Plymouth property tax due dates
Plymouth’s fiscal year runs from July 1 through June 30. Real estate and personal property bills are mailed in two billings but paid in four quarterly installments. Preliminary installments cover quarters 1 and 2; the actual bill covers quarters 3 and 4.
| Installment | Bill type | General due date | What to know |
|---|---|---|---|
| Quarter 1 | Preliminary | August 1 | For FY2027, the Town posted August 3, 2026 because the normal date did not fall on a business day. |
| Quarter 2 | Preliminary | November 1 | For FY2027, the official posted due date is November 2, 2026. |
| Quarter 3 | Actual | February 1 | The actual bill reflects the new assessment and fiscal-year tax amount. |
| Quarter 4 | Actual | May 1 | Use the Town’s current Bill Information page for the specific fiscal-year date. |
If the first day of the month falls on a weekend or holiday, the Town states that the quarterly installment is due on the following business day.
What happens if a Plymouth property tax bill is late?
The Town states that payments received after the applicable due date incur interest. For real estate and personal property taxes, a demand is generally issued after the fourth-quarter billing cycle when an unpaid balance remains.
The Town’s Bill Information guidance says a $15 demand fee is added when a demand is issued, in addition to the unpaid balance and applicable interest.
The Treasurer / Collector states that failure to receive a bill does not remove the taxpayer’s obligation and that fees and interest are not waived simply because a bill was not received.
Tax title and Land Court notices
The Treasurer’s side of the office establishes and maintains tax-title accounts for delinquent taxes. A Land Court citation is more serious than an ordinary bill reminder: the Town explains that it can indicate a foreclosure-of-redemption proceeding involving unpaid real estate taxes.
If you receive a Land Court citation, follow the response deadline printed on the notice and consider obtaining appropriate legal advice. Do not rely on a general web article in place of the court papers or official instructions for your case.
Find Plymouth property values, parcels and tax records
The Collector handles payments and balances, while property valuation data is maintained through the assessing side of Town government. Plymouth provides a property-value search and a GIS map viewer for parcel and location information.
Who handles a tax amount, property value or abatement?
Many property-tax problems involve two different offices. The Treasurer / Collector handles collection questions such as payments, unpaid balances and overpayments. The Assessors determine property assessments and handle abatements and property-tax exemption applications.
- Current payment status
- Outstanding property-tax balances
- Overpayment questions
- Demand bills
- Tax-title collection questions
- Payment methods and billing questions
- Assessed property value
- Property-record corrections
- Real estate abatements
- Property-tax exemptions
- Assessment-related ownership or mailing information
Abatement deadline matters
Plymouth’s assessment guidance explains that the actual third-quarter bill is the bill associated with the new assessment and the abatement filing period. The Town’s Important Dates page lists February 1 as the normal final date for filing an abatement application, subject to the specific year’s calendar and official filing notice.
Useful Plymouth property-tax details
The Town states that real estate tax bills are subject to a 1.5% Community Preservation Act surcharge.
Real estate bills are mailed to the owner of record as of January 1. A mid-year buyer should not assume the Town will automatically send the remaining bills in the new owner’s name.
The Town says bills are not sent directly to mortgage lenders or tax services. Property owners should still monitor the account and investigate any demand notice.
Municipal lien certificates
The Treasurer / Collector publishes the following municipal lien certificate charges:
| Property type | Fee |
|---|---|
| Residential property | $50 |
| Four or more family residence | $100 |
| Commercial or industrial property | $150 |
