Payment options

How to pay Berkeley Township property taxes

Berkeley Township provides several ways to handle a property-tax payment. Before paying, match the property information and current balance to the correct account, especially if you recently purchased the property, use a mortgage escrow account or are paying an older delinquency.

1
Online

Use the Township’s Tax Collector page and follow its official property-tax lookup/payment link. The Township states that the bank charges a service fee for online payments.

2
In person

The Tax Collector’s Office is on the first floor of Town Hall. Posted office hours are 8:30 a.m. to 4 p.m.

3
Drop box or ACH

A secure tax-payment drop box is outside Town Hall on the south side of the building in the exit lane and is available 24 hours a day. The Township also publishes an ACH authorization option.

Official starting point: Berkeley Township Tax Collector. Use the Township page rather than an advertisement or an unrelated payment website when you need to enter banking or card information.

Pay by recurring ACH from a checking account

The Township publishes an authorization form for direct checking-account withdrawals. Its current instructions say to complete the ACH tax form and send it to the Berkeley Township Tax Collector, P.O. Box B, Bayville, NJ 08721.

The Township also asks taxpayers using that ACH arrangement to email Tax Collector staff member Olivia Mata at omata@berkeleytownship.org with confirmation of the ACH and any changes to the bank account being debited.

Do not confuse ACH authorization with a one-time online payment. If you only want to pay the current installment once, review the Township’s online-payment option first. If you want automatic account debits, follow the specific authorization instructions on the official page.

Before submitting a payment

Confirm the municipality is Berkeley Township.
Match the block, lot or property location to the correct account.
Review the amount currently due, including any interest.
Check the service charge before authorizing an online payment.
Keep the receipt, confirmation number or cleared-check record.
If a mortgage company pays taxes, verify whether the installment is already scheduled through escrow.

Bills and deadlines

Berkeley Township property tax due dates and grace period

The Township’s standard quarterly property-tax due dates are February 1, May 1, August 1 and November 1. Berkeley Township states that each quarter normally has a 10-day grace period.

Standard Berkeley Township property-tax schedule
Installment Standard due date What to check
First quarter February 1 Confirm the amount shown on the annual bill and whether a mortgage servicer is paying it.
Second quarter May 1 Use the current account balance if an earlier payment, credit or adjustment changed the bill.
Third quarter August 1 For 2026, use the extended due date printed on the Township bill.
Fourth quarter November 1 Confirm the balance before paying, especially if there was a recent adjustment or relief credit.

Berkeley Township normally mails its annual tax bills in July. The Township explains that the first two quarterly installments are estimated, while the last two are adjusted so the four installments together reflect the actual annual tax obligation.

Grace period is not the same as changing the due date. The Township identifies the quarterly dates as the due dates and separately provides a 10-day grace period. If a special billing notice changes an installment, follow the date on that notice.

What happens when an installment is late?

The Township states that delinquent installments are subject to interest of 8% on the first $1,500 of delinquency and 18% on amounts above $1,500. It also states that a delinquency exceeding $10,000 can be subject to a 6% penalty.

If your account is already delinquent, do not calculate the payoff from an old bill alone. Contact the Tax Collector or check the current official account because interest and other permitted charges can change the amount required to bring the property current.

Property lookup

Find Berkeley Township tax and property records

The Township Tax Collector is the place to confirm a Berkeley property-tax balance or payment status. Ocean County also provides public assessment and sales-search tools that can help when you need the block and lot, assessed value, property location or recorded sale information.

Ocean County Tax List Search

Search the county tax list by municipality, block, lot, qualifier, property class or property location.

Tax record versus land record

Tax and assessment records are not the same thing as recorded deeds or other land documents. Ocean County directs users looking for deeds and recorded land documents to the County Clerk, while tax-list and assessment searches are provided through the Ocean County Board of Taxation.

For a payment question: start with the Berkeley Township Tax Collector.
For assessed value or assessment classification: start with the Tax Assessor or Ocean County Tax Board.
For deeds and recorded land documents: use the Ocean County Clerk.
Collector vs. assessor

Who handles a wrong property value or assessment?

The Tax Collector collects the taxes billed to the property. The Collector does not set the assessed value. Berkeley Township’s Tax Assessor is Eric L. Zanetti, and the Ocean County Board of Taxation oversees county assessment and appeal functions.

Call the Tax Collector when:
  • a payment is missing or posted incorrectly;
  • you need the current balance or payoff;
  • you have a delinquent installment;
  • you need payment or billing instructions;
  • you have a tax-sale or municipal lien question.
Contact assessment staff when:
  • the assessed value appears incorrect;
  • the property description or classification is wrong;
  • you need assessment records;
  • you want information about an assessment appeal;
  • an exemption or deduction affects the assessment record.
Ocean County appeal notice: the County Tax Board states that the regular 2026 property-tax appeal filing deadline was April 1, 2026. A May 1, 2026 deadline applied where a municipality went through a district-wide revaluation or reassessment. Check the County Tax Board for the rule that applies to the relevant tax year before filing.
New Jersey tax relief

Property-tax relief programs Berkeley residents may need

New Jersey administers statewide property-tax relief separately from Berkeley Township’s ordinary tax collection. Depending on age, disability status, homeownership or renter status, income and residency history, a household may need to review ANCHOR, Senior Freeze or Stay NJ.

ANCHOR

Provides property-tax relief to qualifying New Jersey homeowners and renters. Eligibility is based on the applicable tax year’s residency, income and other program rules.

Senior Freeze

Reimburses qualifying seniors and certain disabled residents for eligible increases in property taxes or mobile-home park site fees when program requirements are met.

Stay NJ

Provides additional relief for qualifying senior homeowners. Current benefit limits and income rules depend on the applicable program year and state appropriation.

2026 filing deadline: New Jersey currently lists November 2, 2026 as the deadline for the 2025 property-tax relief application cycle. Senior homeowners and qualifying disability-benefit recipients use the combined PAS-1 application for ANCHOR, Senior Freeze and Stay NJ eligibility.

State eligibility rules and benefit amounts can change with legislation and annual appropriations. Use the current New Jersey Division of Taxation instructions for the application year involved.

Late balances and liens

What to do if Berkeley Township taxes are delinquent

If an unpaid balance remains after the year ends, Berkeley Township states that delinquent taxes can be included in a municipal tax sale under New Jersey law. A tax sale concerns the lien associated with unpaid municipal charges; it is not the same as an ordinary quarterly late payment.

Get the current amount due Ask the Tax Collector for the current balance rather than relying on the amount printed on an older bill.
Confirm acceptable payment method Delinquent or tax-sale accounts may have different payment requirements from an ordinary current-quarter payment.
Ask whether the property is in the tax-sale process If a notice has been issued, use its dates and instructions and verify the payoff directly with the Collector.
Keep proof after paying Save the receipt or other confirmation and verify that the municipal account reflects the payment.
Do not ignore a tax-sale notice. Berkeley Township’s 2026 tax-sale notice required owners seeking to clear listed municipal liens before the sale to obtain the amount due from the Tax Collector and follow the payment requirements stated in the notice. Requirements for another sale can differ, so use the notice for the specific year involved.
Troubleshooting

Common Berkeley Township property-tax problems

Payment does not appear on the account Keep the confirmation, cleared-check image or other payment evidence and contact the Tax Collector with the property information and payment date.
You bought the property recently Search using the property location, block and lot if an owner-name search does not yet reflect the transfer. Recorded ownership and municipal tax-account updates do not always appear in every system at the same moment.
Your mortgage company should pay the bill Check the escrow status with the mortgage servicer before submitting a duplicate payment. Then use the Township account to confirm whether the installment posted.
The assessed value looks wrong Contact the Berkeley Township Tax Assessor or Ocean County Board of Taxation. The Tax Collector collects the bill but does not decide the property’s assessed value.
You cannot find the correct property online Confirm Berkeley Township as the municipality and try the block and lot or exact property location. A postal mailing city does not by itself determine the taxing municipality.
You received a delinquency or tax-sale notice Contact the Collector before sending payment because the balance can include accrued interest, costs or payment-method requirements not shown on the original quarterly bill.
