Cranford Tax Collector: Pay Taxes, Office Hours & Address

The Cranford Tax Collector handles Township property-tax and sewer payments. Use this page to find the official payment portal, current Tax Office address and hours, quarterly due dates, payment options, account information and the right office when your issue is an assessment rather than a payment.

Cranford’s Tax Office also provides payment-history and current-bill access through the Township’s online tax system, so many routine account checks can be completed before visiting the Municipal Building.

Payment rule to know: Cranford’s Tax Collector page states that the Tax Office does not accept cash. Use an accepted electronic, check, mail, drop-box, bank bill-pay or ACH option instead.

Online payment

How to pay Cranford property taxes online

The Township’s official Online Payments page links property-tax and sewer accounts to the WIPP payment system operated through Edmunds GovTech. Start from the Township page rather than a search-engine advertisement or an unfamiliar payment site.

Open Cranford’s official Online Payments page Use the Township page and select the link for Taxes. The same official page also provides the separate sewer-bill route.
Locate the correct property account Search using the identifying information requested by the official tax system. Confirm that the property and account details match before continuing.
Review the current bill and payment history Cranford states that its online tax screens provide the current bill, assessed value and payment history. Check the amount and account before submitting payment.
Select an available electronic payment option Follow the payment system’s current instructions. Any processing or convenience charge displayed by the portal should be reviewed before you authorize payment.
Save the confirmation Keep the receipt or confirmation number until the payment appears in your tax-account history.
Do not assume an online fee: payment-provider charges can change. Review the amount shown by the official payment system before submitting the transaction instead of relying on an older fee quoted elsewhere.

Deadlines

Cranford property tax due dates

Cranford property taxes are billed on the standard New Jersey quarterly schedule: February 1, May 1, August 1 and November 1. The Township may publish a specific grace period for an installment, so the current Tax Collector notice should be checked before relying on a grace date.

Current 2026 notice: Cranford’s Tax Collector page reports that Final 2026 / Preliminary 2027 bills were mailed September 9, 2026. The fourth-quarter 2026 installment is due November 1, 2026, with the Township publishing a ten-day grace period through November 10, 2026.
Mail timing matters: the Tax Office specifically advises allowing travel time when paying by mail or through a bank’s online bill-pay service. Do not wait until the last day if the payment must physically reach or be processed by the office.
Payment choices

Ways to pay a Cranford tax bill

The Township publishes several ways to make a property-tax payment. Choose the method that gives you enough time before the deadline and keep evidence of the transaction.

1
Online

Use the official Cranford Online Payments page and follow the Taxes link to the Township tax system.

2
Mail or office

Mail or bring payment to Cranford Township, 8 Springfield Avenue, Cranford, NJ 07016. Cash is not accepted by the Tax Office.

3
Drop box

The Township identifies a drop box outside the rear of the Municipal Building, on the wall to the left of the door used to come upstairs.

4
Bank bill pay

You may schedule a payment through your bank’s online bill-pay service. Build in sufficient mailing or processing time.

5
ACH auto debit

Cranford offers an automatic-debit program. The Township says the enrollment form must reach the office by the first of the month before the payment is due.

No cash: the official Tax Collector page expressly lists “No Cash.” If you planned to visit the office, prepare another accepted form of payment first.
Account lookup

What you can check in a Cranford property-tax account

The Township says its online payment screens provide current property-tax account information. This makes the portal useful even when you are checking a bill rather than making a payment.

Current property-tax bill
Payment history
Assessed property value shown with the account
Current balance information available through the tax system

If a recent payment is missing

First confirm that you searched the correct property and review your payment confirmation. Bank bill-pay and mailed payments need delivery time. If the payment still does not appear, contact the Cranford Tax Office at 908-709-7229 or 908-709-7230 with the property details and your payment record available.

Escrowed taxes

What if you received the bill but your mortgage company pays the taxes?

If your property taxes are escrowed and the original Cranford tax bill came to you instead of the mortgage company, the Township instructs homeowners to have the mortgage company fax a copy of the homeowner’s authorization letter to the Tax Office at 908-276-7664.

A tax bill is not proof that an escrow payment failed. Confirm the status with your mortgage servicer and the Tax Office before making a second payment. This can help avoid an unnecessary duplicate payment.
Related billing

Cranford sewer bills are also handled through the Tax Collector

The Tax Collector page covers both property-tax and sewer payments. For 2026, Cranford states that residential sewer bills are payable in one installment due May 1, while commercial properties have a two-installment option due May 1 and August 1.

Do not confuse the sewer account with the quarterly property-tax schedule. The Township’s Online Payments page provides separate links for taxes and sewer bills.

Right office

Tax Collector vs. Tax Assessor in Cranford

The Tax Collector handles billing and collection. The Tax Assessor handles property assessments. If your question is about how much your property is assessed for, an assessment change or an assessment appeal, the Assessor—not the Tax Collector—is usually the correct starting point.

Bill, balance or payment problem Contact the Cranford Tax Collector.
Assessed value or property valuation Contact the Cranford Tax Assessor.
Payment history Check the online tax account or contact the Tax Office.
Assessment appeal Follow the assessment-appeal process rather than disputing the tax bill with the collector.

Assessment appeal timing

Cranford’s Assessor FAQ states that the normal assessment-appeal filing deadline is April 1 of the tax year in question and that the appeal must be received by that deadline. Property-tax appeal rules can involve exceptions, so confirm the current filing requirements with the responsible assessment authority before acting.

Tax relief

New Jersey property-tax relief information for Cranford residents

The Cranford Tax Collector page directs residents to New Jersey property-tax relief programs, including ANCHOR and programs available through the combined PAS-1 process for qualifying seniors and Social Security disability recipients.

Cranford also lists a state-run walk-in assistance office at 6 Commerce Drive, 3rd Floor, Cranford, with published hours of 8:30 a.m. to 4 p.m. The Township notes that this location assists with state-run programs and state taxation and does not publish a phone number for that walk-in office.

2026 filing reminder: Cranford’s current Tax Collector information lists November 2, 2026 as the deadline for the referenced 2025 ANCHOR/PAS-1 applications. Eligibility and program rules are set by New Jersey, so applicants should verify their circumstances through the state program before filing.
