Maplewood Property Tax Due Dates and Grace Period
Maplewood property taxes normally follow New Jersey’s quarterly schedule. The regular installment dates are February 1, May 1, August 1 and November 1.
| Quarter | Regular due date | Regular grace-period end | What to know |
|---|---|---|---|
| First | February 1 | February 10 | If the grace deadline falls on a weekend or holiday, Maplewood extends it to the next business day. |
| Second | May 1 | May 10 | Payment received after the applicable grace period can accrue interest back to the original due date. |
| Third | August 1 | August 10 | A delayed annual tax-rate certification can occasionally cause a separately announced third-quarter deadline. |
| Fourth | November 1 | November 10 | For 2026, the regular fourth-quarter grace date is November 10 unless Maplewood issues a specific change. |
Online Fees, In-Person Payments and Drop Boxes
| Method | Current guidance | Important detail |
|---|---|---|
| E-check / ACH online | $1.95 transaction fee | Uses bank-account and routing information through the Township-authorized payment system. |
| Credit/debit card online | 2.95% transaction fee | Review the processor charge before submitting a large property-tax payment. |
| In person | Town Hall Tax Office | The current detailed billing page specifies cash or check for counter payments and says the office does not have a card-processing machine. |
| Check payable to Township of Maplewood | Receipt by the office controls the payment date; postal postmarks are not accepted as proof of timely payment. | |
| Tax Office drop box | Available at Town Hall | Use a secured Tax Office drop box only. Do not place cash in a drop box. |
Late Property Taxes, Interest, Tax Sale and Liens
If a payment is not received by the applicable grace-period deadline, Maplewood can charge interest from the original quarterly due date rather than from the end of the grace period.
Maplewood’s current guidance lists an annual interest rate of 8% on the first $1,500 of the delinquent balance.
The remaining delinquent balance is subject to an 18% annual interest rate under the Township’s published guidance.
If the property enters tax-sale status
Maplewood conducts an annual tax sale, generally in the fall. The Township states that prior-year balances can be included in the sale and that once a parcel is in tax-sale status, the balance cannot be paid through the regular online system.
To remove an account from tax sale, Maplewood says the required amount must be paid in full using the payment form permitted by the Tax Collector for tax-sale accounts. The Township specifically warns that a personal check submitted for an account already in tax-sale status may be returned.
Redeeming an existing tax lien
After a tax lien has been sold, redemption is handled through the Tax Collector. Maplewood states that eligible parties include the property owner, heirs, a holder of a prior open tax certificate, a mortgage holder or a legal occupant, provided the right of redemption has not been cut off.
Maplewood requires lien redemption to be paid in full by cash or certified funds through the Tax Collector’s office. For a payoff figure or lien-specific instructions, contact the office at 973-762-8120 ext. 3000 before sending money.

Sewer and Stormwater Bills Are Separate From Property Tax
Maplewood’s sewer and stormwater utility charges are not part of the quarterly property-tax bill. The Township states that these utility charges are paid directly by the property owner and are not normally paid through a mortgage escrow account.
Maplewood lists a 2026 sewer charge of $314.60 per unit. A two-family property with two units would therefore have a $629.20 sewer charge before other applicable utility charges.
The Township lists a $70 charge per full stormwater unit. Stormwater billing is based on an approximation of impervious surface area, so amounts can vary by property.
Maplewood says sewer and stormwater charges are billed together and cover the calendar year. Check the bill itself for the exact utility due date because utility billing does not follow the four quarterly property-tax dates.

2026 Property-Tax Relief Deadline: ANCHOR, Senior Freeze and Stay NJ
New Jersey’s 2025 benefit-year property-tax-relief filing deadline is November 2, 2026. The State uses different filing routes depending on the applicant’s age, disability status and program eligibility.
Common Maplewood Property-Tax Problems
I did not receive my tax bill
Maplewood states that failure to receive a mailed bill does not remove the obligation to pay on time or erase interest on a delinquent payment. Use the official online account system or contact the Tax Collection Office to confirm the amount due.
My mortgage company pays taxes, but I received a utility bill
Property-tax escrow does not normally cover Maplewood sewer and stormwater charges. Those utility bills are separate obligations paid by the property owner.
My online payment is not showing
Keep the payment confirmation and first verify that the correct property account was used. If the payment still does not appear, contact the Tax Collection Office rather than submitting a duplicate payment immediately.
I think my assessment is too high
The Tax Collector cannot change an assessed value simply because the resulting tax bill is high. Assessment records and assessment appeals belong with the Tax Assessor and the applicable assessment-appeal process.
I missed the grace period
Ask the Tax Collector for the current balance before paying. Once a grace period has expired, interest can be calculated back to the original quarterly due date, so an old bill amount may no longer equal the payoff amount.
My account is in tax sale or already has a lien
Do not rely on the normal online payment route. Contact the Tax Collector for the current amount, accepted funds and deadline that apply to the account’s tax-sale or lien status.
