Use the current Framingham tax payment mailing address
Framingham changed its payment mailing addresses in 2025. The Treasurer/Collector page continues to direct taxpayers to the following Boston PO boxes, so older Reading, Massachusetts payment addresses found on archived forms or search results should not be assumed to be current.
PO Box 847035
Boston, MA 02284-7035
PO Box 847040

Which account number should bank bill pay use?
Use the Parcel Identification number as the account number. The city notes that real-estate bill numbers change each fiscal year.
Use the utility billing account number as the account number or include it in the payment memo.
Use the vehicle registration or plate number associated with the bill and follow the city’s excise payment instructions.
When are Framingham property taxes due?
Framingham issues property tax bills quarterly. The city’s tax information page lists four regular installment dates each year:
First regular quarterly installment date.
Second regular quarterly installment date.
Third regular quarterly installment date.
Fourth regular quarterly installment date.
The city states that a payment is considered timely when it is received by the Treasury Department by 5:00 p.m. on the applicable due date. Simply mailing a payment on the due date may therefore not be enough if it reaches the city afterward.
What if you never received the property tax bill?
Not receiving a mailed bill does not cancel the obligation to pay the tax. The city advises property owners who have not received an expected bill to contact the Tax Collector’s Office rather than waiting until after the deadline.
Framingham online tax payment fees
The Treasurer/Collector currently lists the following online payment charges:
| Payment method | Listed fee | What to know |
|---|---|---|
| Major credit card | 2.95% | Percentage-based convenience charge. |
| ACH debit | $0.50 | Flat fee listed by the city. |
The City states that it receives the bill-payment amount; the convenience charge is associated with use of the payment service. Review the amount shown on the checkout screen before submitting the transaction because payment-provider terms can change.
What happens when a Framingham tax payment is late?
Real estate and personal property tax
Framingham states that property-tax payments received after the applicable due date are subject to interest calculated from the day after the due date through the date of payment. The city currently cites a 14% annual interest rate under Massachusetts law for these late property-tax payments.
The city’s fee schedule also lists a $15 demand fee for delinquent real estate and personal property accounts. Additional collection or tax-title costs can become relevant if a real estate balance remains unresolved.
Motor vehicle excise
Motor vehicle excise bills are generally due within 30 days of issue. Framingham’s fee schedule shows escalating charges for delinquent excise accounts, including a demand fee, warrant-related charges and a non-renewal mark if the debt advances through the collection process.
For a past-due excise or parking balance, start from the City’s official payment page because the city may route delinquent accounts differently from current bills.
Tax Collector or Assessors Department: which office do you need?
A common Framingham tax problem is contacting the Collector about a question that actually concerns the assessed value. The two offices have different responsibilities.
| Question | Office | Reason |
|---|---|---|
| How do I pay my bill? | Treasurer/Collector | The Collector handles billing and collection. |
| Was my payment received? | Treasurer/Collector | Payment posting is a collection issue. |
| Why is my property assessed at this value? | Assessors Department | Assessors determine property valuation. |
| I need an abatement or exemption. | Assessors Department | The Assessors Department administers abatements, exemptions and deferrals. |
| I need my Parcel ID or assessment record. | Assessors Department | Assessment and parcel records are maintained there. |
Room 101
Framingham, MA 01702
The Assessors Department links to Framingham’s current property database and recommends searching with the owner name, parcel address or Parcel ID when researching a property.
Municipal Lien Certificate requests
A Municipal Lien Certificate, commonly called an MLC, can be important during a property sale or title review because it identifies certain municipal charges associated with the parcel.
Framingham currently lists the MLC fee as $25 per parcel for residential and commercial properties. The city says requests are processed within 10 business days of receipt, so a request tied to a closing should be submitted with enough lead time.
The request requires property-identifying information including the assessed owner, address and Parcel ID. If you do not have the Parcel ID, the city directs applicants to the Assessors Department.
