What changed in this refresh
The page now routes users by task instead of repeating “city of boston tax collector” in generic paragraphs.
City Hall windows, pay-by-phone number, daily online-service closure, condo parking bill warning, demand charges, MLC fees and TRAC routing are included.
This body avoids duplicate Article/WebPage/Breadcrumb schema and adds only custom government-service, HowTo, ItemList, FAQ and PDF document schema supported by visible content.
What should you do first?
Use Boston’s InvoiceCloud portal and choose the exact category: real estate, personal property, motor vehicle tax or boat excise.
Use Boston Property Lookup. It searches by address or parcel ID, not by owner name.
Call TRAC at 617-635-4287 and have your ward and parcel number ready.
Start with Assessing or TRAC. The payment window cannot change property value, classification or exemption status.
Use the excise route. Late final service warrants can affect RMV renewal, so keep receipts.
Use the Municipal Lien Certificate process. A normal online bill view is not the same thing.
Tax Collection, Assessing or TRAC: which Boston office do you need?
Boston tax questions often fail because the caller starts with the wrong office. Use Tax Collection for payment and collection issues. Use Assessing for property value, tax-rate, exemption and abatement questions. Use TRAC when you need current fiscal year help, duplicate bills, ward/parcel help or taxpayer assistance.
Use for payments, prior-year collection, demand notices, municipal lien certificates, tax takings, tax certification liens, redemption certificates and payment research.
Use for assessed value, property data, tax rates, residential exemption, personal exemptions, abatements, property record cards, mailing-address changes and personal property filing.
Use for current fiscal year tax questions, duplicate bills, payment history, ward and parcel information, exemption applications, abatement routing and many taxpayer support questions.
Use only when a property has moved into tax-title or foreclosure-related notice handling. The Law Department notes it cannot provide legal services to the general public.
How to pay City of Boston taxes online without choosing the wrong bill
City of Boston tax assessor database and property records
For searches like “city of boston tax assessor database” or “city of boston tax records,” the best official starting point is Boston Property Lookup. It gives parcel-level details such as assessed value, location, ownership and tax information.
Use the street address. If the search fails, try house number plus street name without apartment, punctuation or extra words.
Boston explains parcel ID as a 10-digit number made by appending the ward number to the parcel number and removing hyphens.
The official tool says property searches cannot be completed by owner name.
Boston FY2026 Assessing Calendar: what the PDF adds
Boston’s official FY2026 Assessing Calendar PDF explains a detail many thin tax pages miss: assessment value is tied to the property’s status on January 1 before the fiscal year starts. New structures, improvements or demolitions after January 1 generally do not show in the assessing record until the next January 1.
FY2026 ran July 1, 2025 through June 30, 2026, and used property status as of January 1, 2025.
FY2027 began July 1, 2026 and uses property status as of January 1, 2026.
A renovation, sale, demolition or condition change may not line up with the bill timing you expected.
City of Boston real estate tax due dates and bill timing
Boston’s fiscal year starts July 1 and ends June 30. Real estate tax bills are mailed four times per year, about 30 days before the due date.
Due August 1, or the following Monday if the first falls on a weekend.
Due November 1, or the following Monday if the first falls on a weekend.
Due February 1. This is usually the actual bill showing current value and tax rate.
Due May 1, or the following Monday if the first falls on a weekend.
Boston tax payment fees and the official-source conflict
Boston payment fees depend on the payment method and channel. The final checkout screen should be treated as the last fee check before you authorize payment.
Boston’s real estate payment guide and InvoiceCloud page say electronic check/ACH payments are not subject to a service fee.
Boston’s real estate guide says debit/credit card payments incur 2.75% with a $1 minimum. The InvoiceCloud portal displays 2.65% with a $1 minimum. Check the live portal before paying.
Boston’s in-person guide lists a 2.5% fee with a $1 minimum for credit card or pinless debit card payments.

Paid already but got a Boston tax demand notice?
Boston’s problem page is very specific: if you paid but received a demand notice or overpaid, you need proof and a written request to Collections.
Boston late taxes, tax title and foreclosure notices
Boston says late real estate taxes can move from demand notice to warrant notice, tax lien, tax-title account and foreclosure process. Do not treat a tax-title notice as an ordinary reminder.
If real estate taxes are not paid within 30 days of issue, Boston adds a $5 demand charge and 14% annual interest from the day after due date.
If the demand is not answered within 14 days, Boston says a warrant notice may be sent with an additional $12 charge.
Boston says unpaid taxes certified to tax title can see interest increase to 16%, and tax liens can be recorded at Suffolk County Registry of Deeds.
Municipal lien certificate: when online tax records are not enough
A municipal lien certificate helps show how much tax is owed on a property. It is often used in closing, refinancing, title and legal workflows. It is not the same as simply viewing a bill online.
You need the ward, parcel or sub-parcel number. If you do not know it, Boston says Assessing can help.
Boston asks users to allow 10 business days for processing. Same-day certificate pickup should not be expected.
For MLC questions, Boston lists 617-635-4127.
Residential condo, condo parking, single-family, two-family, three-family and residential land.
Apartment, condo master and four-to-six-family house.
Commercial, commercial condo, industrial and residential-commercial property.
Boston tax rates, residential exemption, abatements and relief
Tax Collection receives payment. Assessing handles most value and relief issues, including assessed value, property classification, residential exemption, personal exemptions and abatements.
Boston’s “How We Tax Your Property” page lists FY2026 rates at $12.40 residential and $26.96 commercial, industrial and personal property per $1,000 of value.
Boston says FY2027 residential exemption applications are due April 1, 2027, and last fiscal year’s exemption saved qualified homeowners up to $4,353.74.
Boston says FY2027 real estate abatement applications may be filed after third-quarter bills are issued, with a February 1, 2027 deadline.
Use the abatement route. Paying the bill does not itself fix a value issue, and missing the abatement deadline can limit options.
Use TRAC or the relevant exemption page. Boston says exemption applications can be downloaded after third-quarter bills are issued through Property Lookup when eligible.
Use Assessing and the official tax-rate page. The current-year rate normally appears on the third-quarter tax bill.
How to change a Boston tax bill mailing address
A wrong mailing address can lead to missed bills, late fees and tax-title stress. Boston routes real estate and personal property mailing-address changes differently.
Boston says residential or business property owners changing a real estate tax bill mailing address should use the property tax bill change of mailing address form and send it to Assessing Department, Tax Data Administration, Room 301, 1 City Hall Square, Boston, MA 02201.
Boston says business owners changing a personal property tax bill mailing address should use the personal property address form and mail it to City of Boston, Personal Property, P.O. Box 9712, Boston, MA 02114, or email the completed form to PersonalProperty@boston.gov.
