Howell Township, New Jersey · Current tax-payment and account-help guide
Pay, Check or Correct a Howell Tax Account
Find the correct property, understand the live 2026 billing status, choose a payment route and avoid deadline mistakes such as relying on a postmark or placing a check in the drop box after its daily pickup.
This independent guide explains the official steps first. Open Howell’s WIPP portal only when you are ready to verify the actual property, installment, interest and processor fee.
2026 bill update: Howell says the tax rate was finalized and the online amounts available from July 15, 2026 are the newest billing information. The Township also said adjustments, printing and mailing would take about two weeks and that the confirmed mailing date and any quarter-specific grace period would be posted separately. Use the latest Township notice and your live account before relying on a generic August deadline.

Tax Lien Warning
⛔ Texas Attorney Fee Warning: After July 1, delinquent property taxes are referred to a collection attorney. An additional 15–20% attorney fee is added on top of your penalty and interest. On a $5,000 tax bill, this adds $750–$1,000 instantly. Pay before July 1 to avoid this.

Current-year status
How to use Howell’s 2026 billing update correctly
Online amount
Use the live WIPP record as the starting point for the newest 2026 amount after the Township’s July 15 rate update.
Printed bill timing
The Township said adjustments, printing and mailing needed additional time after the rate was finalized.
Grace-period timing
Use the current bill or Township announcement when a quarter receives an extended date; do not assume every quarter ends on the tenth.
Mortgage-payment check: A lender or tax service may receive the bill electronically or by bank code. Property owners should still verify the live account after the expected escrow payment posts.
The Tax Collector page is the right source for the latest mailing and grace-period announcement because a static third-party calendar cannot reflect a temporary extension.
Open Howell WIPP ID 1321Use the Township-linked portal. Avoid wrong-intent results for Howell County, Missouri or Howell Township, Michigan.
Search with the strongest identifierUse block, lot and qualifier from the bill when available. Otherwise begin with the owner or property details offered by the portal.
Separate tax from sewerThe same office handles tax and utility collection. Confirm the account type, year and due date before selecting an item.
Check every open lineLook for an older installment, interest or a separate balance rather than assuming the newest quarter is the only amount due.
Review the fee shown at checkoutThe processor must display the current convenience fee before authorization. Fees can change, so the live checkout is more reliable than an old notice.
Save and verifyKeep the confirmation, amount, account and payment date. Reopen the record after processing and call before submitting a duplicate.
WIPP versus property records: Use WIPP for the bill and payment status. Howell says its separate Tax Search site is temporarily suspended; use Monmouth County OPRS for assessment/property-card information.
The account is not in lien redemption or bankruptcy
The displayed processor fee is acceptable
Bank/card details are accurate
A receipt or confirmation will be retained
Do not rely on a similar owner name alone. A wrong-property payment can be difficult to correct. Use the block, lot, qualifier and location together when more than one match appears.
Current fee check
How to compare payment costs without using a stale fee
Older Howell notices and third-party pages show different e-check or card fees. The Township’s static page does not currently publish a complete live fee schedule, so the processor’s final review screen should be treated as the current source.
Payment routes and the fee check to make
Method
What to verify
Useful when
Do not assume
Online e-check
Read the flat fee shown before authorization
You want a bank-account payment without mailing
An old published e-check fee is still current
Online debit/credit card
Read the percentage and total convenience fee
Card convenience outweighs the processor cost
The fee is a Township tax charge
Counter payment
Ask about the accepted method and any card fee before paying
You need staff help or a stamped receipt
In-person card use is fee-free
Check or money order
Correct payee, property, amount and receipt method
Mail, counter or drop box fits the deadline
A postmark or late drop-box deposit protects the due date
Best practice: Compare the displayed electronic fee with the time and delivery risk of a check. Do not abandon checkout until you know whether the portal has already submitted the transaction.
Offline payment routes
Pay by mail, at the counter or through the 24-hour drop box
Mail
Make the check payable to Township of Howell, include the tax stub and send it to:
For a returned receipt, include the entire bill and a self-addressed stamped envelope.
Counter
Bring the entire bill so the office can receipt it. The Township publishes cash, check, money order and credit card as counter options.
Office: second floor, 4567 Route 9 North.
Drop box
Rear exterior center of the Municipal Building, to the left before the entrance doors. It is available 24/7 for tax and sewer payments.
Never deposit cash.
Prepare a check the Tax Office can post
Payee reads Township of Howell
Written and numeric amounts match
Check is signed and currently dated
Block and lot are written in the memo
Correct remittance stub is enclosed
A copy or photo is retained
Understand the drop-box cutoff
Staff retrieve the box once each business day by 9:00 a.m.
Payment is received only after removal and entry
Interest runs to the business day of retrieval/posting
Postdated checks cannot be held
Practical timing example: A check placed in the box after the daily pickup may not be entered until the next business day. Near a grace-period deadline, counter or confirmed online payment may provide clearer timing.
Call script“I am calling about Howell property [address], block [number], lot [number], qualifier [if any]. I need to confirm [the amount through a date / whether a payment posted / a lien redemption / a special-charge balance].”
Do not go to the wrong building: The Tax Collector is in the Route 9 Municipal Building. Howell Police and Municipal Court are at 300 Old Tavern Road.
Howell property-tax due dates, grace period and late interest
February 1Standard first-quarter due date.
May 1Standard second-quarter due date.
August 1Standard third-quarter date; use the current 2026 bill-update notice for any extended grace period.
November 1Standard fourth-quarter due date.
Postmarks do not count. Howell states that payment must be received by the Tax Collector by the end of the applicable grace period.
Weekend or holiday: When the normal tenth day falls on a weekend or legal holiday, the next regular business day is generally the last grace-period day, unless a current notice states something different.
Ask for interest through the receipt date. For a late check, tell staff when and how the payment will arrive. Howell says money is applied to interest first and then to the oldest outstanding principal.
Large year-end delinquency: Howell’s municipal code establishes a 6% year-end penalty for tax delinquency over $10,000 that remains unpaid before the end of the fiscal year. Request an official payoff instead of estimating this charge.
What buyers and sellers should do with the tax bill
Seller checklist
Copy the bill and last payment proof.
Give the original bill to the buyer at closing.
Identify which quarter the closing adjustment covered.
Confirm whether an escrow payment is still scheduled.
Buyer checklist
Obtain the original bill and closing statement.
Request a duplicate if the seller did not provide it.
Verify block, lot, qualifier and mailing address.
Do not wait for a newly printed bill in the buyer’s name.
Ownership does not reset the deadline. Howell says bills are not reissued solely because a property was sold. The current owner remains responsible for keeping the account current.

Open bankruptcy

Special assessments or charges
They may sit outside the regular tax line
Ask staff to identify every amount required
Tax-sale risk
Taxes, sewer, special assessments and other municipal charges may enter the annual sale process
Request current status and payoff immediately
“Paid” can be incomplete in a bankruptcy account. A regular line may appear satisfied after amounts move to a separate special-charge record. Confirm all linked balances with the office.

How to request Howell lien-redemption figures
Identify the liened propertyComplete block, lot, qualifier, property location and lien number when known. The form says every field must be completed for processing.
Identify the requesterProvide person/company, mailing address, phone and email. An heir, tenant/occupant or other requester may need proof.
Show the redeemer’s property interestA title company or attorney must name the person who will redeem, and that person must have an interest in the property.
Select a realistic tender dateAccount for weekends and holidays. The form says to allow 10 business days for processing and mailing both ways.
Prepare return deliveryInclude a self-addressed stamped envelope or prepaid overnight package because the response is mailed to the supplied address.
Check whether a fee appliesThe form states that two requests per year are free, after which $50 is required; an outside lienholder requesting figures on an owned lien must provide $50.
Do not use an old payoff after the tender date changes. Interest and permitted charges can change. Ask whether new figures are needed when closing or payment is delayed.
Open the Monmouth property cardSelect Howell as the district, search by location, owner or block/lot, then open “more info” and the property-card or assessment-postcard tab.
Check factual data firstReview land/building description, dimensions, improvements, ownership and mailing information. A factual correction can be different from a market-value dispute.
Use market evidenceHowell explains that an appeal generally requires three to five comparable sales, not a comparison with a neighbor’s assessment or tax bill.
Consider TIARA before the appeal yearMonmouth County’s Taxpayer Informal Assessment Review Application allows documents and photos to be uploaded during its annual availability window, generally after tax-list certification around May and before reassessment work begins in September.
Confirm the current filing deadlineThe Assessor page may display a prior-year example. Use the current Monmouth County notice before filing.
Keep paying the bill during a review or appeal. A pending assessment question does not automatically suspend collection deadlines or interest.

The Township’s proof sheet is useful before filing because an unsigned form or missing supporting document can delay review.
How do I pay Howell Township property taxes online?
Open Howell Township’s official WIPP portal, find the correct property, verify the owner, block, lot, qualifier, tax year and installment, review the processor fee displayed before authorization, and save the confirmation.
What are the Howell Tax Collector phone number, address and office hours?
The Tax and Utility Collector’s phone number is 732-938-4090. The office is on the second floor of the Howell Township Municipal Building at 4567 Route 9 North, Howell, New Jersey 07731. Published hours are Monday through Friday, 8:30 a.m. to 4:30 p.m., except holidays.
When are Howell Township property taxes due?
Standard quarterly due dates are February 1, May 1, August 1 and November 1. Howell generally publishes a 10-calendar-day grace period, but a current bill or Township notice controls when a quarter is extended.
Does a postmark count for a Howell property-tax payment?
No. Howell states that a postmark is not treated as the payment date. The Tax Collector must receive the payment by the applicable deadline or grace-period date.
What fee does Howell charge for an online tax payment?
The payment processor displays the current e-check or card convenience fee before authorization. Because processor fees can change, review the live WIPP checkout amount rather than relying on an older fee copied from a notice or third-party page.
Where is the Howell tax-payment drop box?
The 24-hour payment box is at the rear exterior center of the Municipal Building, to the left before the entrance doors. Do not deposit cash. Staff retrieve it once each business day by 9:00 a.m., and payment is not received until it is removed and entered.
What should I do if I did not receive a Howell tax bill after buying a home?
Ask the seller or closing agent for the original bill and request a duplicate from the Tax Collector when necessary. Howell does not issue a replacement solely because ownership changed, and not receiving the bill does not remove the payment responsibility.
Can I pay a Howell tax lien or bankruptcy account online?
Do not use ordinary online payment for a municipal or third-party lien redemption or an account in bankruptcy. Contact the Tax Collector for the correct balance, certified-fund requirement, redemption form and special-charge instructions.
What documents are needed for a Howell senior, disabled or veteran deduction?
Senior applicants need proof of age and New Jersey/dwelling residency. Disabled applicants need a physician’s certificate or Social Security award proving permanent total disability plus residency proof. Veteran applicants need DD214 and New Jersey residency proof. Survivor claims require the additional death and relationship documents listed by the Assessor.
Should I contact the Howell Tax Collector or Tax Assessor?
Contact the Collector for bills, balances, payments, interest, receipts, liens and special charges. Contact the Assessor for property value, ownership records, deductions, exemptions, property cards, TIARA review and assessment appeals.
Official-source review: July 18, 2026. The live Howell account, taxpayer’s current bill, Township billing alert and Tax Collector/Assessor instructions control. Payment fees, mailing dates, grace periods, interest, liens, office closures and form requirements can change.
