Fast answer

Choose the situation that matches your tax bill

1
You have the statement

Use the parcel and tax-year information on the statement, then choose first half, second half or the full annual amount.

2
You do not have the statement

Use the Iowa Treasurer property search, try the owner name or parcel number, and verify the property before paying.

3
The account is late or complicated

Call for an exact payoff when interest, tax sale, special assessments, duplicate payments or escrow may be involved.

Best anti-duplicate check: If a mortgage company pays through escrow, compare the official parcel record with the lender’s payment record before paying the same installment yourself.

Parcel lookup

How to find the correct Sac County property before paying

The safest payment begins with the parcel. Search results can contain similar owner names, multiple parcels or an older tax year.

Start with the parcel number if you have it The parcel number is normally the strongest identifier because names and mailing addresses can change.
If you do not have a parcel number, search the owner Iowa Treasurer property databases support owner-name and parcel searches. Use fewer characters first when a spelling variation may be involved.
Match the property location Do not pay merely because the owner name looks right. Confirm the actual Sac County property connected with the tax record.
Confirm the tax year and installment The tax statement covers a tax cycle that can span two calendar years. Make sure you are paying the intended September or March installment.
Check for more than one parcel Owners of multiple lots, agricultural tracts or adjoining parcels should confirm whether each parcel has a separate amount due.
Stop if the record does not make sense Call the Treasurer with the property address, owner name and any parcel number before sending money to a questionable record.
Online payment workflow

How to pay Sac County property taxes online safely

Start from Sac County’s official Treasurer page Use the county page to reach the authorized Iowa Treasurers system instead of trusting a search ad or unrelated payment page.
Search the correct property Match the parcel, owner, property and tax year before adding anything to the payment cart.
Select the correct installment You may pay the full annual amount in September or split the bill between the September and March collection periods.
Check escrow or scheduled payments If a lender or automatic schedule may already be paying the account, verify that before submitting a second payment.
Choose eCheck or card Electronic check is the lower-cost online option. Credit cards carry a percentage service fee.
Finish before the deadline changes Iowa Treasurers warns that a transaction started on the last day of a collection month must be completed before midnight. If the calendar changes and delinquent fees now apply, the cart can be cleared and the transaction must be restarted.
Save the confirmation Keep the parcel, tax year, payment amount, date, confirmation and bank/card record until the county account updates.
Do not stop at “submitted.” A payment that is initiated but not completed before midnight on the last day can fail to protect the deadline. Make sure the transaction actually completes.
Fees & failed payments

Payment fees, card rules and returned-payment risk

Current Sac County / Iowa Treasurer payment costs
Method Published cost Best use Important detail
Online electronic check $0.25 final service cost per transaction Lowest-cost online route Traditional checking account only; not savings, money market, IRA or credit-card checks.
Online credit card 2.25% Card convenience Discover, MasterCard and Visa are listed; logo debit cards process as credit online.
In-office debit $2 flat fee Counter debit payment Different from the online card percentage.
Cash/check at office No processor fee stated Counter receipt or staff help Bring parcel or statement information.
Dishonored payment Additional fee may be charged, up to $30 under the Iowa Treasurer terms Not a payment method A failed payment can also leave the tax unpaid and subject to deadline consequences.
Why the eCheck wording is clarified here: Sac County’s page displays “.25 cents,” but the Iowa Treasurers service-fee page states the final electronic-check cost is $0.25 per transaction.
Flexible payments

Partial payments and scheduled payment plans

Partial payments are allowed on current taxes

Sac County says it will accept any amount toward current property taxes. The remaining balance still must be paid by the applicable deadline to avoid delinquency.

Two categories do not allow partial payment

Tax-sale amounts and special assessments cannot be paid partially under the county’s published rule. Ask for the exact required amount.

Automatic schedule options

Create an Iowa Treasurers account Use the state Treasurer system rather than trying to manually remember every small payment.
Add the correct property or properties Confirm each parcel before placing it on a schedule.
Choose monthly, weekly, biweekly or a set date Sac County lists all four scheduling choices.
Use “auto amount” when you want the system to divide the balance The system calculates the amount needed across the selected payments to meet the September 30 and/or March 31 deadline.
Be careful with your own fixed amount A fixed dollar amount can leave a balance due, which can then generate late fees or additional interest.
Payment calendar

September and March property-tax deadlines

September 1 — first half is due You may also pay the full annual amount during the September collection period.
September 30 — pay by this date to avoid first-half delinquency The first half becomes delinquent October 1.
March 1 — second half is due Keep the original annual statement or check the online parcel; do not wait for a separate reminder.
March 31 — pay by this date to avoid second-half delinquency The second half becomes delinquent April 1.
Delinquent interest: Sac County states that interest accrues at 1.5% per month while the parcel remains delinquent. Ask for an exact payoff instead of calculating from an old statement.
Offline payment routes

Pay by mail, courthouse drop box or at the counter

Mail
Sac County Treasurer
100 NW State St., Box 6
Sac City, IA 50583

Include a statement stub or enough parcel information for staff to identify the payment. Keep a copy of the check and mailing record.

Drop box

The county lists a payment drop box outside the southeast entrance of the courthouse. Include parcel/statement details so the payment can be posted correctly.

In person

Property-tax counter hours are Monday–Friday, 8:00 a.m.–4:30 p.m. Bring the statement or parcel, and keep the receipt.

Do not assume all Treasurer departments close at the same time. Property Tax runs to 4:30 p.m.; Motor Vehicle is listed to 4:15 p.m.; Driver’s License uses a separate Tuesday/Wednesday appointment schedule.
After payment

Payment not showing? Check these items before paying again

The parcel number matches the intended property
The tax year and installment are correct
The online confirmation says the transaction completed
The bank/card transaction actually cleared
A mortgage company did not also pay the account
A mailed/drop-box check has had normal processing time
Payment research call script “I’m checking a property-tax payment for parcel [number], owner/property [name/address], tax year [year]. The payment was [amount] on [date] by [online/check]. My confirmation or check number is [number]. Can you confirm whether it posted and to which installment?”
Do not submit a duplicate payment just because the screen is slow. Ask the Treasurer to research the first payment when you have proof it may already have been sent.

Delinquent parcel

What happens after Sac County property taxes become late?

Interest accrues monthly The county lists 1.5% interest per month while the parcel remains delinquent.
Delinquency notices are sent The county says notices go to owners with outstanding taxes as of November 1 and May 1.
Tax-sale notice must be mailed by May 1 This applies to a parcel subject to the annual tax sale.
Publication fee can attach on May 1 The county warns that the fee can attach even though newspaper advertising does not begin until June 1.
Qualifying parcels move to the annual June tax sale Once the account is at this stage, use the Treasurer’s current payoff rather than the original statement.
Important: The Iowa Treasurers Sac County landing page still surfaces 2025 tax-sale information. Do not treat that old date as a current 2026 deadline. Sac County’s current property-tax page only states that the annual sale occurs in June.
Tax sale & redemption

If the parcel reached tax sale, normal payment rules change

A tax sale is a statutory collection process for delinquent taxes. It is not the same thing as the county instantly transferring ordinary ownership to a bidder on sale day.

Owner-side tax-sale timeline
Stage County rule Owner action
By May 1 Tax-sale notice mailed to the taxed owner; publication fee can attach Request a current payoff immediately.
June 1 Delinquent parcels can be advertised in the Sac Sun Do not assume newspaper publication means the redemption period is over.
Annual June sale Treasurer offers delinquent tax liens through competitive bidding Ask whether your parcel was sold and request redemption instructions.
Redemption Guaranteed funds required; redemption interest is 2% per month Get the exact guaranteed-funds amount from the Treasurer.
No partial redemption: Sac County’s partial-payment rule does not apply to tax-sale amounts or special assessments.
2026 official state form

Senior or disabled property-tax credit: what the 2026 form actually requires

The 2026 Iowa Property Tax Credit Claim is a Treasurer-filed form, not a payment discount you subtract yourself.

Date check for August 2026: The normal June 1, 2026 filing date has passed. The state form says a county treasurer may extend the deadline to March 31, 2027. That does not mean Sac County automatically granted an extension—call 712-662-7411 before assuming you can still file.
2026 Iowa Property Tax Credit Claim — key eligibility points
Situation State-form rule What to prepare
Age 65–69 Iowa resident and 2025 household income under $26,895 Household-income information for the entire 2025 year.
Age 70+ May qualify under the standard income schedule or, for the expanded calculation, household income under 250% of the federal poverty level Household size and all required household income.
Totally disabled, age 18+ May qualify if disability and income rules are met Current qualifying disability documentation.
Married couple Considered one household when living together; only one claim Combined household income.
Nursing/care facility resident Homestead credit may still be possible when the home is not rented to someone else Ask how the occupancy and rental facts affect the claim.
Part of home used for business/rental Credit is limited to the qualifying personal-dwelling portion Square-footage percentage and income details.
Where to send it: The 2026 form explicitly says to return the claim to the county treasurer and not to the Iowa Department of Revenue.
2026 Iowa law change

Why future Sac County homestead bills may look different

New 10% homestead exemption: Iowa’s 2026 law replaces the former homestead tax credit with an exemption equal to 10% of taxable homestead value. The change applies to assessment year 2026 and therefore affects taxes paid in September 2027 and March 2028—not necessarily the tax installment you are paying in 2026.
Minimum exemption

$5,500 of taxable value for assessment year 2026.

Maximum exemption

$20,000 of taxable value for assessment year 2026.

65+ additional exemption

Eligible claimants age 65+ can also receive the existing additional $6,500 taxable-value exemption.

Already receiving homestead relief before July 1, 2026? Iowa DOR says eligible claimants are automatically transitioned to the new 10% exemption without refiling if they continue to qualify.
Correct office

Treasurer, Assessor or Auditor: who should handle the question?

Route the problem before you call
Your question Start with Reason
How much do I owe or did my payment post? Treasurer Collects property tax and maintains payment status.
What is my delinquent or redemption payoff? Treasurer Handles delinquency, tax sale and redemption funds.
Why is my assessed value high? Assessor Lists and values taxable and exempt property.
Do I qualify for homestead or disabled-veteran relief? Assessor Takes applications for most credits/exemptions tied to assessment.
Where do I file the senior/disabled 54-001 property-tax credit claim? Treasurer The state form is returned to the county treasurer.
How was the levy created? Auditor / taxing authorities The Auditor prepares and certifies tax levies based on budgets and tax bases.

Wrong assessed value

If you disagree with the property value, the payment deadline is not the appeal deadline

Iowa uses a separate spring assessment-review process. Waiting until the September tax payment window can be too late to challenge that year’s assessment.

Assessment date The Assessor values property as of January 1.
Assessment notices completed Assessors complete assessments and notify taxpayers.
April 2–25 — informal review Taxpayers may request an informal assessment review with the Assessor.
April 2–30 — Board of Review protest Taxpayers may file a formal protest with the local Board of Review.
May 1–31 — Board of Review considers protests The period may be extended under state rules.
Paying and appealing are separate tasks. The Treasurer collects the certified tax. The Assessor/Board of Review handles valuation disputes.
Manufactured/mobile homes

Mobile, manufactured or modular home tax relief

Sac County’s Treasurer forms include the Iowa Mobile/Manufactured/Modular Home Owner Reduced Tax Rate Application. Iowa DOR says this program is intended to provide comparable relief for qualifying owners whose homes are taxed under the mobile-home system.

Reduced-rate claim

For qualifying Iowa residents who meet the age and annual household-income rules. The normal filing date is on or before June 1, with possible Treasurer extension under state law.

Real-estate assessed home

If the mobile/manufactured/modular home is assessed as real estate, the ordinary Iowa property-tax-credit rules may apply instead. Ask the Treasurer which form matches your tax treatment.
