2026 unsecured taxes

Unpaid Stanislaus unsecured tax is already late after August 31

The 2026 unsecured tax cycle is different from the fall secured-property cycle. Stanislaus County began sending 2026 unsecured bills in July, with payment due by August 31.

Initial late penalty

The County’s current penalty-waiver form states that a 10% penalty is added when unsecured tax is paid after August 31.

After October 31

If the tax and initial penalty remain unpaid after October 31, the County states that 1.5% monthly redemption interest plus a $5 cost is added.

Collection can escalate

Unsecured collection can ultimately involve Revenue Recovery and recorded judgment liens against an assessee’s property.

What happens when secured property taxes remain unpaid after June 30?

When eligible secured or supplemental taxes remain delinquent through the end of the fiscal year, the property can become tax-defaulted. At that stage, the old annual bill is no longer enough to calculate what must be paid.

Stanislaus County mobile-home tax-clearance requests

The Treasurer-Tax Collector provides a specific Mobile Home Tax Clearance application for transactions that require confirmation that local taxes are paid or collected before a qualifying title transfer.

Application details: make, model, serial number and decal number.
Current location: identify where the mobile home appears on the tax roll.
