Quarterly dates, preliminary bills, mortgage payments and water liens
Keep the owner portion, send the payment voucher to the lender and verify the city account afterward.
Notify the Assessor. The legal name waits for the deed from the Registry, but the mailing name can be updated.
Personal-property bills and the March 1 Form of List
Personal-property tax can apply to taxable physical property used by a business. Billing/payment belongs to the Collector; valuation, exemptions and State Form 2 belong to the Assessor.
Due Aug. 1, Nov. 1, Feb. 1 and May 1. Call the Assessor at 781-314-3200 when no bill arrives 30 days before due or cannot be found online.
Unpaid balances accrue 14% annual interest.
A business operating on the relevant January 1 assessment date may still owe the later bill. Closing later does not automatically cancel it.

Missing bill, unposted payment or wrong account
Tax title, monthly agreements and the July 20 tax-taking notice
A tax title is a recorded lien. Waltham says all delinquent years are combined for redemption, while current annual taxes remain separate.
How to dispute a real-estate or personal-property assessment
An abatement is the formal route for overvaluation, disproportionate assessment, incorrect classification, exemption or another assessment error. An informal call does not preserve the deadline.
How to request a Waltham Municipal Lien Certificate
An MLC reports covered municipal taxes, assessments, water charges and other amounts due at a point in time. It is different from an ordinary paid receipt.
| Property category | Fee |
|---|---|
| Land; single-, two- or three-family; tax-exempt | $25 |
| Four-plus residential units or rooming house | $100 |
| Mixed use, commercial or industrial | $150 |

Waltham Tax Collector FAQs
How do I pay a Waltham tax bill online?
Start from the City of Waltham Pay & View Bills page, choose real estate, personal property, excise, water or parking, locate the exact account, verify the year and amount, review the fee and save the confirmation. Avoid unaffiliated third-party payment sites.
What are the Waltham Treasurer/Collector phone number, hours and address?
The Treasurer/Collector’s main number is 781-314-3250. The office is at Waltham City Hall, 610 Main Street, Waltham, MA 02452, and the published hours are Monday through Friday, 8:30 a.m. to 4:30 p.m.
What fees and cutoff times apply to Waltham tax payments?
Credit and debit card payments carry a 2.95% convenience fee. Online payments after 4:30 p.m. count as the next business day. Counter card payments are accepted only until 4:15 p.m.
When are Waltham real-estate and personal-property taxes due?
Quarterly installments are due August 1, November 1, February 1 and May 1. When a due date falls on a weekend, the bill is due the next business day. Waltham considers payment made when the Collector receives it.
What should I do if a Waltham bill or payment is missing?
Request a duplicate before the deadline and gather the bill type, owner or business, account, year, amount and payment proof. The Collector handles bill copies and payment posting; the Assessor handles missing personal-property assessments, value and ownership records.
How do I clear an RMV non-renewal caused by Waltham excise tax?
Call for the full payoff and confirm every open plate or bill. Waltham says immediate registry-release payments must be made by cash or credit card at City Hall. Counter checks require five business days, and an online e-check will not release a license or registration for 14 days.
What is the deadline for a Waltham property-tax abatement?
State Tax Form 128 must be filed with the Board of Assessors by the due date of the first actual, not preliminary, tax installment for the fiscal year. The deadline cannot be extended or waived. Filing does not stop collection, so the form advises paying the tax as assessed.
When is Waltham’s personal-property Form of List due?
State Form 2 is normally due to the Board of Assessors by March 1 unless an extension is granted. Use an FID rather than an SSN in the specified field, list taxable property held on January 1 and attach applicable lease or consignment agreements.
What happens when a Waltham property enters tax title?
Tax title creates a recorded lien. Waltham can combine all delinquent years into one redemption amount, offers monthly payment agreements and may send failed or unarranged accounts to Land Court. Current annual taxes are not included in the installment plan. As reviewed July 18, 2026, the current FY2025 tax-taking notice schedules a taking for July 20, 2026 at 10:00 a.m.
How do I request a Waltham Municipal Lien Certificate?
Submit the written MLC request with the property address, key number, owner, sale or refinance purpose, correct fee and a self-addressed stamped envelope. The published fees are $25 for land and one- to three-family or tax-exempt property, $100 for four-plus residential units or rooming houses, and $150 for mixed-use, commercial or industrial property. The city states a 10-day processing period excluding weekends and holidays.
