How to Pay a Manchester Township Property Tax Bill Online

Manchester Township links taxpayers to the Edmunds WIPP portal for tax and water/sewer account lookup and payment. Start from the Township Tax Collector page or use the Manchester WIPP link shown here.

Open the Manchester Township WIPP portal Use the portal linked from the official Township Tax Collector page. Check that the page is for Manchester Township, Ocean County, New Jersey before entering payment information.
Find the correct account Search using the information available on your bill or property record. Owner name, address, block/lot details or account information can help distinguish similar properties.
Match the property and installment Review the property location, owner, tax year, open balance and installment before continuing.
Review the payment screen Check the amount being paid and any processor charge shown by the payment portal. The Township Tax Collector page does not publish a permanent card or ACH fee schedule, so rely on the current checkout disclosure rather than an old fee quoted elsewhere.
Save confirmation Keep the payment confirmation or receipt and check the account again after processing to make sure the correct installment shows as paid.
Direct account debit: Manchester Township also links a Direct Account Debit Authorization form from its Tax Collector page. Review the current form and instructions before enrolling because banking instructions can change.

Manchester Township Property Tax Due Dates & Grace Period

Manchester Township property taxes are due four times each year. The Township lists a 10-calendar-day grace period for quarterly tax payments.

Manchester Township quarterly property-tax schedule
Quarter Due date What to check
1st quarter February 1 Confirm the correct year and installment before paying.
2nd quarter May 1 Check whether a mortgage servicer is paying from escrow.
3rd quarter August 1 Annual bills are generally mailed in July, so verify the new bill amount.
4th quarter November 1 Verify any deduction or adjustment credited to the account.
Grace-period caution: The published rule is 10 calendar days. When the due date or final grace-period day is affected by a weekend, holiday or special Township action, verify the actual cutoff with the Tax Collector instead of assuming the date moves automatically.
2026 delinquency rules

Late Manchester Property Taxes: Interest, Penalty & Tax Sale Help

Manchester Township adopted a 2026 resolution authorizing interest on delinquent taxes or assessments after the grace period. For 2026, the resolution sets interest at 8% per year on the first $1,500 of delinquency and 18% per year on amounts over $1,500, calculated from the date the tax was payable until actual payment.

The same resolution allows an additional 6% year-end penalty on a delinquency exceeding $10,000 that remains open at year end.

First $1,500 delinquent

2026 resolution: 8% annual interest.

Amount above $1,500

2026 resolution: 18% annual interest on the amount above $1,500.

Large year-end delinquency

An additional 6% penalty may apply when an open year-end delinquency exceeds $10,000.

If your payment is already late

Check the current account balance Use WIPP to see whether the installment is still open and whether additional charges appear.
Call before guessing a payoff If a lien, tax sale, returned payment or large delinquent balance is involved, ask the Tax Collector for the amount and payment instructions.
Keep proof Save receipts, cancelled checks, bank confirmations or other records that show the amount and date paid.
Do not confuse assessment with collection A disagreement about assessed value does not by itself change the Collector’s payment deadline.
Tax sale or lien: Do not rely only on a normal online balance when a property may be in tax sale or a tax lien has already been created. Contact the municipal Tax Collector for current payoff and redemption instructions.

Deductions & relief

Manchester Township Property Tax Deductions & Relief

The Township Tax Collector and Tax Assessor pages point homeowners to New Jersey property-tax relief programs and local deduction forms. The correct program depends on eligibility, ownership, residency and other program-specific rules.

Senior citizen property-tax deduction

Manchester Township states that applications for the $250 senior citizen property-tax deduction are available from the Tax Assessor. The Township page lists age, residency, occupancy and income requirements and instructs applicants to review the current application for complete eligibility rules.

Veteran property-tax deduction

The Township also lists a $250 veteran property-tax deduction and directs applicants to the Tax Assessor for the form. Eligibility depends on the current New Jersey rules, including veteran status, residency and property ownership requirements.

Senior Freeze and state relief

The Assessor page links New Jersey property-tax relief information, including the Senior Freeze program for eligible homeowners. State program names, income limits, filing windows and application rules can change, so confirm the current requirements with New Jersey Treasury before filing.

Payment deadline still matters: Filing a deduction, reimbursement or assessment question does not automatically suspend an existing quarterly tax due date. Ask the appropriate office what amount must be paid while a request is pending.
Mortgage escrow

If Your Mortgage Company Pays the Manchester Tax Bill

If property taxes are paid from mortgage escrow, check both the mortgage account and the municipal tax account. A monthly escrow collection on a mortgage statement is not the same as proof that the Township received the quarterly payment.

Check the escrow statement Look for the actual property-tax disbursement date and amount.
Check Manchester WIPP Verify that the correct quarter shows as paid on the municipal account.
Request payment proof if it is missing Ask the mortgage servicer for the payment date, amount, check or confirmation reference and the property account details used.
Contact the Collector if needed If the mortgage company says it paid but the tax account remains open, give the Collector the payment evidence and correct property details.
Drop box note

Manchester Township Drop Box Information

A Township notice published in 2021 stated that tax and water/sewer payments could be placed in a drop box at the Town Hall front door, at the rear of the Municipal Complex near the cul-de-sac. That notice specifically warned taxpayers not to put cash in the drop box and said checks or money orders should be used.

Because that drop-box notice dates from 2021, confirm current availability and location with the Tax Collector before relying on it for a deadline-sensitive payment.

If using any unattended payment box: Keep a copy of the check or money order, note the account or block/lot clearly, and verify afterward that the payment posted to the correct tax account.
