Cranford Tax Collector: Pay Taxes, Office Hours & Address
The Cranford Tax Collector handles Township property-tax and sewer payments. Use this page to find the official payment portal, current Tax Office address and hours, quarterly due dates, payment options, account information and the right office when your issue is an assessment rather than a payment.
Cranford’s Tax Office also provides payment-history and current-bill access through the Township’s online tax system, so many routine account checks can be completed before visiting the Municipal Building.

Ways to pay a Cranford tax bill
The Township publishes several ways to make a property-tax payment. Choose the method that gives you enough time before the deadline and keep evidence of the transaction.
Use the official Cranford Online Payments page and follow the Taxes link to the Township tax system.
Mail or bring payment to Cranford Township, 8 Springfield Avenue, Cranford, NJ 07016. Cash is not accepted by the Tax Office.
The Township identifies a drop box outside the rear of the Municipal Building, on the wall to the left of the door used to come upstairs.
You may schedule a payment through your bank’s online bill-pay service. Build in sufficient mailing or processing time.
Cranford offers an automatic-debit program. The Township says the enrollment form must reach the office by the first of the month before the payment is due.
What you can check in a Cranford property-tax account
The Township says its online payment screens provide current property-tax account information. This makes the portal useful even when you are checking a bill rather than making a payment.
If a recent payment is missing
First confirm that you searched the correct property and review your payment confirmation. Bank bill-pay and mailed payments need delivery time. If the payment still does not appear, contact the Cranford Tax Office at 908-709-7229 or 908-709-7230 with the property details and your payment record available.
What if you received the bill but your mortgage company pays the taxes?
If your property taxes are escrowed and the original Cranford tax bill came to you instead of the mortgage company, the Township instructs homeowners to have the mortgage company fax a copy of the homeowner’s authorization letter to the Tax Office at 908-276-7664.
Cranford sewer bills are also handled through the Tax Collector
The Tax Collector page covers both property-tax and sewer payments. For 2026, Cranford states that residential sewer bills are payable in one installment due May 1, while commercial properties have a two-installment option due May 1 and August 1.
Do not confuse the sewer account with the quarterly property-tax schedule. The Township’s Online Payments page provides separate links for taxes and sewer bills.
Tax Collector vs. Tax Assessor in Cranford
The Tax Collector handles billing and collection. The Tax Assessor handles property assessments. If your question is about how much your property is assessed for, an assessment change or an assessment appeal, the Assessor—not the Tax Collector—is usually the correct starting point.
Assessment appeal timing
Cranford’s Assessor FAQ states that the normal assessment-appeal filing deadline is April 1 of the tax year in question and that the appeal must be received by that deadline. Property-tax appeal rules can involve exceptions, so confirm the current filing requirements with the responsible assessment authority before acting.
New Jersey property-tax relief information for Cranford residents
The Cranford Tax Collector page directs residents to New Jersey property-tax relief programs, including ANCHOR and programs available through the combined PAS-1 process for qualifying seniors and Social Security disability recipients.
Cranford also lists a state-run walk-in assistance office at 6 Commerce Drive, 3rd Floor, Cranford, with published hours of 8:30 a.m. to 4 p.m. The Township notes that this location assists with state-run programs and state taxation and does not publish a phone number for that walk-in office.
Common Cranford tax-payment problems
| Problem | What to check | Next action |
|---|---|---|
| Payment is not showing | Correct property account, confirmation and payment date | Allow applicable processing or mail time, then call the Tax Office if it remains missing |
| You received a bill despite mortgage escrow | Whether your mortgage servicer is scheduled to pay | Follow Cranford’s authorization-letter fax procedure and confirm before paying twice |
| You disagree with the assessed value | Assessment record and appeal deadline | Contact the Tax Assessor rather than treating it as a collection dispute |
| You planned to pay cash | Alternative accepted method | Use online payment, eligible check/payment method, bank bill pay, ACH or another option accepted by the office |
| Deadline is very close | Current due date and any published grace period | Avoid assuming mailed or bank bill-pay funds will arrive immediately |
