Little Egg Harbor’s accelerated tax-sale schedule
The Township says its tax sale is accelerated and is held in mid-to-late December for current-year municipal delinquencies, including Little Egg Harbor Municipal Utilities Authority water and sewer delinquencies. Its posted guidance tells taxpayers to bring tax, water and sewer charges current by November 10; the tax-sale process begins November 11.
Municipal Lien Search: not the same as the free lookup
The current Township Municipal Lien Search request form lists a $10 fee per certificate and asks for block, lot, qualifier, property address and requestor contact details. The form says to allow 7 to 10 days for completion.

The Township’s Tax Change of Mailing Address Form is for a permanent address change. It does not itself change ownership of the property.

The Township Assessor says property-tax dollars themselves are not the issue in an assessment appeal; the appeal challenges the assessment. The municipality cannot accept a petition intended for the Ocean County Tax Board.
The Assessor page describes April 1 as the normal filing deadline and says “filed” means received by the Ocean County Tax Board. It also says first-quarter real-estate taxes and municipal charges must be paid as a precondition to satisfactory completion of the appeal process.
The Ocean County Tax Board listed April 1, 2026 as the 2026 appeal deadline, or May 1, 2026 for a municipality undergoing a district-wide revaluation or reassessment. Those 2026 filing dates have passed; verify the next applicable filing year before preparing an appeal.
Senior Freeze, ANCHOR and Stay NJ: what Little Egg Harbor taxpayers need from the tax record
