After tax sale, recorded instruments and delinquent-tax redemption belong with the Chancery Clerk.
How to pay a Rankin County tax bill without choosing the wrong account
Choose the correct Rankin County property-tax search
The county-linked search system says records are uploaded frequently but can lag actual courthouse activity. Use it to identify the record, then keep direct payment proof when timing matters.
| Record type | Search fields shown | Best starting field | Important check |
|---|---|---|---|
| Real property | Name (last first), address, parcel number, section/township/range or PPIN | Parcel number or PPIN when available | Match address, owner and intended property. |
| Personal property | DBA name, property address, parcel, land-roll parcel number, PPIN and year | PPIN/account information or exact DBA | Do not confuse the business account with real estate. |
| Mobile home | Name, address, parcel, land-roll PPIN, trailer-court code, serial number, title or account | Serial number, title or account when known | Match the mobile home and location, not only the owner name. |
| Online payment | Live payment-system account options | Use after identifying the record | Confirm year and amount before checkout. |

| Downloadable annual land roll | Bulk annual assessment-roll data; the county document center lists 2025 land and personal-property rolls | Research or bulk-data work | The fastest normal homeowner lookup |
| Chancery Clerk land-records database | Deeds, deeds of trust, plats, cancellations, name-change orders, judgments and certain UCC records | Recorded-instrument research | A Tax Collector balance or tax-payment receipt |
| GIS map | Mapped parcel/location layers | Visual parcel context | Official title or exact current tax payoff |

What to do when a Rankin County payment is not showing
February 1 due date and the path toward Rankin County tax sale
Delinquent taxes and land redemption belong with the Chancery Clerk
A current bill and a tax-sale redemption are not the same transaction. Rankin County directs delinquent tax amounts and redemption after sale to the Chancery Clerk.
| Issue | County guidance | Practical action |
|---|---|---|
| Who collects after sale? | The Chancery Clerk collects delinquent years after the property enters tax sale. | Do not use only the normal current-tax payment path. |
| Order of payment | Delinquent years must be paid before the current year’s taxes. | Request the full amount and year sequence. |
| Installments | The county says installments on delinquent taxes are not accepted. | Ask for the complete payoff. |
| Personal checks | No personal checks are accepted for redemption of back taxes after July 1. | Verify certified-fund/card options before traveling. |
| Online redemption fee | County page lists 2.5% for credit card and $2.25 flat for debit-card redemption transactions. | Review the live total before submitting. |
| Redemption period | The county FAQ describes a two-year period from the tax sale. | Treat the official notice and clerk’s instructions as controlling. |

Tax Collector, Tax Assessor or Chancery Clerk?
| Your question | Correct office | Reason |
|---|---|---|
| How much is currently due? | Tax Collector | Collects current taxes and answers payment-status questions. |
| Did my payment post? | Tax Collector | Researches current payment and returned-check status. |
| Can I renew a tag or transfer a title? | Tax Collector | Handles motor-vehicle tax, tags, titles and registrations. |
| Why is the value, owner or parcel wrong? | Tax Assessor | Maintains the assessment roll, ownership, values and maps. |
| How do I apply for homestead exemption? | Tax Assessor | Determines eligibility and accepts applications. |
| Where is the recorded deed or deed of trust? | Chancery Clerk | Maintains recorded land instruments. |
| How do I redeem property after tax sale? | Chancery Clerk | Handles delinquent-tax redemption after sale. |
Homestead exemption timing and first-time filing
Homestead is not applied at the Tax Collector payment window. Rankin County directs applications and status changes to the Tax Assessor.
January 1 through April 1.
The applicant must file in person at the Tax Assessor’s office.
The benefit renews automatically unless the filing status changes.
Changes that require a new application
Courthouse Annex, 211 E Government St, Brandon
The county offers a Homestead Exemption Application PDF/checklist so applicants can bring the required information and reduce repeat trips.
Car tags, title transfers and renewal timing
The Rankin County Tax Collector also handles motor-vehicle tax, titles, registrations and related sales/use tax. Some renewals are online; title or documentation problems may require an office visit.
| Task | Published guidance | Prepare |
|---|---|---|
| In-state purchase | Seven working days to purchase the tag from the purchase date | Original signed title and required buyer presence/documents. |
| Out-of-state purchase | Seven working days plus 48 hours | Call about inspection/title/application requirements. |
| Tag renewal | Full tag month plus 15 days into the next month before penalty | Do not assume online renewal remains available after an issue or long expiration. |
| Late renewal | County FAQ describes 5% after 15 days and another 5% each additional 30 days, up to 25%, with legislative credit eventually lost | Ask for the live amount rather than calculating from this summary. |
| Title transfer | Original title signed by listed owners; new owners must be present; odometer disclosure may be required for newer vehicles | Bring all original ownership and tag records. |
Personal-property rendition, DBA search and annual roll downloads
Business personal property is not the same as the real-estate parcel. Rankin County’s personal-property search includes DBA name, property address, parcel, land-roll parcel number, PPIN and year.
Use the personal-property search and verify the exact DBA, location, PPIN and year before payment.
The Tax Assessor’s official document center lists a Personal Property Rendition PDF and a Builder’s Inventory Affidavit. These are assessment documents, not payment receipts.
The county’s Chancery Clerk document center lists 2025 Land Roll and 2025 Personal Property Roll downloads.
Pay a billed account through the Tax Collector; ask the Assessor about classification, assets, value or rendition corrections.

How do I search Rankin County real-property taxes?
Use the county-linked real-property search. It supports name in last-first order, address, parcel, section/township/range and PPIN. Start with one strong field and verify the property and tax year.
What is the difference between the land roll and land-records database?
The land roll/property search identifies assessed parcels and tax context. The Chancery Clerk land-records database contains recorded deeds, deeds of trust, plats, judgments and related instruments. Neither one alone is a current tax payoff or legal title opinion.
When are Rankin County property taxes due?
Mississippi guidance says taxes are due on or before February 1 for the preceding assessment year. When February 1 is a weekend or legal holiday, the following Monday is allowed without penalty or interest.
What happens when real-estate taxes become delinquent?
Rankin County says property remaining unpaid by the last Friday before the last Monday in August may move to tax sale. After sale, the Chancery Clerk handles redemption. Request the live amount and accepted funds before paying.
Which office should I contact?
Use the Tax Collector for current payments, tags, titles and returned-payment issues; the Tax Assessor for value, ownership, assessment, maps and homestead; and the Chancery Clerk for recorded instruments and post-sale tax redemption.
When should I avoid visiting the office?
The county recommends avoiding Monday or Friday, the first business day of the month and the final two business days of the month when possible because these are heavier-volume times.
