Gulf County property-tax due dates and discounts
Gulf County follows Florida’s annual property-tax collection cycle. Tax statements are mailed on or before November 1, and taxpayers can receive progressively smaller discounts for paying before March.
| Period | What applies | Practical action |
|---|---|---|
| November | 4% discount | Pay by the applicable November deadline shown by the Tax Collector to receive the listed discount. |
| December | 3% discount | Check the current bill before paying because the payable amount changes as discounts expire. |
| January | 2% discount | Use the current tax bill rather than an older mailed amount. |
| February | 1% discount | Pay before the discount period ends if the account is still unpaid. |
| March | Gross tax amount due | The official schedule says the gross amount is due by March 31. |
| April 1 | Unpaid taxes become delinquent | Check the updated delinquent balance before sending payment. |
Property-tax installment payment dates
The Gulf County Tax Collector provides an installment application for qualifying taxpayers. The official calendar states that applications for the next year’s installment plan are due by April 30.
Due on or before June 1. The official schedule states that failure to remit the first payment by June 30 cancels participation.
Due before September 30.
The third installment is due by December 31, and the fourth/final installment is due by March 31.
What happens when Gulf County property taxes become delinquent?
Unpaid real property taxes become delinquent on April 1. The Tax Collector states that a 3% penalty is then added to unpaid real-estate taxes. Delinquent taxes are advertised, and advertising costs are added to the balance.
For unpaid tangible personal property taxes, the Tax Collector states that a 1.5% monthly penalty applies after April 1. Tangible accounts can also move into warrant and collection procedures if they remain unpaid.
Tax certificates and unpaid real property
If real property taxes remain unpaid, the Tax Collector conducts a tax certificate sale. A tax certificate represents a lien for the unpaid taxes; it is not the same thing as an immediate sale of the property to the certificate buyer.
The office states that delinquent real-estate taxes are advertised for three consecutive weeks before the certificate sale. Because penalties, advertising expenses and other statutory charges can change the payoff amount, obtain a current balance rather than relying on an earlier bill.
Who fixes a wrong owner name, address or assessed value?
The Gulf County Tax Collector collects real-estate and tangible personal property taxes, but it does not make every change to the underlying tax roll. The Tax Collector specifically directs changes involving the owner’s name, address, property location or assessed value to the Gulf County Property Appraiser.
Start with the Gulf County Tax Collector when the issue involves an unpaid balance, receipt, tax payment or delinquent account.
Use the Gulf County Property Appraiser for assessed value, exemptions and property-record issues within that office’s authority.
If the tax roll shows incorrect ownership, address or location information, confirm which correction the Property Appraiser requires.

Published hours: Monday–Friday, 9:00 a.m.–5:00 p.m.
Property search, assessed value, exemption questions and corrections to underlying appraisal records generally belong with the Property Appraiser rather than the collection office.
What else does the Gulf County Tax Collector handle?
The Gulf County Tax Collector’s current website lists several services beyond property-tax collection. Availability, required documents and service locations can differ, so use the official service page for the specific transaction.
What to check before visiting the office
Use Port St. Joe or Wewahitchka based on the service you need, not simply the closest mailing address.
The current site publishes Eastern Time for Port St. Joe and Central Time for the Wewahitchka satellite office.
For property tax questions, having the owner name, property number, bill number or property address can make the account easier to identify.
Do not send an old statement amount when penalties, advertising charges or other delinquency costs may have changed the balance.
