El Dorado County property-tax due dates
Regular secured real-property taxes follow California’s two-installment cycle. The due date and the delinquency date are not the same thing: an installment becomes payable before the penalty date arrives.
What happens when an El Dorado County secured installment is late?

Why a confirmation email or a mailbox drop can still become a late payment

Supplemental tax bills are separate from the regular annual bill
A qualifying ownership change or completed new construction can trigger a supplemental assessment. The Assessor determines the new assessed value, the Auditor-Controller calculates the supplemental tax liability, and the Tax Collector bills/collects it.
A supplemental bill does not replace or recalculate the normal annual secured bill. You can owe both.

California Property Tax Postponement for eligible homeowners
The California State Controller, not El Dorado County, administers the Property Tax Postponement program. It can defer current-year property taxes on an eligible principal residence, but it is a postponement secured by a lien—not a tax exemption or cancellation.
The current program is aimed at qualifying homeowners who are at least 62, blind or have a disability and meet the remaining program requirements.
The State Controller currently lists household income of $57,002 or less and at least 40% equity, along with other requirements including no reverse mortgage.
