Cabarrus cites a 10% penalty for certain unpaid returned checks involving insufficient funds or a nonexistent account, plus a processing fee limited by state law to $25.

Cabarrus accepts partial payments before the account becomes delinquent.

The remaining balance must still be paid before the delinquency deadline.

Cabarrus also accepts prepayments before annual bills are issued.

Confirm how the prepayment will be credited if the property’s account details are changing.

A payment arrangement is not an extension. The County says the bill still must be paid in full by the delinquency date to avoid enforcement remedies.

Cabarrus County tax rate and why the final bill can be higher

The County tax rate for FY 2026–27 is $0.576 per $100 of taxable value. Depending on location, municipal and fire-district rates can also be added.

Check escrow before paying twice

Cabarrus provides a mortgage-escrow verification route using the property’s TMP (Township Map Parcel) identifier, also referenced as the Property Real ID in County mapping tools.

Find the TMP / Property Real ID Use the property or tax search.

Changing your address in myCabCo is not enough

Cabarrus says tax bills, listing forms and other assessment information are mailed to the address in the Tax Assessment record.

Real estate: notify Assessment when the mailing address changes. For individual or business personal property, notify Assessment when either the mailing address or physical location changes.

Simple routing rule: if the bill looks wrong because the property value, owner, tax location or taxable record is wrong, start with Assessment/Revaluation. If the underlying record is right but the payment, balance, interest or receipt is wrong, start with Collections.

Real-estate appeal timing

The County’s current real-estate valuation reflects the January 1, 2024 revaluation effective date. The normal annual appeal period begins early in the year and closes when the Board of Equalization and Review adjourns.

By August, do not assume the regular annual appeal window remains open. Contact Revaluation for the route still available for your specific notice or assessment.

Personal-property appeals

Cabarrus states that an appeal involving value, situs or taxability generally must be filed within 30 days of the first notice of value.

Vehicle-tax confusion

Normal NCDMV vehicle tax and Cabarrus GAP tax are different bills

Normal registered vehicle

North Carolina’s Tag & Tax Together program normally combines annual registered-vehicle property tax with the NCDMV registration renewal.

That normal renewal tax is not paid at the Cabarrus County property-tax counter.

Motor Vehicle GAP Tax

If there was a gap between registration expiration and renewal, Cabarrus can issue a separate GAP property-tax bill for the missed months.

Cabarrus County—not NCDMV—collects that GAP bill.

GAP appeal: the County says value, situs or taxability appeals must be filed within 30 days of the due date on the GAP property-tax notice.

Cabarrus County property-tax relief: 2026 programs and limits

North Carolina Form AV-9 covers three different property-tax relief programs. The form must be filed with the county tax assessor where the property is located, not with NCDOR.

Normal 2026 deadline has passed: AV-9 says an application must be filed by June 1 to be timely. The form also describes a limited good-cause process for some late exemption/exclusion applications, but late approval is not automatic.

One owner can receive benefit from only one AV-9 program

The form allows an applicant to ask the assessor to consider more than one program when the best option is unclear, but the owner ultimately receives benefit from only one program.

The Circuit Breaker cannot be combined with either the Elderly/Disabled Exclusion or the Disabled Veteran Exclusion.

Multiple-owner rules

Separate applications are generally required for each owner claiming relief, except the form treats husband and wife differently.
For Circuit Breaker, all owners must qualify and elect the program or the property does not receive that benefit.
Circuit Breaker asks whether the property has been owned for the required five full years and occupied for a total of five years.
A new Circuit Breaker application is required every year.

Documents to prepare for AV-9

  • AV-9A Certification of Disability when required.
  • First two pages and Schedule 1 of the prior-year federal income-tax return when a federal return is filed.
  • When no federal return is filed, documentation such as W-2, SSA-1099, 1099-R, 1099-INT, 1099-DIV or financial-institution statements.
  • Total income information for both spouses when applicable.
Disabled veteran
  • Form NCDVA-9 certification.
  • NCDVA-9 must first be completed by an appropriate Veterans Service Officer.
  • Then file the completed veteran certification with the county assessor.
  • Surviving-spouse eligibility has additional remarriage/service-related conditions.

Circuit Breaker repayment risk

Circuit Breaker does not permanently erase the deferred portion. Deferred tax remains a lien. The AV-9 says the last three years of deferred tax before a disqualifying event can become due with interest.

Examples of disqualifying events listed on the form include death of the owner, transfer of the property and failure to continue using the property as the owner’s permanent residence, subject to statutory exceptions.
Delinquent account

What happens after January 5 if the Cabarrus tax bill remains unpaid?

2% interest for January Once the annual bill becomes delinquent, the County publishes a 2% January interest charge.
0.75% for each month afterward Additional monthly interest continues while the delinquent balance remains unpaid.
Do not calculate an exact payoff from a static article. Partial payments, prior interest and collection activity can change the amount required. Search the live bill or call Collections.

Collection remedies can escalate

Cabarrus says delinquent accounts can face collection action and tax foreclosure. Its Tax Collection program also uses tools such as bank attachments, garnishments, state debt set-off and other lawful collection remedies where applicable.

Tax foreclosure is a later-stage remedy

Cabarrus states that foreclosure is used after other collection efforts have been exhausted. If your property is already in foreclosure, rely on the current case and County instructions, not a generic late-tax timeline.

The County’s foreclosure information states that taxes and applicable fees can be paid to stop the foreclosure sale before the sale is completed, subject to the live case instructions.
