Use the correct LA County Tax Collector website or login

Most people searching “LA County Tax Collector payment” need either a one-time secured property tax payment or an unsecured property tax payment. Do not create an account until you know it helps your situation.

Property Tax Inquiry / One-Time Payment Best for one secured property tax bill. Use AIN and the bill details requested by the portal.
Property Tax Management System Best for owners, agents or managers handling several properties. Useful for saved lists and status checks when you manage multiple AINs.
Unsecured Property Tax Best for business equipment, boats, aircraft and similar unsecured bills. Use roll year, bill number and bill-specific PIN when requested.
Collection Services Best when your notice is from TTC Collection Services, not a standard secured bill. Follow the identifiers and address on the collection notice.
Local shortcut: if you only own one home or parcel in LA County, start with the one-time secured property tax inquiry/payment route. Account login is usually better for people managing several parcels.

Payment history is a separate service from making a new payment. Use it when you need to confirm a posting, compare escrow activity, print a record or research a possible duplicate payment.

Open official payment historyUse the LA County Secured Property Tax Payment History page.
Enter the AINUse the 10-digit Assessor’s Identification Number from the secured bill.
Check the available fiscal yearsThe county describes this as a courtesy service for secured payment history for the past three fiscal tax years.
Compare with your proofMatch amount, installment, posting date, receipt, bank reference or escrow statement.
Contact TTC for mismatchesIf the online history and your proof disagree, use Public Inquiries with the AIN, tax year, amount and confirmation details.
Troubleshooting

Payment not showing, returned or applied to the wrong bill?

Confirmation but no posting

Do not pay again immediately. Save confirmation, bank/card record, amount, date, AIN and tax year, then check official payment history after processing.

eCheck returned later

An online confirmation does not always mean the payment fully settled. Bank rejections, debit blocks and wrong account details can create a returned payment.

Wrong AIN or tax year

Contact Public Inquiries with the intended and entered details. Do not send a second payment until the county gives a clear next step.

Escrow or lender confusion

Ask the lender for the payment date, amount, check/trace number, AIN and tax year, then compare the county history.

Call/inquiry script“I am checking a payment for AIN [number], tax year [year], installment or sequence [number]. The payment amount was [amount] on [date] by [method], and my confirmation/check/reference number is [number]. Can you confirm whether it posted, returned or applied to another account?”

Unsecured property tax

LA County unsecured property tax: boats, aircraft and business property

Unsecured property tax is not tied to land as security. LA County describes unsecured property as value-based tax on items such as boats, jet skis, aircraft, business fixtures, business furniture and business machinery.

Annual unsecured bills

Mailed between March 1 and June 30. If not received by July 15, use the county route to view/request a copy.

Lien date

The owner of record on January 1 is responsible, even if the property was later sold, moved, disposed of or removed.

Due date

Due upon receipt and delinquent after 5:00 p.m. Pacific Time on August 31, unless the date is legally extended.

Use the bill-specific PIN if neededEach unsecured bill PIN is tied to its roll year and bill number.
Choose online, mail or in-person helpFor online payment, follow the county unsecured payment route. For mail, use the unsecured P.O. box.
Call the correct lineFor unsecured questions, call 213-893-7935.
Unsecured penalties

What happens when LA County unsecured property tax is late?

After August 31

LA County states a 10% penalty plus a $12 Notice of Enforcement cost may be imposed after the unsecured delinquency deadline.

Later lien cost

The county describes an additional $93 Notice of Lien collection cost for unpaid unsecured bills at the later statutory stage.

Monthly penalty

Additional penalties of 1.5% per month can accrue until the unsecured taxes are paid in full.

Sold after January 1? For unsecured property, LA County says there is no proration based on the ownership period. If you owned the property on the January 1 lien date, you may still be responsible for the full bill.
Office routing

Tax Collector, Assessor or city office?

Amount due, receipt, payment, penalty or payment historyCorrect office:LA County Treasurer and Tax Collector.
Assessed value, owner name, parcel characteristics or exemptionsCorrect office:LA County Assessor.
Direct assessment or charge from another districtCorrect office:Start with the bill detail, then ask the listed agency/district if needed.
City of Los Angeles business tax, utility, parking or permit billCorrect office:The city department, not LA County TTC.
Practical rule: the Tax Collector collects and posts payments. The Assessor controls value, ownership and exemptions. Asking the wrong office wastes time near a deadline.
New owner and escrow help

New LA County property owner? Check the bill even if escrow was involved

Escrow closings can create confusion because the property tax year, ownership transfer, supplemental bill and lender payment may not line up in a way that feels obvious.

Ask escrow/lender whether they paid the first installment, second installment or only prorated closing credits.
Use the AIN to check current status through the official county portal.
Watch for supplemental or adjusted bills after ownership change or new construction.
Request a duplicate bill if the annual secured bill was not received and you still owe taxes.
Do not rely only on the prior owner’s forwarding or the mortgage company’s verbal statement.
Save the closing statement, escrow tax proration and lender payment proof.
