Search, Pay or Fix a San Joaquin County Tax Bill

Use this guide when you need the San Joaquin County Tax Collector phone number, property tax portal, mailing address, tax bill copy, payment fee, Assessor lookup, appeal route or auction warning.

The biggest local mistake is paying the wrong record. A fee-parcel search may show unsecured bills that are not owed by the current property owner, so match the bill before entering bank or card information.

⛔ Texas Attorney Fee Warning: After July 1, delinquent property taxes are referred to a collection attorney. An additional 15–20% attorney fee is added on top of your penalty and interest. On a $5,000 tax bill, this adds $750–$1,000 instantly. Pay before July 1 to avoid this.

Pay / print Search a tax bill or pay online

Use the county portal for current-year property tax inquiry, bill copy and online payment. Match assessment, fee parcel, tax year, bill type and installment first.

Find parcel Start with the Assessor if you only know the address

The Assessor value inquiry can help find an assessment number or fee parcel number. Then return to the Tax Collector portal to confirm payment status.

Late / auction Call before redemption or auction action

Defaulted taxes, power-to-sell parcels, excess proceeds and auction deposits need current county instructions. Do not act from an old auction list.

Wrong-office prevention

eCheck No cost

Best fee option when routing number, account number and authorization are correct.

Regular public hours are Monday–Friday, 8:30 a.m.–4:30 p.m., excluding holidays. The office is open until 5:00 p.m. on delinquent dates.

Receipt note: the county bill sample says your canceled check is your receipt. For a real estate closing, refinance, escrow dispute or paid-status question, save the canceled check, confirmation screen and county account status.
Deadline trap

Postmark rules: why bank bill pay can still be late

For mailed tax payments, San Joaquin County follows the official USPS postmark rule. A private meter date, pre-canceled stamp, automated kiosk stamp or bank bill-pay mailing may not create the legal USPS postmark you need.

Safer mail route

Walk to a USPS counter and request a hand-stamped postmark or a postal retail label that stays in USPS custody.

Risky near deadline

Bank bill pay can mail a paper check without an official USPS postmark. If it arrives late, penalty relief may be denied.

Fastest payment route

When the deadline is close, online eCheck may be safer than mail, but only if bank details and ACH authorization are correct.

California secured taxes

San Joaquin County secured property tax due dates

Secured property taxes are a lien on real property and are collected in two installments. If a delinquent date falls on a weekend or legal holiday, the cutoff moves to the next business day.

November 1

First secured installment is due.

December 10

First installment normally becomes delinquent after 5:00 p.m.

February 1

Second secured installment is due.

April 10

Second installment normally becomes delinquent after 5:00 p.m.

Installment order: the second installment may be paid separately only if the first installment has been paid. If the first installment is unpaid, pay it before or with the second installment.
Business, boats, aircraft and personal property

Unsecured San Joaquin County property taxes

Unsecured property taxes are different from the regular home or land tax bill. They can apply to business personal property, boats, aircraft, possessory interests and some former-owner situations.

Bill timing

Unsecured tax bills are mailed on or before August 1.

Delinquent timing

August 31 is the normal unsecured tax delinquent date, with weekend or holiday adjustment when applicable.

Assessee matters

A fee parcel search may show an unsecured bill not owed by the current property owner.

Payment pause: if an unsecured bill appears during a parcel search and you do not recognize the assessee, contact the Tax Collector before paying.
New owner and construction

Supplemental tax bills are separate from the annual bill

A purchase, ownership change or completed new construction can trigger a supplemental assessment. San Joaquin County says supplemental tax bills are mailed only to the property owner, not to lending agencies.

🏠

After a purchase

The Assessor compares the new market value with the previous lien-date value. The difference can create a supplemental bill or refund.

🔨

After construction

Adding a room, pool, garage or major renovation can create new taxable value and a supplemental bill.

🏦

Escrow issue

Do not assume your lender paid a supplemental bill. Ask the lender specifically about “supplemental” tax, not just annual tax.

New-homeowner mistake: paying the regular annual secured bill does not pay a supplemental bill. Paying a supplemental bill does not pay the annual bill. Track each bill separately.
Bill copy and reminders

eBilling, PDF bill copies and reminder limits

San Joaquin County offers eBilling through My County Connect for annual secured and unsecured property taxes. The county says paper bills continue for taxpayers who sign up, and supplemental bills are not included at this time.

What you need

You must first receive the current-year tax bill because it contains the eBill PIN needed to sign up.

What you get

You can view payment status and download a PDF bill copy after signup.

What it does not excuse

Failure to receive an email reminder does not remove payment responsibility or penalties.

Value, exemption and relief routes

Assessment review, appeals, exemptions and tax relief

If the problem is the value or exemption on the bill, start with the Assessor or the Clerk of the Board, not the payment counter. Still track payment deadlines while a review or appeal is pending.

Informal value review

The Assessor’s 2026 informal value review period runs July 3 through September 15. The Assessor’s form asks for sales evidence close to January 1, but no later than March 31.

Formal assessment appeal

The 2026 regular assessment appeal filing window runs July 2 through 5:00 p.m. November 30. One application is needed for each parcel and roll year, and the listed processing fee is $30 unless an exemption applies.

Homeowners’ exemption

San Joaquin County says a qualifying owner-occupied principal residence may receive up to $7,000 off assessed value, saving about $70 annually.

Military and postponement help

Active-duty military relief, senior/blind/disabled postponement and other programs have separate forms and state rules. Use official links before relying on a summary.

Pay while disputing: an appeal or value review does not automatically pause collection. If you do not pay the issued bill on time, penalties can still attach unless the responsible office gives account-specific written instructions.
Late and defaulted taxes

What happens after San Joaquin County secured taxes become tax-defaulted?

If secured taxes remain unpaid after the applicable June 30 deadline, the property can become tax-defaulted. The original bill amount may no longer be enough because defaulted taxes can include penalties, costs, redemption fees and interest.

Redemption amount changes

Call for a date-specific redemption amount before mailing certified funds or assuming an old portal balance is complete.

Prior years matter

A current-year payment does not automatically clear prior-year defaulted tax.

Power to sell

Property with unpaid taxes for five or more years can become subject to sale.

Call script: “I need a current redemption amount for fee parcel [number] or assessment [number]. I plan to pay on [date]. Are there prior-year taxes, power-to-sell status, certified-funds instructions or pending auction issues?”
Tax-defaulted property auction

San Joaquin County tax auction status, redemption and excess proceeds

The county’s public auction page says public auctions or tax sales are used to collect unpaid taxes and convey tax-defaulted property. The current official page lists the next auction date, time and location as TBD.

For owners and parties of interest

Parties of interest have until 5:00 p.m. Pacific the day before the sale to redeem. Certified funds are required for power-to-sell properties.

💵

For bidders

Bid4Assets registration is free, but the county page lists a $5,000 deposit plus a $35 non-refundable processing fee to bid when a sale is active.

📌

For excess proceeds

If a property sells, former owners or qualifying parties of interest may have one year after the tax deed records to file a claim for excess proceeds.

Buyer-beware warning: tax-sale property is sold as-is. Research title, access, zoning, code issues, easements, liens, mobile homes, improvements, contamination and special assessments before sending any deposit.
Troubleshooting

Common San Joaquin County tax problems and the next useful step

No owner name appears online

This is expected. San Joaquin County says owner information is not provided online. Use the bill, Assessor record or call the Tax Collector.

Address search fails

Use the Assessor value inquiry, shorten the address, remove suffixes and copy the assessment or fee parcel number before returning to the payment portal.

eCheck confirmation but payment failed

Review routing number, account number, account-holder name, funds and ACH debit block. A failed eCheck is not re-deposited.

Lender was supposed to pay

Ask the lender for assessment number, submission date, amount and trace details. County posting is what matters, not escrow withdrawal alone.

Penalty refund request

The county lists several denied examples, including not receiving a bill, expecting the mortgage company to pay and bank delay.

Mailing address is wrong

Use the Assessor’s change-of-mailing-address route. Keeping the address current helps prevent missed tax bills and notices.
