Property tax payment

How to find and pay a Gulf County property tax bill

The official Gulf County property-tax system lets you search the tax roll before opening a bill. The search page instructs users to choose only one search method at a time and then select the appropriate roll type and tax year.

Open the official property-tax search Use the Gulf County Tax Collector property search and accept the tax-roll disclaimer before searching.
Choose one search method Search by owner name, property location, property number or tax bill number. When searching by owner, the portal recommends starting with the last name.
Select the correct roll type and year Make sure the tax year matches the bill you intend to review. The portal notes that location searches require a specific year rather than an all-years search.
Open the matching property number Compare the owner, address and property details before selecting the record. Do not assume that the first similar result is your parcel.
Review the bill before submitting payment Confirm the tax year, unpaid balance, discounts or penalties, and payment status. Review any payment charges shown by the official system before authorizing the transaction.
Payment-fee check: The public guidance reviewed for this article did not provide one universal processor-fee amount for every payment method. Check the amount displayed by the official payment system before submitting the transaction.

The Tax Collector website separately lists driver’s license service at the Gulf County Courthouse, Room 100, with Monday–Friday hours of 9:00 a.m.–4:00 p.m. Eastern Time.

Do not assume every service uses Room 147. Property-tax and general Tax Collector information is associated with Room 147, while the site’s driver’s-license listing uses Room 100 and concealed-weapon services use another room. Check the service before entering the courthouse.
Annual tax calendar

Gulf County property-tax due dates and discounts

Gulf County follows Florida’s annual property-tax collection cycle. Tax statements are mailed on or before November 1, and taxpayers can receive progressively smaller discounts for paying before March.

Property-tax payment timeline
Period What applies Practical action
November 4% discount Pay by the applicable November deadline shown by the Tax Collector to receive the listed discount.
December 3% discount Check the current bill before paying because the payable amount changes as discounts expire.
January 2% discount Use the current tax bill rather than an older mailed amount.
February 1% discount Pay before the discount period ends if the account is still unpaid.
March Gross tax amount due The official schedule says the gross amount is due by March 31.
April 1 Unpaid taxes become delinquent Check the updated delinquent balance before sending payment.
Why checking the live bill matters: A mailed bill can show an amount based on an earlier discount period. The online tax record is the better place to verify the current amount due and payment status before paying.
Installment plan

Property-tax installment payment dates

The Gulf County Tax Collector provides an installment application for qualifying taxpayers. The official calendar states that applications for the next year’s installment plan are due by April 30.

First installment

Due on or before June 1. The official schedule states that failure to remit the first payment by June 30 cancels participation.

Second installment

Due before September 30.

Later installments

The third installment is due by December 31, and the fourth/final installment is due by March 31.

Late and delinquent accounts

What happens when Gulf County property taxes become delinquent?

Unpaid real property taxes become delinquent on April 1. The Tax Collector states that a 3% penalty is then added to unpaid real-estate taxes. Delinquent taxes are advertised, and advertising costs are added to the balance.

For unpaid tangible personal property taxes, the Tax Collector states that a 1.5% monthly penalty applies after April 1. Tangible accounts can also move into warrant and collection procedures if they remain unpaid.

Delinquent-payment restriction: The Tax Collector’s current property-tax guidance says personal and business checks are not accepted for delinquent taxes and instructs taxpayers to use certified funds. Confirm the exact payoff amount and acceptable payment method with the office before sending funds.

Tax certificates and unpaid real property

If real property taxes remain unpaid, the Tax Collector conducts a tax certificate sale. A tax certificate represents a lien for the unpaid taxes; it is not the same thing as an immediate sale of the property to the certificate buyer.

The office states that delinquent real-estate taxes are advertised for three consecutive weeks before the certificate sale. Because penalties, advertising expenses and other statutory charges can change the payoff amount, obtain a current balance rather than relying on an earlier bill.

Tax Collector vs Property Appraiser

Who fixes a wrong owner name, address or assessed value?

The Gulf County Tax Collector collects real-estate and tangible personal property taxes, but it does not make every change to the underlying tax roll. The Tax Collector specifically directs changes involving the owner’s name, address, property location or assessed value to the Gulf County Property Appraiser.

1
Tax bill or payment problem

Start with the Gulf County Tax Collector when the issue involves an unpaid balance, receipt, tax payment or delinquent account.

2
Property value or exemption

Use the Gulf County Property Appraiser for assessed value, exemptions and property-record issues within that office’s authority.

3
Owner or parcel details

If the tax roll shows incorrect ownership, address or location information, confirm which correction the Property Appraiser requires.

Gulf County Property Appraiser
1000 Cecil G Costin Sr Blvd
Room 110
Port St. Joe, FL 32456

Phone: 850-229-6115

Published hours: Monday–Friday, 9:00 a.m.–5:00 p.m.

When to use that office

Property search, assessed value, exemption questions and corrections to underlying appraisal records generally belong with the Property Appraiser rather than the collection office.

Other services

What else does the Gulf County Tax Collector handle?

The Gulf County Tax Collector’s current website lists several services beyond property-tax collection. Availability, required documents and service locations can differ, so use the official service page for the specific transaction.

Vehicle registration services
Driver’s license services
Hunting and fishing licenses
Concealed-weapon licensing services
Tourist development tax filing
Beach driving permit information
Online tax certificate sale access
County-held tax certificate information
Check the correct room and service window first. The Port St. Joe office information separates general Tax Collector, driver’s-license and concealed-weapon services, so one courthouse address does not mean every transaction is handled at the same counter.
Before you go

What to check before visiting the office

Confirm the office

Use Port St. Joe or Wewahitchka based on the service you need, not simply the closest mailing address.

Check the time zone

The current site publishes Eastern Time for Port St. Joe and Central Time for the Wewahitchka satellite office.

Bring the right account information

For property tax questions, having the owner name, property number, bill number or property address can make the account easier to identify.

Verify a delinquent payoff

Do not send an old statement amount when penalties, advertising charges or other delinquency costs may have changed the balance.
