What the September 29–October 2 system closure changes

All Tax Collector offices are scheduled to be closed Tuesday, September 29 through Friday, October 2, 2026.
In-person and phone service will be unavailable during the closure.
Outdoor drop boxes remain accessible, but work is not processed until the transition is completed.
Eligible driver-license and motor-vehicle users can use FLHSMV online services.
Select Publix registration kiosks can process eligible registration renewals.
The September installment discount will be honored for qualifying payments made by Friday, October 9, 2026.
Fee-change warning: the new cashiering system is intended to lower transaction costs. The eCheck/card figures below are the current pre-transition rates as of August 20, 2026. Verify the checkout fee after the new system goes live.

Pinellas property-tax deadlines and early-payment discounts

Current August 2026 status: unpaid 2025 real-estate taxes are already delinquent and the 2026 tax-certificate sale has passed. The 2026 TRIM cycle is active now; regular 2026 tax bills are mailed at the end of October and become payable November 1.
Installment plan

Four-installment plan: dates, discounts and the 2026 exception

Florida’s installment method is a prepayment plan for qualifying real-estate or tangible-property notices with estimated taxes above $100. It is not a delinquent-payment arrangement.

After initial enrollment, annual reapplication is not required if the first payment is made each year.
Pinellas says the 2027 application window opens November 1, 2026.
Special 2026 closure rule: because the office closes around the September 30 second-installment deadline, Pinellas says the September discount will be honored for qualifying payments made by October 9, 2026.
Partial payment + PDF audit

Partial payments are different from the installment plan

Pinellas allows partial payments only on current-year taxes. They do not create a post-delinquency payment arrangement.

  • Minimum payment: $100.
  • Early-payment discounts are forfeited.
  • No partial payment after March 31.
  • Remaining tax becomes delinquent April 1.
What the latest published Pinellas UDS401 PDF adds
  • Taxpayer must track the remaining balance.
  • Only one signature is required if property is jointly owned.
  • All five acknowledgements must be initialed or the form can be returned incomplete.
  • A partial payment is not the “good faith payment” required when challenging an assessment/exemption.

Do not reuse the 2025 PDF for the 2026 tax year

The latest published UDS401 form currently visible is for 2025. Pinellas says the 2026 partial-payment application period opens November 1, 2026, so download the current-year form when that window opens rather than copying old dates or return instructions.

Tax certificate is a lien, not instant ownership

The winning certificate bidder pays the delinquent tax and receives an enforceable lien. The owner can redeem through the Tax Collector by paying the required taxes, interest and costs. A tax deed is a later, separate process.

Received date matters

For delinquent real-estate taxes, Pinellas says payment must be received by the office by the last working day of the month for which interest is being paid. Do not rely on a normal postmark or an old payoff.

If the August TRIM notice looks wrong, act before the November bill

Change a tax-bill mailing address online

The Property Appraiser maintains the address database used for the Tax Collector’s bill. Find the parcel in Quick Search, select the Change Address checkbox, choose Change address of selected parcel, submit the request and provide proof of authority when required.

New homeowner homestead check

The normal homestead filing deadline is March 1 for the tax year in which you want to qualify. A homestead exemption shown after a purchase can belong to the prior owner and may be removed after December 31, so verify your own exemption.
