Property-tax discounts, missing bills and the March deadline

Indian River County tax bills are mailed by November 1. Florida’s early-payment discounts are tied to the month and the postmark of the payment.

November — 4% discount Highest standard early-payment discount on current taxes.
December — 3% discount Discount decreases by one percentage point.
January — 2% discount Current taxes remain payable with a smaller discount.
February — 1% discount Last standard discount month.
March — gross taxes due No early-payment discount remains.
April 1 — unpaid real estate becomes delinquent A 3% penalty is added to the gross real-estate tax.
No bill by November 9? The office tells property owners to contact the Tax Department immediately or print the bill online. Failure to receive a bill does not remove the owner’s responsibility to pay.
Bought or sold during the year? The owner is responsible for the full November bill to the Tax Collector. Any proration between buyer and seller is normally handled at closing, not as a partial payment to the Tax Collector.
Installment plan

IRC property-tax installment plan: the next application window

As of August 13, 2026, applications for the 2026 tax-year installment plan have not opened yet. The Tax Collector says applications will begin November 1, 2026 and must be submitted by April 30, 2027.

For qualifying real-estate or tangible-personal-property accounts with estimated taxes over $100, the plan can divide the following tax year’s bill into four payments instead of one annual payment.

Plan ahead before the November bill arrives: The office says waiting until the annual bill arrives can be too late for that tax year’s installment enrollment. Use the official page to confirm the opening date and application before filing.
Late property taxes

What happens after IRC property taxes become delinquent?

Real estate
  • Unpaid taxes become delinquent April 1.
  • A 3% penalty is added to gross tax.
  • May adds advertising cost for accounts still unpaid.
  • A tax certificate must be sold against unpaid real-estate tax on or before June 1.
Tangible personal property
  • April 1 adds a $10 collection fee.
  • Interest begins at 1.5% per month.
  • May advertising and collection costs can be added.
  • A tax warrant can lead to court action and seizure/sale of personal property.
Do not use a normal personal check for a delinquent payoff. The office’s payment guidance requires certified funds for delinquent taxes. Call 772-226-1343 for an exact amount and accepted route.

Tax deferral is not an exemption. A qualifying homestead owner may be able to defer some or all taxes under Florida law, but the deferred amount accrues interest and becomes a priority lien. The Tax Collector says the annual deferral application must be submitted by March 31 following the tax year.
