Due dates, late penalties and default timeline

November 1 โ€” first installment dueThe annual secured bill is normally mailed in October and by law no later than November 1.

Weekend rule: If December 10 or April 10 falls on a Saturday or Sunday, State law extends the delinquency date to the next business day. Use the exact current bill date rather than a generic calendar.
Partial payments are allowed. They do not erase delinquency penalties on the unpaid balance, but they can reduce the amount on which later charges are calculated.

Missing bill, lost payment or payment not posted

Annual secured bill never arrivedRequest a duplicate bill using the AIN and situs address. Do not wait for another paper copy if a deadline is approaching.

Unsecured property tax uses different bill information

Unsecured personal property tax is not handled exactly like the annual secured real-property bill. The official unsecured payment route uses identifiers printed on the unsecured bill.

Annual unsecured taxes are due upon receipt and become delinquent after 5:00 p.m. Pacific Time on August 31, subject to the County’s weekend/holiday extension rule.

Delinquent unsecured bills cannot currently be paid online. Contact Unsecured Public Inquiries for the current amount, penalties, costs, fees and accepted payment route.

How a penalty-cancellation request works

A late fee is not removed just because the taxpayer asks. TTC’s official process requires the requester to select the Revenue and Taxation Code section they believe authorizes cancellation and provide the bill information and facts.

Los Angeles County Treasurer and Tax Collector auction help

The TTC auction program is for tax-defaulted property and is separate from ordinary current-year tax payment. The County’s auction schedule, property list, bidder registration, deposit rules and sale terms are the controlling sources for each auction cycle.

When power to sell can arise

The County describes a five-year waiting period for residential property and a three-year waiting period for non-residential commercial property before a tax-defaulted property can become eligible for sale, subject to the governing rules.

Owner / lienholder action

If you received an auction or sale notice and have a recorded interest, contact TTC immediately. The notice states property may be sold if taxes, penalties and costs are not paid by 5:00 p.m. PT on the last business day before the auction.

2026 date warning: The official schedule currently shows the April 18โ€“21, 2026 auction and the June 6โ€“9 follow-up auction. Both dates have passed as of August 13, 2026. Do not treat them as an upcoming sale; use the live TTC schedule for the next cycle.
Bidder warning: The County’s 2026 schedule used GovEase for registration and deposits. Do not send a bidder deposit to a person or payment destination that is not linked from the current TTC auction schedule and terms.
County business license

When the Los Angeles County TTC business-license section applies

The TTC’s Business License Program is regulatory. It applies to certain licensable activities in unincorporated Los Angeles County and the contract cities of Malibu, Santa Clarita and Westlake Village. It is not a general business tax based on gross receipts, and not every business activity requires a County license.
