A supplemental bill is not just another copy of the annual secured bill. It is tied to a reassessment event, such as a change in ownership or new construction, and the delinquency schedule can depend on when the bill was mailed.

Why escrow confusion happens

Closing prorations are between buyer and seller. They do not automatically change the county bill or make the Tax Collector adjust the installment.

Why lenders miss it

Many supplemental bills go directly to the taxpayer. Do not assume your mortgage company paid it unless you confirm.

Search before and after closing. Check for prior delinquent taxes before purchase, then search again when new or supplemental bills arrive.

What “Tax Defaulted” means on a Kern County bill

A “Tax Defaulted” notation means the Treasurer-Tax Collector shows delinquent taxes for a prior year. That account can carry penalties, costs, fees and interest, and five years after the first year of delinquency the property may become eligible for sale at public auction.

Owner risk

Back taxes remain a lien on the property. Selling, refinancing or transferring the property does not make old tax debt disappear.

Balance risk

A past notice may be outdated because interest and fees continue. Call for a current payoff.
