Do not send an assessment appeal to the Collector. The Assessor’s Office handles valuations, exemptions, classifications, address corrections and appeals. The Collector cannot change the assessed value or remove an exemption error.

Bank bill-pay is usually a mailed check. Schedule it early enough to reach City Hall by the deadline and place the account number or plat/lot in the memo because the bank cannot attach your quarterly coupon.

FY2027 Providence tax deadlines and grace dates

Providence’s current Tax Collector page lists the following fiscal-year deadlines. Use the date on your own bill if it differs and verify any special city extension before relying on it.

Missing bill does not remove the obligation. The city mails annual bills in late June and says taxpayers must ascertain and pay taxes even when a bill is not received. Contact the office if no bill arrives by the second week of July.
Late-payment rule

How Providence interest works after a missed installment

The city FAQ says interest is charged at 1% per month from July of the fiscal year. A late installment can therefore create interest on more than the single quarter that was missed.

What becomes interest-bearing

If an installment is missed or late, interest is charged on the unpaid portion of the entire tax bill, including future quarters that are not yet due.

What must be paid to become current

The city says only the missing quarter or quarters must be paid, together with the required interest, to restore the account to current status.

Do not calculate a legal payoff from a generic calculator. Ask the Collector for the account’s exact current amount, especially before a closing, license clearance, DMV release or tax-sale payment.

The current Tax Assessor page links its Property Lookup to the Northeast Revaluation database at data.nereval.com. Use this database for assessment and property-record research—not for a live tax-payment payoff.

Providence Vision database link: what changed?

Searchers still use phrases such as “Providence RI tax assessor database Vision.” An older City Collector navigation link points to a Providence Vision/VGSI address that currently returns a 404 error. The current Tax Assessor page instead links Property Lookup to Northeast Revaluation.

Go to the City of Providence Tax Assessor page and select Property Lookup. It currently points to data.nereval.com for Providence.

Old Vision route

Do not assume an old gis.vgsi.com/providenceri bookmark is still the active database. A broken link does not mean the property record was deleted.

Database outage or 403 error: Some assessment systems block automated or privacy-protected browsers. Try the city-linked button in a normal browser, disable an overly strict script blocker for the official lookup, or contact the Assessor with the address and plat/lot.

The City’s open-data portal publishes yearly tax-roll datasets for bulk research and downloads. The 2025 Property Tax Roll states that it contains calendar-year 2024 property information billed in Fiscal Year 2025 and is updated yearly.

Owner-occupied certification

The city’s online form asks for two forms of proof:

  • RI driver license, State ID or accepted City ID.
  • One recent bank statement, mortgage statement, paystub, or formal state/federal document.
  • Redact account numbers, balances and salary details before uploading.
Additional exemptions

Ask the Assessor about owner-occupied status and available programs for qualifying veterans, disabled veterans, people over 65, blindness or disability. Eligibility and documentation are determined by the Assessor.

Providence assessment appeal timeline

November 15Fixed deadline to file the initial real/tangible property appeal with the local Assessor.

Pay while appealing unless the city tells you otherwise. An appeal questions the assessment; it does not automatically erase the bill, stop interest or prove that no payment is due.

How to use the Providence tax-rate grid safely

The Tax Assessor page currently links a PDF labeled 2025 Tax Rate Grid. It separates owner-occupied and non-owner-occupied residential classes and distinguishes 1-family, 2–5-family, 6–10 dwelling, 11+ dwelling, commercial and tangible categories.

Do not apply the 2025 PDF to an FY2027 bill. A rate grid from an earlier bill year is useful for historical comparison, not for calculating the current amount. Use the current certified bill, current Assessor page or direct office confirmation.
Mortgage and closing help

Escrow, sale, refinance and mailing-address checks

Mortgage company says it paid
  1. Ask for the payment date, amount and check/transaction reference.
  2. Check the Collector system for the correct property and quarter.
  3. Contact the Collector before making a duplicate payment.
  4. Keep the escrow statement and city confirmation together.
Mortgage was paid off or no longer escrowed
  1. Ask the Assessor to change the tax-bill mailing address from the old bank.
  2. Ask the Collector which quarter is next and whether payment posted.
  3. Record the mortgage discharge with the Recorder of Deeds if the bank has not done so.
  4. Sign up for Collector reminders or e-billing.
Property was sold

Providence says real-estate taxes attach to the land/building. Review the closing statement or ask the closing attorney how taxes were prorated between seller and buyer.

Property passed by will or joint tenancy

File the deed with the Recorder of Deeds and notify the Assessor of the correct mailing address. City staff cannot prepare the deed for you.

Municipal lien certificate: For a sale, refinance or formal closing check, contact the Collector’s office for the city’s municipal lien certificate process rather than relying only on an online balance.
Business taxpayers

Tangible taxes, business purchases and license clearance

Business taxes are billed one year behind

The city FAQ explains that a new business generally pays no tangible tax in its first operating year and is billed in the next year for the prior year’s business fixtures.

Buyer can inherit a seller-related problem

Before buying a business, request the current business-tax balance from the Collector. The city warns that a new owner may become liable for the seller’s final year if it is not settled.

License renewal can be blocked

A business whose tangible taxes are not current cannot renew its license. A denied renew-by-mail option may indicate unpaid taxes.

Assessment vs payment

Use the Assessor for the tangible-property return and valuation. Use the Collector for the billed balance, payment and license clearance.

Buying a business: Do not rely only on the seller’s statement. Ask the Collector for a current balance for the business and any involved real estate before closing.
Older vehicle accounts

Providence car tax and DMV registration-block clearance

Rhode Island discontinued the car excise tax beginning with the 2022 tax year, but unpaid Providence vehicle taxes from 2021 and earlier remain collectible.

Confirm every old vehicle accountThe city requires payment in full for a DMV clearance, and all vehicles registered in the taxpayer’s name must be paid.
Choose an accepted routeIn person, pay the tax and interest in full using cash, money order or debit/credit card, then tell staff you need a DMV release.

Serious delinquency

Providence tax sale, lien and right of redemption

The May 21, 2026 Providence tax sale has passed. The city’s official notice scheduled the online GovEase auction from 10:00 a.m. to noon and covered certain taxes assessed December 31, 2024 and/or prior years, together with listed costs and charges.

What a tax sale means

A third party pays the delinquent municipal amount and receives a tax lien. The city FAQ says the City does not directly sell the house to that bidder at the auction.

How the lien is removed

The owner must pay the required back taxes, statutory interest and fees through the correct redemption route.

Why 366 days matters

The city warns that after one year and one day, the lienholder may seek court foreclosure of the right of redemption.

Current status must be confirmed

A property listed in an old notice may have been redeemed, sold, removed or changed status. Call for a current payoff and legal status.

Tax sale can lead to loss of property through court. Do not rely on an old list or an estimated balance. Contact the Collector immediately and seek qualified legal help when a foreclosure-of-redemption proceeding is involved.

When are FY2027 Providence tax payments due?

The city lists July 24, 2026; October 24, 2026; January 24, 2027; and April 24, 2027. Listed grace dates are July 31, October 31, January 31 and April 30 respectively. Follow the dates on your bill and current city notices.

What should I do if my mortgage company or bank was paying the taxes?

Ask the lender for the payment date and reference, check the Collector account and contact the office before paying again. After a mortgage payoff or refinance, ask the Assessor to update the mailing address and confirm the next payment with the Collector.

How do I clear an old Providence car-tax DMV block?

Old vehicle taxes from 2021 and earlier remain collectible. The city requires payment in full for all vehicles in the taxpayer’s name, and the block is not removed automatically. After online or phone payment, email the confirmation number to the Collector so clearance can be sent electronically to DMV.
