When St. Tammany property taxes become delinquent

Tax roll / bills arrive late in the yearThe Assessor says the assessed value appears on the tax bill in November after the assessment and millage process is completed.

What changed with St. Tammany delinquent property taxes in 2026?

Louisiana changed the system for 2026. For immovable property, unpaid statutory impositions that remain delinquent can lead to a tax-lien auction rather than the pre-2026 tax-sale-title process.

Interest

Louisiana law provides 1% per month or part of a month on delinquent statutory impositions, calculated on a noncompounding basis until payment or issuance of a tax-lien certificate.

Notice and auction

The revised law requires delinquency notice and provides for the tax collector to auction the lien after the required notice process.

St. Tammany’s 2026 portal notice: Online property-tax payments stopped July 1, 2026; the portal listed a July 29, 2026 tax-lien auction and required payment to be in the office before the close of the auction, with no postmark accepted. That date has now passed.

Homestead Exemption

A new homeowner who qualifies must apply; the exemption does not automatically follow the owner from the previous home.

Senior Freeze

The Assessor lists age 65+, an approved Homestead Exemption and income eligibility among the requirements. The maximum listed 2026 AGI is $102,700.

Disability / veteran programs

Special-assessment and veteran exemptions can require government ID, disability/VA documentation and tax-return evidence depending on the program.

A freeze does not freeze the final tax bill. The Assessor explains that a Senior Freeze freezes assessed value, while millage changes can still change the amount of tax due.
