Tax Lien Warning

⛔ Texas Attorney Fee Warning: After July 1, delinquent property taxes are referred to a collection attorney. An additional 15–20% attorney fee is added on top of your penalty and interest. On a $5,000 tax bill, this adds $750–$1,000 instantly. Pay before July 1 to avoid this.

Real estate tax

Quarterly dates, preliminary bills, mortgage payments and water liens

August 1 — preliminary quarter 1Based generally on the prior-year pattern.
November 1 — preliminary quarter 2Verify escrow or mortgage-company payment actually posts.
February 1 — first actual installmentLater bills reflect the current assessment, rate, betterments and liens.
May 1 — final installmentResolve balances before closing, MLC or tax-title issues.
Received—not postmarked: Waltham considers payment made when the Collector receives it. Weekend due dates move to the next business day, but a missing bill does not stop interest.
Mortgage company pays

Keep the owner portion, send the payment voucher to the lender and verify the city account afterward.

New owner name

Notify the Assessor. The legal name waits for the deed from the Registry, but the mailing name can be updated.

Water/sewer lien: Charges more than 90 days old may be transferred to the real-estate bill with a $25 fee, generally in quarters 3 and 4.
Late interest: Waltham lists unpaid real-estate bills at 14% annually. Request an exact payoff.
Business personal property

Personal-property bills and the March 1 Form of List

Personal-property tax can apply to taxable physical property used by a business. Billing/payment belongs to the Collector; valuation, exemptions and State Form 2 belong to the Assessor.

Bill dates and missing bills

Due Aug. 1, Nov. 1, Feb. 1 and May 1. Call the Assessor at 781-314-3200 when no bill arrives 30 days before due or cannot be found online.

Unpaid balances accrue 14% annual interest.

Closed business

A business operating on the relevant January 1 assessment date may still owe the later bill. Closing later does not automatically cancel it.

Form of List micro-steps

File by March 1Unless the Board grants a written extension for sufficient reason.
Use an FID—not an SSNFollow the taxpayer-identification field exactly.
List property held on January 1Include owned, leased, consigned, licensed, pledged or similarly held items.
Attach agreementsInclude lease or consignment documents for property held for another owner.
Complete entity certificationNon-individual entities should review the annual April 1 entity-tax-status requirement.
Keep a complete filed copyLate/nonfiling or failure to cooperate with an audit can limit overvaluation-abatement rights.
Motor vehicle excise

Excise due date, late stages and RMV-release timing

Rate

$25 per $1,000 of statutory vehicle valuation.

Due

30 days from the mailing date.

Troubleshooting

Missing bill, unposted payment or wrong account

Property bill never arrivedRequest a duplicate and verify the mailing record; nonreceipt does not stop interest.
Personal-property bill not onlineCall the Assessor with the business name and account details.
Excise bill missingRequest a copy and correct RMV/Assessor/postal addresses.
Online payment missingGather confirmation, date, amount, bill type and bank/card proof.
Mailed check missingConfirm PO box, check number, mailing date and whether it cleared.
Mortgage should have paidCompare lender proof with the city account; owner copy does not prove nonpayment.
Do not pay twice until the Collector researches the original payment and exact fiscal year/account.
Serious delinquency

Tax title, monthly agreements and the July 20 tax-taking notice

A tax title is a recorded lien. Waltham says all delinquent years are combined for redemption, while current annual taxes remain separate.

Request the total redemption amountDo not pay only the original amount from an old bill.
Ask about a monthly agreementThe Treasurer’s Office can arrange installment payments.
Keep current quarters paidThe agreement never includes current-year taxes.
Follow the agreement exactlyUnarranged or failed accounts may go to Land Court foreclosure.
Request the lien releaseAfter all delinquent taxes/fees are paid, the city prepares a release certificate.
Current dated notice: As reviewed July 18, 2026, Waltham’s FY2025 Notice of Tax Taking schedules a taking for Monday, July 20, 2026 at 10:00 a.m. at City Hall for listed parcels unless paid beforehand. Affected owners should call immediately for the live payoff and accepted deadline payment method.
Official Form 128

How to dispute a real-estate or personal-property assessment

An abatement is the formal route for overvaluation, disproportionate assessment, incorrect classification, exemption or another assessment error. An informal call does not preserve the deadline.

File by the first actual-installment due dateUse the bill’s due date; the Assessors cannot extend or waive the deadline.
Complete both sidesEnter taxpayer, bill/parcel or personal-property details, value, class and reasons.
Attach written authority for an agentInclude permission when someone else signs.
Pay as assessedFiling does not stay collection; payment protects rights and avoids added interest/charges.
Respond within 30 daysFailure to provide requested information or inspection can harm appeal rights.
Track the decisionAssessors generally have three months to act; an appeal generally has a separate three-month deadline after action or deemed denial.
Strict deadline: Waiting for a value discussion, appraisal or phone response does not extend the statutory filing date.

Waltham Tax Collector FAQs

How do I pay a Waltham tax bill online?

Start from the City of Waltham Pay & View Bills page, choose real estate, personal property, excise, water or parking, locate the exact account, verify the year and amount, review the fee and save the confirmation. Avoid unaffiliated third-party payment sites.

What are the Waltham Treasurer/Collector phone number, hours and address?

The Treasurer/Collector’s main number is 781-314-3250. The office is at Waltham City Hall, 610 Main Street, Waltham, MA 02452, and the published hours are Monday through Friday, 8:30 a.m. to 4:30 p.m.

What fees and cutoff times apply to Waltham tax payments?

Credit and debit card payments carry a 2.95% convenience fee. Online payments after 4:30 p.m. count as the next business day. Counter card payments are accepted only until 4:15 p.m.

When are Waltham real-estate and personal-property taxes due?

Quarterly installments are due August 1, November 1, February 1 and May 1. When a due date falls on a weekend, the bill is due the next business day. Waltham considers payment made when the Collector receives it.

What should I do if a Waltham bill or payment is missing?

Request a duplicate before the deadline and gather the bill type, owner or business, account, year, amount and payment proof. The Collector handles bill copies and payment posting; the Assessor handles missing personal-property assessments, value and ownership records.

How do I clear an RMV non-renewal caused by Waltham excise tax?

Call for the full payoff and confirm every open plate or bill. Waltham says immediate registry-release payments must be made by cash or credit card at City Hall. Counter checks require five business days, and an online e-check will not release a license or registration for 14 days.

What is the deadline for a Waltham property-tax abatement?

State Tax Form 128 must be filed with the Board of Assessors by the due date of the first actual, not preliminary, tax installment for the fiscal year. The deadline cannot be extended or waived. Filing does not stop collection, so the form advises paying the tax as assessed.

When is Waltham’s personal-property Form of List due?

State Form 2 is normally due to the Board of Assessors by March 1 unless an extension is granted. Use an FID rather than an SSN in the specified field, list taxable property held on January 1 and attach applicable lease or consignment agreements.

What happens when a Waltham property enters tax title?

Tax title creates a recorded lien. Waltham can combine all delinquent years into one redemption amount, offers monthly payment agreements and may send failed or unarranged accounts to Land Court. Current annual taxes are not included in the installment plan. As reviewed July 18, 2026, the current FY2025 tax-taking notice schedules a taking for July 20, 2026 at 10:00 a.m.

How do I request a Waltham Municipal Lien Certificate?

Submit the written MLC request with the property address, key number, owner, sale or refinance purpose, correct fee and a self-addressed stamped envelope. The published fees are $25 for land and one- to three-family or tax-exempt property, $100 for four-plus residential units or rooming houses, and $150 for mixed-use, commercial or industrial property. The city states a 10-day processing period excluding weekends and holidays.
