Why the amount may be higher than a simple tax calculator

Henry County’s own estimator excludes several exemptions and service fees. A bill can therefore differ materially from a fair-market-value × 40% × millage estimate.

Partial payment does not extend the deadline. Henry County permits full or partial payments, but an unpaid balance can still accrue interest and later penalties after the due date.

Mail and deadline

USPS postmark rules can make a last-minute mailed payment risky

Henry County says the payment must be received by the due date or satisfy its USPS-postmark rule. Its current property-tax guidance warns that, effective December 2025, a USPS postmark reflects first automated regional processing rather than the day an envelope was dropped at a postal location.

Write the bill number on the check

Make the check payable to Henry County Tax Commissioner or HCTC and clearly identify the intended bill.

Bank bill pay is different

A check generated through your bank’s online bill-pay service is not USPS-postmarked. Henry County says it must be received by the due date to avoid interest.

Do not depend on metered mail or certified bulk mail as proof of mailing. The county’s published guidance says those are not accepted as proof for this purpose.
Mailing-address status is changing. The Henry County Tax Commissioner homepage currently says its mailing address is “changing soon,” while some detailed tax pages still show 140 Henry Parkway. Verify the current mailing destination on the official site or by phone before sending a deadline-sensitive payment.
Ownership changes

Mortgage escrow, new owners and sold-property bills

Tax return vs tax payment: A property-tax return is an Assessor filing about property/value; it is not the same thing as paying the Tax Commissioner’s bill. Henry County says returns are filed with the Assessor between January 1 and April 1 in applicable situations.

Assessment appeal

Paying the bill and appealing the value are separate tasks

The Board of Assessors handles value and assessment appeals. Henry County says the notice of assessment gives the owner 45 days to appeal, and an appealing taxpayer receives an 85% bill while the appeal is unresolved.

Homestead and HB 581

Homestead exemption: what to file, when to file and why the bill can still change

  • Occupy it as the legal primary residence on January 1.
  • Claim one homestead property.
  • A married couple is treated as one family unit for the one-residence rule.
Deadline and documents

Henry County lists April 1 as the homestead deadline. Common required documents include recorded warranty deed, Georgia driver’s licenses reflecting the Henry County address, vehicle registrations, and divorce/other eligibility documents when applicable.

Frozen Henry County homestead: The county’s property-tax rights brochure says Henry County offers frozen homestead treatment on County and Water taxes and that, once approved, the taxable value for that treatment is frozen at the previous year’s value. Ask the Assessor how the freeze appears on your parcel record.

HB 581 / statewide floating exemption

Henry County’s property-tax page labels a help topic “HB581/FSW.” The county’s official rights brochure separately explains a statewide floating exemption for qualifying primary residences in taxing jurisdictions that have not opted out. It describes the benefit as the difference between a base-year value adjusted annually by an inflationary index and current fair-market value, applying to the home and generally no more than five acres subject to the brochure’s stated limitations.

Do not calculate a floating exemption from this article. The Assessor must determine eligibility, base-year treatment, parcel acreage and which taxing jurisdictions/exemptions apply. The Tax Commissioner then bills the resulting taxable amounts.

Mobile/manufactured home: the land-ownership test matters

You own the land and the home is permanently attached

Henry County’s rights brochure says the home is treated like other homeowner real property. Homestead may be available, the bill is mailed in September and the standard November 16 due date applies under the brochure’s guidance.

You do not own the land

The home is treated as personal property. Henry County says the bill is issued January 1, due April 1, and a current paid-tax decal must be displayed. The county says homestead is not available in this situation.

Moved a home into Henry County? The county says register it within 30 days and bring title/proof of ownership plus a current Henry County receipt showing taxes paid.
