Online payment

How to pay Livingston property tax online

Livingston Township uses WIPP for its combined tax and utility lookup. The Township says the online system can be used with a credit card, debit card or eCheck. Use the municipal link or the WIPP link below rather than relying on an unrelated payment website.

Open Livingston’s WIPP account lookup. Start from the Township’s official tax/payment page or the direct WIPP account for Livingston.
Find the correct tax account. Use the account information requested by WIPP and verify the property details before continuing.
Review the balance and tax period. Confirm that you are paying the intended property and installment, especially if an older balance appears.
Select an available payment method. Livingston lists credit card, debit card and eCheck as online options.
Review the payment screen before submitting. Check the amount, account and any processor charge displayed by the payment system before authorizing the transaction.
Keep your confirmation. Save the confirmation or receipt until the payment appears correctly on the account.
Useful check: The Livingston WIPP page handles both tax and utility lookup. Make sure the balance you are viewing is the property-tax item you intend to pay.
Property-tax calendar

Livingston NJ property-tax due dates and grace period

Livingston property taxes are paid in four quarterly installments. The regular due dates are February 1, May 1, August 1 and November 1.

Regular Livingston Township property-tax schedule
Quarter Regular due date Regular grace period What to check
1st quarter February 1 Through February 10 Confirm any municipal extension before relying on a later date.
2nd quarter May 1 Through May 10 If the 10th is a weekend or holiday, the grace period moves to the next business day.
3rd quarter August 1 Normally through August 10 Third-quarter billing can be affected by estimated-bill timing.
4th quarter November 1 Normally through November 10 Use the current bill and Township notices for the final date.

Livingston states that when the tenth day falls on a weekend or holiday, the grace period extends to the next business day. A temporary extension can also be authorized in particular circumstances, so the current bill or Township notice controls if a special date has been announced.

Do not wait for a missing bill. New Jersey law does not make non-receipt of a property-tax bill a reason to avoid the tax or resulting delinquent interest. If your bill is missing, use WIPP or contact the Tax Office for the amount due.
Other payment routes

Pay in person, by mail or through the Livingston drop box

1
In person

The Tax/Water Collection counter is on the first floor of Livingston Town Hall at 357 S. Livingston Avenue.

2
By mail

Make a check payable to the Township of Livingston and include the proper payment stub and identifying account information.

3
After-hours drop box

The Township identifies a payment drop box near the curb at the back southeast corner of Town Hall.

Information to put on a mailed check

Livingston instructs taxpayers to include the block, lot and account number on the check to help ensure correct posting. If you want a mailed receipt, the Township says to send the entire bill with a self-addressed stamped envelope.

Posting date matters: Livingston states that it does not use the postmark as proof of the property-tax payment date. Payments are posted when received by the Tax Collector’s office. The Township also says not to postdate a check.
Drop-box timing: The Township states that payments put into the drop box after 8:30 a.m. are posted to the account on the next business day. Do not use a late drop-box deposit if same-day posting is essential.
Account changes

Missing bills, mortgage changes and mailing-address updates

You did not receive the tax bill

Use the online account lookup or contact the Tax Office at 973-992-5000 ext. 5121, 5122, 5123 or 5124 to confirm the amount or request bill information.

You paid off your mortgage

Livingston directs owners to notify the Tax Collector’s office in writing so future tax bills can be sent directly to the owner. The Township also provides a Change of Mortgage Status form.

You need a different mailing address

The Tax Collector accepts written notification and the Township provides a Change of Mailing Address form for this purpose.

You are selling the property

The Township’s FAQ advises that the closing attorney allocates the appropriate tax payments. The current tax bill should be passed to the new owner or the owner’s paying agent after the sale.

Name change is different: Changing the owner name shown for a property is not simply a Tax Collector mailing-address change. Livingston directs deed/name questions to the Tax Assessor because the property deed must reflect the ownership name.
Late tax & tax sale

What happens if Livingston property tax is late?

If a payment is not made within the applicable grace period, delinquent interest can apply back to the statutory due date. Livingston’s FAQ states that New Jersey law does not permit the Township to waive or cancel accrued interest simply because a taxpayer asks for it.

Minimum amount for a delinquent quarterly payment

The Township states that the minimum payment on a delinquent tax account is the overdue quarterly installment plus all interest accumulated to the date of payment.

Partial payments

Livingston states that it does not accept additional partial-payment arrangements for property taxes beyond the quarterly installment structure established by state law.

Year-end penalty on large delinquent balances

The Township warns that if tax, water, sewer or other municipal charges remain delinquent at year-end and the principal plus interest is more than $10,000, a 6% year-end penalty can be charged under New Jersey law.

2026 Livingston standard tax lien sale

Livingston scheduled its 2026 standard online tax lien sale for October 16, 2026 at 8:00 a.m. The Township says the sale concerns delinquencies from the 2025 tax year and that a tax-sale certificate, rather than ownership of the property itself, is what is sold.

Accounts already in the 2026 sale process: Livingston states that after August 28, 2026, payments for affected delinquencies must be made using guaranteed funds such as cash, cashier’s check or money order. The Township also says credit/debit-card payment options are unavailable for those tax-sale balances after that date. Contact the Tax Office for the exact amount due before paying.

The Township’s tax-sale notice explains that sale costs and mailing charges may be added to delinquent balances. It also states that if payment was not received by September 15, 2026, the property owner’s name would appear in the public tax-sale notice.

Right department

Tax Collector vs. Tax Assessor in Livingston

The Collector and Assessor handle different parts of the property-tax system. Sending the question to the right office can prevent unnecessary back-and-forth.

Property-tax relief

Tax deductions, exemptions and New Jersey relief programs

The Livingston Tax Collector and Tax Assessor pages link residents to New Jersey property-tax relief resources. Eligibility is program-specific, so use the current application instructions rather than assuming that owning or occupying a Livingston property automatically qualifies.

ANCHOR
New Jersey’s homeowner and renter property-tax relief program.
Senior or disability deduction
Review the current eligibility and filing requirements before applying.
Veteran-related deductions
Eligibility depends on the applicable New Jersey veteran rules.
Disabled veteran exemption
A separate exemption may apply when the statutory requirements are met.
Assessment relief is not the same as a payment dispute. Questions about eligibility for deductions, exemptions or assessed value may require the Tax Assessor or a state program rather than the Tax Collector’s payment counter.
