Choose the right Kissimmee Tax Collector office before you join the line

Kissimmee has three Tax Collector offices inside a Kissimmee mailing address plus the St. Cloud branch, and the closest building is not always the right one. Road tests, written tests, concealed-weapon permits, business tax and birth-certificate service do not follow the same branch rules.

This guide also covers Osceola property-tax payments, September 2026 installment timing, annual discounts, delinquent taxes, short-term rental tax, business receipts, property records and exactly when the Property Appraiser or Clerk—not the Tax Collector—is the office you need.

Quick answer

Is there a City of Kissimmee Tax Collector?

For the property-tax, driver-license, tag/title and county Tax Collector services most people mean by “Kissimmee Tax Collector,” use the Osceola County Tax Collector – Office of Bruce Vickers. The City of Kissimmee is a separate municipal government and does not replace the county Tax Collector.

County Tax Collector

Property taxes, tangible taxes, vehicle tag/title, driver licenses, fishing/hunting licenses, county Local Business Tax Receipts and other listed services.

Property Appraiser

Assessed value, homestead and other exemptions, parcel details, maps, ownership roll information and tax-roll corrections.

City of Kissimmee

City services such as a City Business Tax Receipt for qualifying businesses actually located inside Kissimmee municipal limits.

Local address trap A mailing address can say “Kissimmee” even when the property or business is outside the City of Kissimmee limits. For county property taxes, the Osceola County Tax Collector still handles the collection account. For a City Business Tax Receipt, first confirm whether the address is inside the city.

Appointment workflow

How to book a Kissimmee Tax Collector appointment without choosing the wrong branch

Name the transaction before choosing a location

Decide whether you need a driver license, ID, tag/title, written test, road test, concealed-weapon service or another specific transaction. “Driver license” and “road test” are not interchangeable appointment types.

Check the branch service matrix

Main and Campbell City handle testing. BVL and St. Cloud do not. Concealed-weapon service is listed at St. Cloud and Campbell City.

Open the Tax Collector-linked appointment scheduler

Start from OsceolaTaxCollector.org or the appointment link published on its official office-location page rather than an advertisement or third-party appointment service.

Match the appointment to the office address

Kissimmee has Main, BVL and Campbell City locations with different ZIP codes and service limits. Read the confirmation carefully before heading out.

Save the confirmation and recheck the service status

System outages and temporary restrictions can change what a branch can complete. Recheck the official website the day of a time-sensitive visit.

Property tax

Search and pay an Osceola County property-tax bill from Kissimmee

Real-estate property taxes for Kissimmee-area parcels are county tax-collection accounts. The Osceola Property Appraiser sets the assessed value and prepares the tax roll; the Tax Collector receives the certified roll, sends tax notices and collects the money.

26
September 2026 tax-cycle context

The normal 2026 annual tax-collection period has not started yet. Osceola tax statements are normally mailed on or before November 1. If you are trying to pay an unpaid 2025 bill now, that account has been delinquent since April 1, 2026 and may involve a tax certificate, interest and costs.

Open the official Osceola tax search

Start from the Tax Collector’s real-estate tax page or its “Search Tax Records” link. The current system redirects to Osceola’s GovHub tax portal.

Search the correct parcel/account

Use the information from the tax notice or Property Appraiser record. Match the owner, property address, parcel/account number and tax year before making a payment.

Look for prior-year delinquency

A current notice does not necessarily mean every older year is clear. If a prior-year balance or certificate appears, get the live payoff instead of paying only the newest annual amount.

Use the correct monthly amount

Florida early-payment discounts change by month. Use the amount shown by the official account for the month you are actually paying rather than subtracting a percentage yourself.

Review the payment provider terms

Online payment services can add transaction fees. Read the final official checkout total before submitting.

Keep proof

Save the confirmation, parcel/account number, tax year and amount until the official tax record reflects the transaction.

Osceola property-tax discounts, March deadline and April delinquency

Month / date Regular annual treatment What a Kissimmee property owner should do
November 4% early-payment discount Annual collection normally begins November 1. Use the November amount shown on the bill or live account.
December 3% discount Recheck escrow status before paying if your lender normally handles the bill.
January 2% discount Use the official January balance rather than manually calculating a discount.
February 1% discount Resolve missing notices, account errors and returned payments before March.
March Gross amount; no discount Pay the full current amount by March 31 to avoid delinquency.
April 1 Unpaid real-estate taxes become delinquent Request the live delinquent amount. Do not reuse the March bill total.
By June 1 Tax certificates are sold on qualifying unpaid real estate If a certificate exists, use the Tax Collector’s redemption amount and instructions.
Tax certificate is a lien—not a deed The Osceola Tax Collector explains that a tax certificate represents a first-priority lien and does not give the buyer ownership or the right to enter the property.
Installment plan

September 30 matters if you already use Osceola’s property-tax installment plan

Florida’s installment-payment method allows qualifying real-estate and tangible-property taxpayers to prepay estimated annual taxes in four installments. The estimated tax for the notice must generally be more than $100.

Installment Due date Plan discount / treatment September 2026 status
First June 30 6% plan discount Past for 2026.
Second September 30 4.5% plan discount Upcoming for participating 2026 accounts.
Third December 31 3% plan discount Later in the 2026 plan.
Fourth March 31 No discount Final installment before April 1 delinquency.
New-plan application deadline

The annual application must reach the county Tax Collector by April 30. For the 2026 payment year that first-time application window has already passed.

Miss the second installment?

The official state form says an unpaid second installment is added to the December installment and results in loss of its discount. Use your actual installment notice for the amount.

This is not the same as making random partial payments The statutory installment plan follows specific enrollment and due-date rules. If you are not enrolled, do not break the annual bill into your own four payments and assume the account will be treated as an installment-plan account.
Delinquent taxes

If a Kissimmee-area property has unpaid 2025 taxes, get a live payoff

Real-estate taxes became delinquent April 1, 2026. Osceola states that 3% is added to the gross real-estate tax amount at delinquency, and qualifying unpaid parcels move toward advertisement and an online tax-certificate sale on or before June 1.

Do not pay from an old March bill

Once delinquent, the account can include statutory additions, advertising costs or certificate-related amounts that the old statement does not show.

If a certificate was sold

Redemption requires the certificate amount plus applicable interest and fees. Osceola states a $6.25 redemption fee applies on or after June 1.

Tax deed is later

A certificate holder generally cannot apply for a tax deed until the statutory waiting period has passed. Tax deed sales are handled through the Clerk’s process, not as an instant transfer at the certificate sale.

Business & vacation rentals

Kissimmee business tax and short-term rental tax have an extra local layer

Central Florida’s tourism economy makes this one of the most important Kissimmee-specific distinctions. A business address that says Kissimmee can trigger county requirements, City requirements, Tourist Development Tax obligations—or a combination depending on the location and activity.

Osceola County Local Business Tax Receipt

The Tax Collector administers county Local Business Tax Receipt functions. Main is the branch officially listing Business Tax Receipt service.

City of Kissimmee BTR

If the business is inside Kissimmee city limits, the City says a City Business Tax Receipt is required and businesses in the City also need an Osceola County BTR.

Outside city limits

A Kissimmee mailing address can be unincorporated Osceola County. The City specifically tells applicants to check city limits first because those addresses may only need the county BTR.

Tourist Development Tax

Osceola currently imposes a 6% Tourist Development Tax on qualifying short-term rental charges for accommodations rented for less than 180 days.

Vacation-rental fees matter

The Tax Collector explains that mandatory cleaning, processing, resort and similar guest charges can be part of the taxable rental consideration.

Use Main for county tourist-tax help

Campbell City specifically excludes Business and Tourist Tax services, so Main is the better Tax Collector destination for these accounts.

Osceola Tax Collector jobs: check the official page before applying

As of the September 16, 2026 source review, the official “Join Our Team” page says there are no positions available. Search engines and job boards can continue showing an older vacancy after its closing date.

Use the official careers page first

If the page still says no positions are available, treat an old indexed Tax Collector vacancy cautiously.

Never pay an application fee

Do not send identity documents or payment to an unrelated recruiter simply because a listing uses the Osceola Tax Collector name.
