How to search and pay Fort Bend County property taxes online

The safest starting point is the county Property Taxes page, then the county-linked ACT system. ACT handles the tax-account search and checkout; FBCAD is for appraisal records, not the final tax payoff.

Start from the county page Confirm you are on Fort Bend County’s Tax Assessor-Collector site before opening ACT or entering bank/card details.
Use the strongest ACT search field ACT currently supports account number, owner name entered last name first, property address, CAD reference number and fiduciary number.
Open the exact account Match the situs/property address, owner, account/CAD reference, tax year, jurisdictions and total due. Do not pay from a same-name match alone.
Check prior years and pending activity An account can show prior-year taxes or a pending internet payment. Do not create a second payment while one is still pending.

After opening an account, ACT can provide a current tax statement, delinquent tax statement and composite receipt. A composite receipt is not available while a payment is pending.

Future-date estimate

ACT can show an estimated amount due for a future date by year and jurisdiction. Use it for planning, then recheck the live account when you are ready to pay.

Browser stalls during the redirect?

Fort Bend County warns that some users experience a browser stall when moving from the selected property account to the payment website. The county suggests clearing the browser cache. Before retrying, first check for a bank/card authorization, pending internet payment or generated receipt so you do not pay twice.

The Fort Bend County Property Taxes page and the county-linked ACT portal currently display different standard card-fee schedules. That makes a static article the wrong place to promise one exact card fee.

Important timing difference

Scheduled eCheck is not the same as mailing a post-dated paper check

Fort Bend County says paper checks are deposited when received regardless of the date written on the check. ACT separately offers a digital eCheck scheduling feature.

Writing a future date on a paper check does not hold it until that date. The Tax Office says checks are deposited upon receipt.

The City of Sugar Land states that it contracts with the Fort Bend County Tax Assessor-Collector for billing and collection of City property taxes. That means the Fort Bend County Tax Office is the correct collection route for a City of Sugar Land property-tax bill that the county collects.

Still seeing a 2025 Fort Bend tax balance in August 2026?

For a normal original 2025 Texas property-tax bill mailed on time, January 31, 2026 fell on a Saturday. Under the Texas weekend rule, payment on Monday, February 2 was timely; a standard unpaid balance became delinquent after that point. A late-mailed, corrected, supplemental, installment or other special bill can use a different delinquency date, so the live account controls.

Standard delinquent-bill pattern

Texas Comptroller guidance describes a 6% penalty for the first month or portion of a month, then an additional 1% each month until the penalty reaches 12% on July 1. Interest is 1% for each month or portion of a month delinquent.

Attorney collection charge is conditional

An additional collection-attorney penalty can be up to 20% when the statutory conditions and required notices apply. Do not assume every Fort Bend account receives it automatically on one universal date.

Why your exact delinquency date can differ

  • A bill mailed after January 10 can receive a postponed delinquency date that provides the statutory payment period.
  • Corrected, supplemental and other special bill types can use different dates.
  • The live account may include several tax years and jurisdictions.
Never use a generic penalty calculator as the payoff. Open the live ACT account and use the amount due for the intended payment date, or contact the Tax Office when the status is unclear.

Official waiver instructions

Fort Bend penalty and interest waiver: eligibility, deadlines and evidence

Fort Bend County’s current linked waiver instructions are narrow. Texas Tax Code Section 33.011 does not give the Tax Office a general hardship waiver.

Financial hardship alone does not qualify. The county also says nonreceipt caused by an incorrect or unupdated mailing address is not by itself a waiver basis.

After review: the county instructions say requests go through a review process and Commissioners Court. If denied, the penalties/interest identified in the instructions must be handled promptly to avoid additional accrual/collection activity.

When can an in-person certificate be issued onsite?

The current form says onsite issuance is available when a tax certificate has already been issued within the same tax year and no changes have been made, with an onsite limit of five accounts. If there was no certificate in the same tax year or the request exceeds five accounts, the request is processed in received order.

Fort Bend County publishes two useful refund lists: pending overpayments and uncashed refund checks. This can solve a โ€œrefund never arrivedโ€ problem without starting with a generic unclaimed-property search.

Pending overpayment

If your name appears, contact the Tax Office Accounting Department for the tax-refund application. Have the property-tax account number, property address and owner name ready.

Uncashed refund check

If your name appears on the uncashed-check list, the county says to complete the refund request and provide two forms of ID supporting the claim.

Proof the county may request

The county lists proper identification plus proof of ownership/address for the refund year, with examples such as a deed, deed of trust, utility bill, voter-registration certificate, Texas driver’s license/ID or another document showing the property address for the relevant year.

Three-year timing matters. The county says an application for an overpayment refund must be submitted within three years from the overpayment date or the taxpayer can waive the right to the refund under Tax Code Section 31.11(c). The county also says its refund listing is updated monthly.
Separate service path

Vehicle title or registration is Tax Office workโ€”but not property-tax work

Fort Bend County Tax Assessor-Collector branches also provide motor-vehicle services. TxDMV lists services including registration renewals, title transfers, address changes on motor-vehicle records, disabled placards/plates and copies of registration receipts.

Do not bring a vehicle problem to FBCAD property search. Vehicle title/registration service belongs to the Tax Office/TxDMV path. Property appraisal value and exemptions belong to FBCAD.

Financial hardship or inability to pay is not by itself a waiver reason under Fort Bend County’s official instructions. A waiver may be considered only in specific Texas Tax Code Section 33.011 circumstances, such as qualifying government error, returned-undeliverable statements, electronic-transfer error or certain mail and carrier problems. Many routes require prompt payment of the original tax, evidence and a request before the 181st day after delinquency.

The current Fort Bend County tax-certificate request form requires a 10-dollar fee per account number and says research does not begin until payment is received. The form allows up to five accounts per sheet. Certain in-person requests can be issued onsite only when a certificate was already issued in the same tax year and no changes were made; otherwise requests are processed in received order. Plat clearance uses a separate map-clearance process.
