How to pay a Brookline property tax bill
Brookline provides several ways to make tax payments. The best method depends on how close you are to the due date, whether you want an electronic confirmation and whether you want to avoid an online convenience fee.
Start from Brookline’s official Online Payments page and choose Real Estate Tax. The Town routes the transaction through its payment processor.
Brookline’s 24-hour payment line is 844-234-3779. Convenience fees apply to electronic payment methods.
Mail payment to the P.O. Box printed on the bill or use the locked drop box in front of Town Hall. Include the bill remittance information.
Steps for an online real estate tax payment
Use the Town website rather than an unfamiliar payment link from a search result or unsolicited message.
The Town’s payment page also links to other bill types, so confirm that you are entering the real estate tax service before continuing.
Use the identifying information requested by the payment system and compare the property or account details with your tax bill before paying.
Check for an outstanding balance, prior payment or delinquent amount before submitting another payment.
The electronic payment fee is separate from the Town tax amount. Compare the credit-card and electronic-check costs before choosing a method.
Save the confirmation page, email or transaction reference until the payment appears on the account or your next bill.
Brookline online tax payment fees
Brookline states that the payment processor charges a non-refundable convenience fee. The Town says it does not receive a portion of that convenience fee.
| Payment method | Published fee | Practical point |
|---|---|---|
| Credit card | 2.95%, minimum $1 | The convenience fee appears separately from the bill amount. |
| Electronic check | $0.50 | This can cost less than a credit-card payment for a large property tax bill. |
Brookline property tax due dates
Brookline real estate taxes are billed quarterly. The first two installments are preliminary bills and the final two are actual bills after the fiscal-year assessment and tax rate are established.
| Quarter | Normal due date | Bill type | Period covered |
|---|---|---|---|
| Q1 | August 1 | Preliminary | July 1–September 30 |
| Q2 | November 1 | Preliminary | October 1–December 31 |
| Q3 | February 1 | Actual | January 1–March 31 |
| Q4 | May 1 | Actual | April 1–June 30 |
If the first day of the month falls on a weekend or holiday, Brookline states that the payment is due on the next business day. That is why the exact calendar date can occasionally differ from the normal February 1, May 1, August 1 or November 1 schedule.
What happens if a Brookline property tax payment is late?
Brookline states that outstanding real estate tax balances are charged interest at 14% per year from the due date under Massachusetts law. The Town also states that a demand is issued after the fourth-quarter due date when fiscal-year taxes remain outstanding.
Payments are effective on the date the Treasurer/Collector receives them. Brookline specifically states that it does not use the envelope postmark as the payment date, so mailing a check on the due date can still result in a late payment if the office receives it afterward.
Do not assume the postmark protects the payment date. Consider a method that can be received by the Town before the deadline.
Contact the Treasurer/Collector for a copy. Non-receipt of the bill does not remove late interest or fees.
Check your payment confirmation or bank record, then contact the office with the bill and transaction information.
Compare your mortgage statement with the Town bill before the due date and watch the next quarterly bill for any unpaid amount.
How to get a Brookline tax bill or payment history
If you need proof of payment, a replacement bill or historical payment information, the method matters. Brookline provides online access to bill and payment information and also accepts requests through the Treasurer/Collector.
Start from the Town’s official online payment service to review available bill and payment information for the tax account.
Brookline says taxpayers may request tax payment history from the Treasurer/Collector. Contact the office first if you need to know which request method fits your purpose.
Fees for records requested from the Treasurer/Collector
Brookline currently publishes a $0.50 charge for each duplicate bill requested. For a researched payment-history request submitted by mail or dropped off for later mailing, the Town states that a $5 check and a self-addressed stamped envelope are required.
The Town says researched payment-history requests are handled in the order received and are normally mailed within 10 business days. Counter staff may not be able to perform historical research while you wait.
If your mortgage company pays the Brookline tax bill
Brookline generates a tax bill for every parcel even when a lender or tax servicing company pays through escrow. The Town sends the homeowner’s bill to the owner’s mailing address on file rather than mailing an individual paper bill to each mortgage company.
Which Brookline office handles your problem?
The Treasurer/Collector and Assessor do different jobs. The Collector handles billing and collection. The Assessor handles property valuation, assessment records and property-tax exemption programs.
| Question | Start with | Why |
|---|---|---|
| How much tax do I owe? | Treasurer/Collector | The office bills and collects the tax. |
| Did my payment post? | Treasurer/Collector | Payment and account history are collection functions. |
| Why is my property assessed at this value? | Assessor’s Office | Assessors determine taxable property values. |
| Can I apply for a residential exemption? | Assessor’s Office | The Assessing Department administers property tax exemptions. |
| I want to challenge the assessment. | Assessor’s Office | Abatements and assessment appeals begin with Assessing. |

Brookline residential exemptions and tax assistance
Brookline’s Assessor’s Office administers several property-tax relief programs. Eligibility depends on the specific program, and some programs use age, residency, ownership, income, assets, disability or veteran-status requirements.
Residential exemption
Brookline uses a residential exemption for qualifying owner-occupied homes. For FY2026, the Town states that a qualified homeowner could have $354,974 deducted from assessed value for tax-calculation purposes.
If a qualifying residential exemption is not shown on the third-quarter tax bill, the owner may need to file an application with the Assessor. Brookline’s current FY2027 instructions say an eligible owner must have owned and occupied the property as a principal residence as of January 1, 2026, with an application deadline of April 1, 2027.

Other assistance programs
Brookline also publishes assistance and deferral programs for qualifying older homeowners, surviving spouses or minor children, disabled veterans, legally blind residents and qualifying seniors participating in the Town’s work-off program. Requirements and benefit amounts vary, so use the current Assessor instructions for the fiscal year in which you apply.
Paying the bill and disputing the assessment are different tasks
If you believe the property is overvalued, disproportionately assessed, wrongly classified or exempt from taxation, the issue belongs with the Assessor rather than the Collector. Brookline uses an abatement process for assessment disputes.
Other bills handled through Brookline Finance
The Treasurer/Collector’s responsibilities extend beyond real estate tax. The division also handles or supports collection for personal property tax, motor vehicle excise tax, water and sewer bills, refuse charges and other Town revenues.
Business and other taxable personal property accounts are billed separately from real estate tax.
Use the specific excise-tax payment option rather than the real estate tax payment link.
These Town charges have their own account and payment selections on Brookline’s payment page.
Common Brookline tax payment problems
Check the identifying information against the printed bill. If the account still cannot be located, contact the Treasurer/Collector rather than guessing at a similar property or account.
Keep the confirmation and allow for normal posting. If the payment should already be reflected, contact Finance with the payment date, amount and transaction information.
Brookline does not use the postmark as the payment date. The payment is effective when received, so contact the office if the account now shows interest or another balance.
Review the mortgage statement and Brookline bill. If the amounts do not match, contact the mortgage servicer and confirm the Town account status.
Payment questions go to the Treasurer/Collector, but assessment and abatement questions go to the Assessor’s Office.
