Quarterly schedule

Manalapan Township property-tax due dates and grace period

Property taxes are normally due four times each year: February 1, May 1, August 1 and November 1. Manalapan Township provides a 10-day grace period under its normal collection schedule.

Normal quarterly property-tax schedule
Quarter Statutory due date Normal grace-period deadline
1st quarter February 1 Normally through February 10
2nd quarter May 1 Normally through May 10
3rd quarter August 1 Normally through August 10 unless the Township announces an extension
4th quarter November 1 Normally through November 10
Weekend or holiday rule: If the tenth falls on a weekend or holiday, Manalapan Township states that the grace period extends to the next business day.
Special extensions can occur: For the third quarter of 2026, Manalapan Township extended the grace period to August 18 because tax bills were mailed later than usual. Do not assume a similar extension applies to another quarter; check current Township notices.
Late payments

What happens when Manalapan property taxes are late?

After the applicable grace period expires, Manalapan Township applies interest from the statutory quarterly due date. The Township publishes an 8% rate on the first $1,500 of delinquent tax and 18% on amounts over $1,500, subject to New Jersey law.

The Township also states that delinquent municipal charges totaling $10,000 or more at calendar-year end can be subject to an additional 6% year-end penalty.

The Tax Collector cannot waive interest simply because a payment was mailed late. The Township states that the Collector must collect taxes and statutory charges according to state law and does not have authority to reduce a tax or waive required interest.

Accounts that need special handling

Municipal or third-party tax liens

Tax-lien redemptions cannot be paid through the normal online tax-payment system. Redemption figures must be requested from the Tax Collector in advance.

Bankruptcy accounts

Balances may be transferred to a special-charges account. A regular tax account can appear paid even though money remains due under special charges.

Special-charge accounts

These balances are separate from the normal tax account and cannot be paid online. Contact the Tax Collector for the amount and correct payment procedure.

The Township says lien-redemption figures may take three or more business days to prepare and that certified funds may be required for redemption payments.

Tax account lookup

How to look up a Manalapan property-tax account

The Township’s online system can be used to view a current tax balance, print the current year’s tax bill and calculate interest to a future date. Use the property information shown in the account to make sure you have selected the correct parcel before paying.

Confirm the owner name and property address.
Compare the block and lot with your tax bill or deed records.
Use the Tax Account ID when your bank’s bill-pay system asks for an account number.
Check for messages about liens, bankruptcy or special charges before assuming an account is fully paid.
Lookup limitation: Manalapan Township says its online tax-account lookup is for informational purposes and does not replace a formal municipal tax search. Account information can be updated, corrected or reversed.

Tax Collector vs. Tax Assessor

The Tax Collector receives property-tax payments and manages tax-account balances. The Tax Assessor determines and maintains property assessments and handles assessment-related records and appeal information.

If your question is about why a property is assessed at a particular value rather than how to pay the tax bill, use the Manalapan Township Tax Assessor.

Tax bills and receipts

Tax bills, new owners and payment receipts

Manalapan Township normally mails property-tax bills once each year in July. A new bill is not automatically issued simply because ownership changes.

If you recently bought the property

If the tax bill was not provided at closing, contact the Tax Collector or use the online account lookup to obtain the current bill and amount due. Not receiving a bill does not remove the obligation to pay tax or interest.

If you recently sold the property

The Township asks sellers to keep a copy for their records and provide the original tax bill to the new owner at closing.

If you need an in-person receipt

Bring the complete tax bill with your check when paying at the municipal building if you need the bill receipted.

If you need a receipt by mail

Send the complete tax bill with a self-addressed stamped envelope. Otherwise, the canceled check can serve as the payment record.

Check-payment checklist

Make the check payable to Manalapan Township.
Use the current date; post-dated checks are not accepted.
Sign the check before submitting it.
Make sure the numeric and written amounts match.
