begin after two years. Legal status is account-specific; contact the Collector or a qualified attorney promptly.

Assessment challenge

Lakewood property-tax appeal steps and important limits

2026 deadline status: The Ocean County Tax Board lists April 1, 2026 as the normal appeal deadline. That date has passed. A future-year appeal must use that year’s official notice, deadline and filing instructions.
Review the annual assessment noticeThe Assessor says owners are notified on or before February 1 with land, building and total assessment.
Compare the assessment with market valueAn appeal challenges assessed value, not the amount of tax or municipal budgets.
Discuss the record with the AssessorRequest review of property characteristics, ownership and assessment details before filing.
File with Ocean County—not Lakewood TownshipThe Lakewood Assessor states that the municipality cannot accept an appeal petition intended for the County Tax Board.
Meet payment preconditionsThe Township says first-quarter real-estate taxes and municipal charges must be paid for satisfactory completion of the appeal process.
Evidence warning: Lakewood says land and building cannot be appealed separately, and comparable assessments are not acceptable evidence of value. Review the County Tax Board instructions for acceptable sales and appraisal evidence.
Deductions and state programs

Lakewood property-tax deductions, exemptions and PTR forms

Assessor applications

Lakewood lists senior citizen, disability, surviving spouse, veteran and disabled-veteran deductions or exemptions among available routes.

State property-tax relief

Programs such as Senior Freeze and statewide relief are administered under New Jersey rules and may require a separate state application.

PTR form certification

The Township’s official PTR notice says taxpayers can contact ext. 5222 or taxcollector@lakewoodnj.gov to expedite the Township portion rather than automatically dropping off or mailing the form.
