Nueces County property-tax due dates and penalty timeline

County guidance says tax statements are mailed by October, taxes are due upon receipt, and January 31 is the last day to pay before delinquency.

The current FAQ lists the first payment before January 31, second before April 1, third before June 1 and fourth before August 3. Eligibility and exact account dates should be confirmed before relying on the schedule.

Correction timing matters: the county FAQ says a corrected statement is sent after the Tax Office receives the adjusted taxable value from NCAD and warns that corrections can take several weeks. Do not simply wait for the corrected statement and let a tax deadline pass; confirm the amount and payment instructions with the Tax Office while NCAD fixes the appraisal record.

Exemptions & appeals

Missing exemption, higher value or protest question?

Residence homestead, disabled, age-65-or-older and disabled-veteran exemptions are appraisal-district issues. The Tax Office cannot simply edit the appraisal record because a tax statement looks wrong.

Missing exemption on the statement

Check whether the required exemption affidavit was filed with NCAD. The county FAQ says corrected statements follow after NCAD certifies the correction to the Tax Office.

Over-65 tax deferral

The county FAQ describes a deferral for qualifying homeowners who own and occupy the residence. The lien remains and interest continues at 8% per year; deferral is not forgiveness.

2026 protest deadline and online appeal

Nueces CAD states that the normal protest deadline is May 15 or 30 days after delivery of the Notice of Appraised Value, whichever is later. Its 2026 press release repeats that rule. Follow the date on your own notice.

The current NCAD deadline page says the normal deadline is May 15 or 30 days after delivery of the Notice of Appraised Value, whichever is later. Use the date on your own notice. Business-personal-property bills and rendition deadlines

A business that leases its real estate can still receive a separate tax bill for furniture, fixtures, machinery, equipment, inventory or other taxable business personal property. That bill is separate from the real-estate tax statement sent to the property owner.

Need an extension or a rendition form?

NCAD’s 2026 system requirements track an April 15 BPP rendition deadline and extension requests through May 15. Do not assume the later date is automatic: if you need an extension, confirm the request method and timing with NCAD before the normal deadline.
