Tax Lien Warning

⛔ Texas Attorney Fee Warning: After July 1, delinquent property taxes are referred to a collection attorney. An additional 15–20% attorney fee is added on top of your penalty and interest. On a $5,000 tax bill, this adds $750–$1,000 instantly. Pay before July 1 to avoid this.

1
I need to pay or print a bill

Open WIPP, search the correct block/lot account, choose the quarter and save the confirmation.

2
My mortgage company may pay

Check payment status before sending money and read the “Advice Only” bill instructions.

3
The bill is late or unclear

How to view, print or pay Monroe Township taxes online

Open the Township-linked Edmunds GovPay portalUse the portal linked by the official Township Tax Collector, not an ad, another Monroe municipality or a generic New Jersey tax site.

Confirm the propertyCheck the owner, location, block, lot, qualifier and account before selecting a bill.
Select the correct year and quarterThe annual bill combines final third/fourth quarters for the current year and preliminary first/second quarters for the next year.
Review prior payments and balanceCheck whether a mortgage company, title company, bank bill-pay service or prior payment already appears.
Choose card or e-checkThe Township lists 2.95% for Mastercard/Visa and $1.95 for e-check. Card and e-check payments are online only.
Save and verify proofKeep the confirmation, bank record and screenshot until WIPP shows the payment as posted to the intended quarter.

QuarterEach annual statement contains four coupons spanning two calendar years.Confirm February, May, August or November before paying.

No postmark protection: Monroe says the payment must be received by the office by the applicable deadline. A postmark, bank processing date or scheduled delivery date does not count as receipt.
Official ACH form

How to enroll in free automatic quarterly tax payments

Monroe offers free direct debit from a checking or savings account. The official authorization form and Tax Collector page provide these requirements.

Get the current Township ACH formUse the Tax Collector or Forms & Applications page rather than recreating the form yourself.
Enter the tax-account detailsProvide name, property location, block, lot, qualifier, phone, mailing address and email.
Enter the bank detailsProvide the routing/ABA number, bank account number, checking or savings selection and bank name.
Attach bank proofInclude a voided check or, for savings, a voided savings-account deposit slip.
Sign and submit earlyThe Township says the form and voided document must arrive no later than 10 days before the quarterly due date.
Expect debit on the fourthMonroe says each quarterly amount is withdrawn on the fourth of February, May, August and November.
Cancel or update in writingThe debit continues until the Township receives a written request to stop it. Complete a new form when the home is sold or banking details change.
The linked ACH PDF has a stale staff header. It still names former Collector Angela Ciaston, while the current Township page names Alexandra Uhrig, CTC. Use the PDF for the required account and banking fields, but use the current Tax Collector page for staff/contact details and the current rule requiring submission at least 10 days before the quarterly due date.

Quarterly calendar

Due dates, ten-day grace period and weekend rule

February 1 — first quarterPreliminary bill for the new calendar year.
May 1 — second quarterSecond preliminary installment.
August 1 — third quarterFirst final-bill installment after the annual rate is set.
November 1 — fourth quarterSecond final-bill installment.
Grace through the 10th

The Township allows payment through the 10th without interest. If the 10th falls on a weekend or holiday when the office is closed, the grace period moves to the next business day.

Interest becomes retroactive

When payment arrives after the grace period, interest is charged from the original first-of-the-month due date—not merely from the day after the grace period.

Do not plan around a presumed extended deadline. Third-quarter dates can occasionally change when tax rates are certified late, but use only a current Township notice or the live account—not an old news post.
Delinquent balances

How Monroe Township calculates late-payment consequences

Published delinquency rules
RuleOfficial guidancePractical effect
Payment allocationDelinquent payments apply to interest first, then the oldest principal.A partial payment may leave principal delinquent and still accruing interest.
First $1,500 delinquencyInterest accrues at 8%.Ask for an exact payoff rather than estimating.
Amount over $1,500Interest accrues at 18%.Once the account reaches 18%, Monroe says it remains at that rate until fully current.
December 31 balanceA 6% year-end penalty may apply to delinquent current-calendar-year balances.Resolve a year-end balance with the Tax Office, not an online calculator.
Returned paymentPayment is reversed and a $20 fee is charged. The tax account may again be late and interest may continue.
Exact payoff required: Interest, oldest-balance allocation and tax-sale costs can make an old printed bill inaccurate. Call 732-521-4405 when paying a delinquent account.
Problem solving

What to do when the bill or payment is missing

No bill receivedUse the official account portal to view or print the account and call before the grace deadline. Nonreceipt does not cancel the tax obligation.
Online payment not showingKeep the GovPay confirmation and bank record, then verify the correct parcel, quarter and posting status.
Bank bill pay is delayedMonroe says bank bill pay normally sends a physical check. Allow 10 days and remember the bank send date is not receipt.
Mortgage company usually paysCheck WIPP and contact the lender before paying twice. The original bill may have been coded to the bank.
Returned e-check or checkThe payment is reversed and the Township adds a $20 returned-payment fee.

Mortgage-code help

What “Not a Bill – For Advice Only” means

This label normally means the account is coded for a mortgage company and the taxpayer received a copy for information.

Your lender still pays
  • Check the escrow statement.
  • Check account payment status.
  • Do not send a duplicate only because an advice copy arrived.
  • Contact the lender if the expected payment is absent.
You now pay your own taxes
  • Monroe says you may use the advice-only copy to make payment.
  • Notify the Tax Office to remove the bank code.
  • Confirm where future bills should be sent.
  • Keep written proof of the change request.
Closing tip: After refinancing, paying off a mortgage or changing escrow arrangements, check the online tax account before the next quarter rather than waiting for a missing original bill.
2026 state deadlines

ANCHOR, Senior Freeze, Stay NJ and $250 deductions

Property-tax relief applications do not automatically pause a Monroe quarterly bill. Keep following the current account and payment instructions unless the Township or State confirms a changed amount.

Current filing deadline: New Jersey lists November 2, 2026 as the deadline for the 2025 property-tax relief application. Applicants age 65 or older, and certain Social Security or Railroad Retirement disability recipients, use the combined PAS-1 application for Senior Freeze, ANCHOR and Stay NJ.
ANCHOR

Property-tax relief for qualifying New Jersey homeowners and renters.

Hotline: 1-888-238-1233

Senior Freeze

May reimburse eligible increases above an established base-year property-tax amount.

Hotline: 1-800-882-6597

Stay NJ

A property-tax benefit for eligible homeowners age 65 or older. It is claimed through PAS-1 with the other senior programs.

$250 senior, disabled and surviving-spouse deduction

Age 65 or disabled as of December 31 of the pretax year
New Jersey resident for at least one year before October 1 under the current state page
Own and occupy the home as of October 1 of the pretax year
File Form PTD with the Assessor or Tax Collector and include proof
File annual Form PD5 with the Tax Collector on or before March 1
Appeal a denial with Form A-1 by April 1 when applicable
Official-source conflict: Monroe’s local checklist says two years of New Jersey residency, while the current New Jersey Division of Taxation page says at least one year before October 1. Do not self-decide eligibility from the older local wording. Use the current state page and confirm with the Monroe Tax Assessor.
Income evidence: Monroe’s local checklist currently references income of $10,000 or less excluding Social Security and asks for prior-year state/federal returns, age or disability proof, Social Security proof and property-ownership documents. State rules and thresholds should be checked at the time of application.

Veteran or surviving-spouse deduction documents

Honorable-discharge documentation
Service Record / DD-214
Monroe Township voter-registration card
Veteran death certificate and updated voter record for an eligible surviving spouse
Assessment challenge

Assessment looks wrong? Follow the April 1 appeal path

The Tax Collector collects the bill but cannot change the assessed value. Monroe says the assessment card is mailed in late January and a standard tax appeal is filed with the Middlesex County Board of Taxation by April 1.

Read the assessment cardMatch the owner, property, Block, Lot, Qualifier, classification and assessed value to the correct parcel.
Contact the Monroe Tax Assessor firstAsk whether the record contains an ownership, property-description, classification, exemption or data error. The Assessor is Tricia Mercado in Room 105 at 1 Municipal Plaza; main assessment phone 732-521-4400.
Gather value evidenceUse comparable sales and reliable property records for the relevant valuation period. A high tax bill by itself is not the same as evidence that the assessment is incorrect.
Use the correct county formThe Middlesex County appeal page provides the A-1 appeal form, instructions, 2026 guidelines, hearing schedule and property-sales search.
File by April 1Monroe’s Assessor page identifies April 1 as the standard filing deadline. Added or omitted assessments use a different appeal form and timing.
Keep payment and appeal tasks separateContinue following the current bill and payment instructions unless the responsible authority gives different written guidance.

What the bill funds

Why the total is more than the municipal tax alone

The Monroe Tax Collector collects the combined property-tax bill, but the amount supports several separately budgeted entities.

Township

Municipal services and the Township open-space fund.

Middlesex County

County services, county open space and county library.

Schools and fire districts

Monroe Township Board of Education and the applicable Fire District 1, 2 or 3.

Practical rule: Call the Collector when a payment or total balance is wrong. Contact the Assessor when the property value, classification, ownership or exemption record is wrong.

Monroe Township NJ Tax Collector FAQs

How do I pay Monroe Township NJ property taxes online?

Use the official Edmunds GovPay portal linked by the Monroe Township Tax Collector. Search the property account, verify the Block, Lot, Qualifier, owner, tax year and quarter, then review the 2.95% card fee or $1.95 e-check fee before paying. Save the confirmation until the account shows the payment.

What are the Monroe Township Tax Collector office hours and contact details?

The Tax Office hours listed through the Township payment information are Monday through Friday, 8:30 a.m.–4:30 p.m. The office is at 1 Municipal Plaza, Monroe Township, NJ 08831. Tax billing phone: 732-521-4405. Current Tax Collector: Alexandra Uhrig, CTC.

When are Monroe Township property taxes due?

Quarterly taxes are due February 1, May 1, August 1 and November 1. Monroe allows a ten-day grace period through the 10th. If the 10th falls on a weekend or holiday when the office is closed, the grace period moves to the next business day.

Does Monroe Township accept the postmark date?

No. Mailed and bank bill-pay payments must be received by the Tax Office by the applicable grace-period deadline. A postmark or bank send date does not control the Township receipt date.

What are the Monroe Township online property-tax payment fees?

Monroe lists a 2.95% processing fee for Mastercard or Visa and $1.95 for e-check. The service provider retains the fee; it is not shared with the Township.

Does Monroe Township offer free automatic ACH property-tax payments?

Yes. Submit the authorization form and a voided check or savings deposit slip at least ten days before the quarterly due date. The debit occurs on the fourth of the due month and continues until written cancellation. The linked PDF may show a former Collector name, so use the current Township page for contact and timing details.

What should I do if I did not receive a Monroe Township tax bill?

Use the official account portal to view or print the bill and call 732-521-4405 if the property or mailing information is unclear. Failure to receive a bill does not remove the obligation to pay.

What does “Not a Bill – For Advice Only” mean?

It usually means the account is coded for a mortgage company. If the lender still pays, verify escrow and account status before paying. If you now pay directly, Monroe says you may use the advice-only copy and should ask the Tax Office to remove the bank code.

What is the 2026 deadline for ANCHOR, Senior Freeze and Stay NJ?

New Jersey lists November 2, 2026 as the deadline for the 2025 property-tax relief application. Applicants age 65 or older, and certain disability-benefit recipients, use the combined PAS-1 application for Senior Freeze, ANCHOR and Stay NJ.

How do I challenge a Monroe Township property assessment?

Review the assessment card mailed in late January, contact the Monroe Tax Assessor to verify the record, gather valuation evidence and file the applicable appeal with the Middlesex County Board of Taxation by April 1. Continue following current payment instructions unless the responsible authority gives different written guidance.
