Partial payments

Escambia allows qualifying partial payments on current taxes when the application accompanies payment. No early-payment discount applies, and partial payments cannot be made after March 31.

Pensacola businesses may need both county and city Business Tax Receipts

A common local mistake is assuming one Business Tax Receipt covers both governments. Escambia County states that businesses operating inside the City of Pensacola generally need an Escambia County BTR and a City of Pensacola BTR.

Escambia County BTR

The county receipt is generally required for businesses operating in Escambia County. The current annual county BTR fee published by the Tax Collector is $26.25.

Renewal cycle

County BTRs renew during July, August and September and expire September 30. Businesses required to submit annual eligibility proof may not be able to complete renewal entirely online.

City of Pensacola BTR

Businesses inside Pensacola city limits also need to follow the City’s BTR process. Effective July 1, 2026, Pensacola moved renewal/application workflow to MGOConnect.

Delinquent property tax

What happens when Escambia County property tax is still unpaid after March?

Once real-estate tax becomes delinquent, the original tax notice is no longer a safe payoff document. Penalty, advertising and certificate-related charges can change the amount due.

April 1

Unpaid real-estate tax becomes delinquent and a 3% mandatory charge is added. Unpaid tangible personal property receives a different penalty structure.

May advertising

Unpaid real estate is advertised once a week for three consecutive weeks before the tax certificate sale, and advertising cost is added to the account.

Tax certificate sale

Florida requires the Tax Collector to conduct a certificate sale on or before June 1. The certificate is a lien; it is not the same as immediately selling possession of the property.

September 2026 warning for old balances If your 2025 real-estate tax is still unpaid in September 2026, do not use the original 2025 bill. The account has been delinquent since April and may already have a tax certificate. Search the live account or contact Collections for the current payoff and certified-fund instructions.
Tax certificate is different from tax deed. The Tax Collector conducts the certificate process for unpaid taxes. A later tax deed process, if pursued after statutory requirements, involves the Clerk and is a separate stage. Do not treat a certificate auction as immediate transfer of the home.

No property-tax record appears

Try account number, owner name and physical address. Then compare the Escambia Property Appraiser record before assuming no tax exists.

Card fee surprised you

Stop before authorization and compare property-tax eCheck, which the office currently advertises as having no extra fee.

Value or Homestead is wrong

Use the Property Appraiser. The Tax Collector cannot revise a certified assessment simply because the bill looks too high.
