Account search

How to find a Derry property tax bill

The official portal provides several ways to find an account, which is useful if you do not have the paper bill in front of you.

Street address: enter the house number and street name. The portal says not to enter the street type such as Road, Street, Avenue or Lane.
Owner name: use the owner-search field when you know the ownership name associated with the account.
Parcel ID: remove dashes before entering the Parcel ID.
Bill number or tax year: these fields can help narrow a search for a specific bill.
Shared or public computer? The payment portal offers an option to remember entered values but specifically indicates that this is not recommended on a public or shared device.

Due dates

When Derry property tax bills are issued

Derry normally issues two property-tax bills each year. The two bills are not calculated in exactly the same way.

Town of Derry property-tax billing cycle
Bill Typical timing How it works
First bill Mailed near the end of May; normally due July 1 It is an estimated bill, generally based on one-half of the previous year’s tax.
Final bill Usually mailed in late October or early November It uses the finalized tax rate and assessed value, less the payment credited from the first bill. The Town states the final bill is due 30 days after mailing.

The New Hampshire Department of Revenue Administration sets the final tax rate in the fall. Because the final due date depends on when the rate is approved and the bill is mailed, use the due date printed on your actual bill rather than assuming the same December date every year.

No bill in the mail? Do not rely on the absence of a paper bill as proof that nothing is due. Use the official tax-bill portal or contact the Tax Collector to verify the account and current balance.
Tax rate

Derry property tax rate and the 2026 revaluation

The Town reports that the New Hampshire Department of Revenue Administration set Derry’s finalized 2025 tax rate at $18.99. That figure should not automatically be used to predict a later bill.

Derry is also conducting a 2026 revaluation. The Town’s revaluation guidance says the new tax rate is expected to be established by the Department of Revenue Administration in November and specifically warns owners not to use the current rate to estimate taxes from a newly updated assessment.

Assessment increase does not equal the same percentage tax increase. A property-tax bill depends on both the assessed value and the tax rate. During a town-wide revaluation, assessed values and the eventual rate can move in different directions.
Offline payments

Pay by mail, drop box or drive-up

By mail

The official portal directs check payments to:

Town of Derry
14 Manning Street
Derry, NH 03038

Use the remittance information supplied with your bill when available.

24-hour drop box

The Town has a payment drop box along the drive-through lane beside the pneumatic-tube stand.

Do not put cash in the drop box. The Town describes it as an option for check payments outside normal hours.

Drive-up

The Tax Collector lists the drive-up window as an available channel for tax payments.

If you need help resolving an account issue, calling the office first may prevent an unnecessary trip.

Right department

Tax Collector vs. Assessor: who handles your question?

The Tax Collector and Assessor work with the same property-tax system but handle different parts of it. Sending an assessment problem to the payment counter can delay the answer you need.

Choose the correct Derry office
Your question Start with Why
Current tax bill, balance or payment Tax Collector The Tax Collector is responsible for collecting property taxes and other Town receipts.
Property value or assessment Assessor The Assessor determines property values used for taxation.
Abatement, exemption or tax credit Assessor Derry’s Assessing Department publishes these programs and assessment-related processes.
Payment already made but account still appears unpaid Tax Collector Have the payment date, method and confirmation information available so staff can identify the transaction.
Derry Assessor Derry Municipal Center, 14 Manning Street
Phone: 603-432-6104
Secretarial staff hours published by the Town: Monday-Friday, 7:00 a.m.-4:00 p.m.
Tax relief

Low- and moderate-income property-tax relief

New Hampshire’s DP-8 program may provide a state refund for part of the state education property tax paid by an eligible homeowner. Derry’s official guidance says both Derry and East Derry properties can qualify when the program requirements are met.

The applicant must own a homestead subject to the state education property tax.
The homeowner must reside in the homestead as of April 1 of the claim year.
Derry currently lists household-income limits of $20,000 or less for a single person and $40,000 or less if married or head of a New Hampshire household.
Derry states completed DP-8 claims must be postmarked between May 1 and June 30 and submitted directly to the New Hampshire Department of Revenue Administration.
Use current program instructions. Eligibility rules, forms and filing years can change. Verify the current DP-8 form and requirements with the New Hampshire Department of Revenue Administration before filing.
Troubleshooting

Common Derry property-tax problems

I cannot find my property in the online system

Try a different official search field. For address searches, follow the portal’s instruction to omit the street type. For Parcel ID searches, remove the dashes. If the account still cannot be identified, contact the Tax Collector rather than guessing which record is yours.

My assessment looks wrong

The Tax Collector collects the bill but does not set the property’s assessed value. Assessment questions, exemptions, credits and abatements belong with the Derry Assessor.

I paid but need to verify the payment

Check the current account through the official portal and keep your confirmation, canceled check or other payment record. Contact the Tax Collector if the payment is not reflected as expected.

I missed a due date

Check the official account for the current amount due before sending a payment because the amount may no longer match the original paper bill. Contact the office when you need clarification about a delinquent balance.

I need to pay after office hours

The online portal remains the simplest remote option. For check payments, Derry also publishes a 24-hour drop box beside the drive-through lane. Do not put cash in that box.
