The fastest path depends on the task. Property taxes can often be searched online, but delinquent taxes, driver-license services and Property Appraiser questions follow different rules.

Tax Lien Warning

⛔ Texas Attorney Fee Warning: After July 1, delinquent property taxes are referred to a collection attorney. An additional 15–20% attorney fee is added on top of your penalty and interest. On a $5,000 tax bill, this adds $750–$1,000 instantly. Pay before July 1 to avoid this.

USPS postmark rule: The Tax Collector FAQ says U.S. Postal Service postmarks are honored for property-tax payments from November 1 through March 31, even when the payment is received in a later month.
Payment planning

Installment plan vs partial payment: do not mix them up

Installment plan = future taxes

Florida law allows quarterly prepayment. Hendry says the account must have more than $100 in taxes and the new application must be submitted by April 30.

Partial payment = current taxes

The Tax Collector FAQ distinguishes partial payments for current taxes from the installment plan for future taxes. Review the official form/rules before assuming a partial amount preserves every discount or deadline.

Installment-plan schedule
InstallmentCalculation / discountDue dateMicro-help
1st¼ of prior-year taxes, discounted 6%June 30 for discountIf no first notice arrives by June 15, contact the office.
2nd¼ of prior-year taxes, discounted 4.5%September 30Keep the first-payment record for reconciliation.
3rdCurrent liability less first two payments, divided by 2; 3% discountDecember 31Ownership, value or exemption changes can affect later bills.
4thRemaining current liability; no discountMarch 31Confirm the annual account is fully settled.
First-installment caution: The installment page says payment after June 30 but by July 31 loses the discount and that missing the July 31 cutoff cancels participation. The separate Important Dates page also references a 5% penalty in the July window. Follow the mailed installment notice or call for the exact amount after June 30.

Ownership & mailing issues

You sold the property or the mailing address is wrong

Sold property but still received the bill

The Tax Collector FAQ explains that a sale after the tax roll was prepared may not appear on the bill. Do not assume the bill proves current ownership; contact the Property Appraiser and use the official address-change process.

Permanent mailing-address change

The Tax Collector can accept/forward an address-change request, but its own page says the permanent change must be made with the Property Appraiser. Follow up to confirm the Appraiser actually updated the tax roll.

Receipts & reports

Do not pay from an old tax report balance

Hendry publishes downloadable tax reports for research, including delinquent bills, real-estate account status and installment information. The office specifically warns that balances in those reports can change and should not be used to remit payment.

Use reports to research status or history
Use the live account search for a current payment
Call for a delinquent payoff or certified-fund total
Save the final receipt after payment
