What does the Monroe County Tax Collector actually handle?

In Monroe County, Florida, the Tax Collector collects real-estate and tangible personal property taxes after the Property Appraiser completes the assessment roll. The office also handles many vehicle, vessel, driver-license, business-tax and other state-agent transactions, although services vary by branch.

Use the Tax Collector for

Paying or searching a property-tax bill, confirming a posted payment, getting a prior tax bill, asking about a missing bill, installment or partial-payment options, delinquent tax redemption and tax certificates.

Use the Property Appraiser for

Assessed value, exemptions, homestead filings, parcel characteristics, ownership data, property search, TRIM notices and questions about how the taxable value was established.

Do not confuse a tax bill with TRIM

The annual TRIM notice explains proposed values, exemptions and taxing-authority rates. It is not the same thing as the Tax Collector’s annual payment bill.

Florida Keys address check Monroe County stretches through a long island chain. A Key Largo, Plantation Key, Marathon, Big Pine Key or Key West property can all belong to the same county tax system, but the most convenient service counter may be many miles away. Match the transaction to the branch before driving down Overseas Highway.
Tax bill search

How to search and pay Monroe County property taxes online

The official Tax Collector website sends property-tax users to the Monroe County GovHub/County-Taxes portal. Use that linked system for live account information rather than relying on an amount copied into a directory, search result or old tax notice.

Start from the official Tax Collector payment route

Open the Monroe County Tax Collector’s property-tax page or payment page first. That official page links to the authorized Monroe County tax account system.

Locate the correct tax account

Use the search fields presented by the live portal. Have the property address, owner information, parcel/account information or tax notice available so you can distinguish similar results.

Confirm county, property and tax year

Before opening checkout, verify that the record is for Monroe County, Florida and that the parcel, situs address, owner/account information and tax year match the bill you intended to pay.

Check whether the amount is current or delinquent

An old printed notice may not show current interest, advertising costs or tax-certificate amounts. The live account should control when a balance has become delinquent.

Choose the payment method after reviewing the fee

The Tax Collector currently lists e-check with no additional service charge, a $2.85 PIN-debit service charge and a 2.85% credit-card service charge. Recheck the checkout screen before authorizing payment.

Save proof until the account posts

Keep the confirmation, tax account information, tax year and bank/card record. If the payment does not appear as expected, use that information when contacting the Property Tax Department.

2026 timing

Monroe County property-tax dates, discounts and where September 2026 fits

Monroe County’s regular annual real-estate tax cycle begins when tax notices are mailed on or before November 1. The gross annual amount is due by March 31, and unpaid real-estate taxes become delinquent April 1.

As of September 15, 2026, the normal 2026 annual bill cycle has not yet reached its November payment period. If you are enrolled in the quarterly installment program, however, the second installment is due September 30. If you are trying to pay an unpaid 2025 annual bill now, treat it as a delinquent account and use the live balance.

November4% early-payment discount
December3% early-payment discount
January2% early-payment discount
February1% early-payment discount
MarchGross amount due by March 31
Timing Regular real-estate tax rule What to do
On or before Nov. 1 Annual tax statements are normally mailed. Search online if the bill has not arrived by the second week of November.
November 4% discount period. Pay early only after verifying the correct tax year and parcel.
December 3% discount period. Check the live amount because the discount changes with the month.
January 2% discount period. Do not rely on a November amount saved earlier.
February 1% discount period. Confirm any mortgage/escrow payment before paying a duplicate bill.
March 31 Gross annual amount due. Resolve a missing or rejected payment before delinquency begins.
April 1 Unpaid real-estate taxes become delinquent. Use the live delinquent balance and Tax Collector instructions.
No bill does not mean no tax The official office explains that the taxpayer remains responsible for determining the amount due even if a tax notice is not received. For a missing statement, search the official portal or call the Property Tax Department at 305-295-5044.
Ways to pay

Online, check, wire and other payment details

E-check

The official payment page currently lists e-check with no additional service charge. Use the routing information from an actual check/account and verify the account entry carefully before submitting.

Credit or debit card

The current official page lists a $2.85 service charge for PIN debit and 2.85% for credit cards. These processor costs can change, so the live checkout screen controls.

Mail a check

Checks on U.S. banks are directed to Sam Steele, Tax Collector, P.O. Box 1129, Key West, FL 33041-1129. Include enough bill/account information for proper posting.

Wire transfer

The official payment page tells taxpayers to call 305-295-5090 for wire-transfer instructions rather than publishing bank details openly.

Entered an e-check incorrectly? The official office states that a taxpayer who mistakenly submits an e-check has until 5:00 p.m. to call for a payment reversal. If this affects you, contact the Tax Collector immediately rather than submitting a second payment first.
Alternative plans

Quarterly installments, partial payments and homestead tax deferral

These programs solve different problems. Do not treat “installment,” “partial payment” and “deferral” as interchangeable terms.

Quarterly installment plan

For eligible real-estate and tangible personal property accounts with estimated tax over $100. The application window runs between November 1 and April 30 for the applicable tax roll year.

Statutory partial payment

Allows current-year real-estate or tangible tax to be paid in pieces. Each partial payment must be at least $100, early-payment discounts are forfeited and the current-year balance must be cleared by March 31 to avoid delinquency.

Homestead tax deferral

A separate program for qualifying homestead-exempt taxpayers whose taxes are high relative to household income. A deferral creates a lien and deferred taxes accrue interest.

Quarterly installment schedule

Installment Due date Calculation / discount Practical note
First June 30 One-quarter of prior year’s gross tax, discounted 6% If paid in July instead, the first-payment discount is lost. Failure to make it by July 31 ends that year’s installment participation.
Second September 30 One-quarter of prior year’s gross tax, discounted 4.5% This is the next installment date for enrolled taxpayers as of September 15, 2026.
Third December 31 One-quarter of adjusted current-year tax, discounted 3% A missed prior installment can be rolled into a later payment, with the relevant discount lost.
Fourth March 31 One-quarter of adjusted current-year tax, no discount Any unpaid balance remaining April 1 becomes subject to delinquent-tax rules.

What happens after Monroe County property taxes become delinquent?

For real estate, unpaid taxes become delinquent April 1. The official Important Dates page states that a 3% interest charge is added to the gross real-estate tax amount at that point. Advertising costs and tax-certificate procedures can follow if the balance remains unpaid.

April 1: the account becomes delinquent

Do not calculate a payoff from the original November bill. Open the live account or contact the office for the amount currently required.

Advertising costs can be added

The office states that delinquent real-estate accounts are advertised and that related advertising costs are added.

Tax certificate sale follows the statutory process

Florida uses tax certificates for delinquent real estate. A certificate is a lien against the real estate; it is not a direct purchase of the property.

Redeem through the Tax Collector

When a tax certificate exists, the property owner or other authorized payer redeems it by paying the required taxes, interest and applicable costs through the official process.

Tax deed is a later, separate process

The official Tax Collector explains that after the statutory waiting period a certificate holder may apply for a tax deed, and the Clerk of the Circuit Court conducts the tax-deed sale process.

A tax certificate is not ownership Buying or holding a Florida tax certificate does not itself transfer the property. This page is not investment advice and does not estimate returns, winning bids or the likelihood of obtaining real estate.

Records routing

Tax Collector vs Property Appraiser vs Clerk: where should your records question go?

In Florida, “property records” can mean at least three different things. Sending the question to the right office is usually faster than calling the closest government counter.

Your question Start with Reason
How much tax is due? Tax Collector The Tax Collector maintains the payment account and collects the billed amount.
Did my tax payment post? Tax Collector Payment history and current bill status belong to the collection side.
Why is my assessed value this high? Property Appraiser The Property Appraiser establishes assessed value and maintains the assessment roll.
Where is my homestead exemption? Property Appraiser Homestead and other property-tax exemptions are assessment functions.
I need a parcel/property search Property Appraiser Property characteristics, assessment, exemptions and parcel information are maintained there.
I need a deed or recorded instrument Clerk / official records route Recorded instruments are not Tax Collector payment records.
A tax certificate exists Tax Collector Certificate redemption and tax-deed application amounts begin with the Tax Collector.
Tax bill / payment records Use the official Tax Collector-linked account system for live bills and payment status.
Search tax account
Assessment / property records Monroe County Property Appraiser provides property search, homestead filing, maps, tax estimator and assessment records.
Open Property Appraiser
Property Appraiser contact Key West office: 500 Whitehead Street; 305-292-3420. Marathon and Plantation Key offices are also listed.
View Appraiser contacts
TRIM notice is not a tax bill If the dispute is about market value, assessed value, exemptions or the proposed-tax notice, start with the Property Appraiser and the applicable Value Adjustment Board process rather than withholding payment based only on a Tax Collector question.
Office services

Other services provided by the Monroe County Tax Collector

The Florida Tax Collector is more than a property-tax cashier. Monroe County’s office acts as an agent for state and local agencies and publishes branch-specific service menus.

Motor vehicles and vessels

Titles, registrations, license plates, vessel services and related motorist transactions. Not every test or specialty service is offered at every branch.

Driver licenses and ID

Several offices handle driver-license services, with earlier service cutoffs and branch restrictions for testing.

Local Business Tax

The Tax Collector handles Local Business Tax services. Check the appropriate branch and current application requirements.

Tourist Development Tax

This is especially relevant in the Florida Keys rental market. Use the dedicated Tax Collector department rather than the property-tax account portal.

Hunting and fishing licenses

Several offices list hunting and fishing license service as part of the Tax Collector’s state-agent role.

Other selected services

Depending on location, services may include concealed-weapon permit applications, passports, birth certificates and hurricane re-entry stickers.

Vacation-rental owner? Property tax and Tourist Development Tax are separate obligations with different accounts and filing processes. Do not use a real-estate tax payment confirmation as proof that rental-tax filing obligations are complete.
Troubleshooting

Common Monroe County tax problems and the fastest next step

The tax bill never arrived

Search the official tax account. If you still cannot locate the expected bill by the second week in November, contact the Property Tax Department at 305-295-5044.

The mortgage company should have paid

Do not assume the informational notice means the escrow payment posted. Check the live tax account before making a second payment.

The property value looks wrong

Paying the bill and challenging the assessment are separate workflows. Contact the Property Appraiser for value, exemption or parcel-record issues.

The old bill amount no longer matches

Discounts change monthly before delinquency, and interest/costs can change after April 1. Use the live amount rather than recalculating from an old paper bill.

You started a partial-payment plan

Keep your own record of every partial payment and remaining balance. Partial payments lose the early-payment discount and must be completed by March 31 to avoid delinquency.

You are unsure which Monroe County this is

This article covers Monroe County, Florida—the Florida Keys. Do not use these portals for Monroe County in New York, Pennsylvania, Michigan, Mississippi or another state.

Before paying: correct Monroe County, Florida account.
Tax year: match the year shown on the live account.
Parcel/address: confirm the property, not just a similar owner name.
Payment status: check escrow or earlier online payments first.
Fee: review the processor charge before authorizing.
Proof: save the final confirmation and account details.
