Miami-Dade Tax Collector: Offices, Appointments & Pay Online

Miami-Dade County, Florida · offices, appointments, property tax and driver license guide

Find the Right Miami-Dade Tax Collector Office Before You Pay or Book

Miami-Dade residents search this office for very different reasons: property tax, driver license appointments, walk-ins, Coral Gables service, local business tax, auto tag renewals, tangible taxes and payment receipts.

The safest route is to choose the exact service first, then open the official portal or branch page that matches that service. Do not assume the nearest location handles every transaction.

Payment safety first: TaxCollectors.org is an independent guide. Use the official Miami-Dade Tax Collector website or the official county-taxes.net payment portal linked by that office before entering bank, card, Social Security, tax ID or business-document information.

Tax Lien Warning

⛔ Texas Attorney Fee Warning: After July 1, delinquent property taxes are referred to a collection attorney. An additional 15–20% attorney fee is added on top of your penalty and interest. On a $5,000 tax bill, this adds $750–$1,000 instantly. Pay before July 1 to avoid this.

Use the correct Miami-Dade system for the job

Miami-Dade has separate systems for payments, appointments, property records, business tax and driver-license services. A wrong portal can waste a trip or put a payment on the wrong account.

Tax Collector website

Best for office locations, services, payment rules, driver-license transition updates and official contact details.

Open mdctaxcollector.gov

Property-tax portal

Best for tax bill lookup, balance, payment, receipt, delinquent status and e-bill options.

Open property-tax payment portal

Appointment system

Best for booking a branch visit by office, service category, date and time.

Open appointment booking

Property Appraiser

Best for folio, owner, assessed value, exemptions, mailing address, legal description, maps and property-record corrections.

Open Property Appraiser

BTExpress

Best for Local Business Tax Receipt applications, renewals, transfers and account changes.

Open BTExpress

Locations page

Best for office addresses, service lists, phone number, public parking notes, kiosk locations and branch detail pages.

Open all locations

Local Miami tip: “near me” is not always the best office. Pick by service first, then distance. A close branch may be wrong for driver license, title, business tax or appointment-only service.
Pay online

Pay Miami-Dade property taxes online without choosing the wrong account

Open the official payment portalStart from mdctaxcollector.gov or the Miami-Dade county-taxes.net property-tax portal. Avoid ads or look-alike “tax payment” pages.
Search with the strongest identifierUse the 13-digit folio when available. If you only have an address or owner name, confirm the folio through the Property Appraiser first.
Match the property carefullyCheck county, address, owner context, tax year, real estate versus tangible account and whether the account is current, delinquent, partial or installment.
Choose the payment routeeCheck is the low-cost online route when available. Card and mobile-wallet fees are non-refundable and should be reviewed before submitting.
Save proof until it postsKeep confirmation number, folio, tax year, amount, date, payment method and bank/card record. Do not submit a second payment before checking posting status.
Fees and payment method

Compare eCheck, card, mail and in-person payment

Online eCheck

No convenience fee is listed. The account must allow ACH, and funds must be available for immediate withdrawal.

Consumer card or mobile wallet

Online credit card, debit card and mobile-wallet payments carry a non-refundable 2.50% fee with a $2.50 minimum.

Commercial or foreign card

Commercial and international/foreign card transactions can carry a 3.95% non-refundable fee with a $2.50 minimum.

Mail payment

Mail checks, cashier checks, money orders or certified funds. Write the folio and phone number on the check. Do not mail cash.

In-person payment

The office lists cash, check, certified funds, card and mobile wallet. Large cash or money-order payments of $10,000 or more require extra ID proof.

Returned payment

Returned payments can trigger a service fee of at least $25 and up to 5%, plus recalculated discount or interest based on resubmission.

Payment technical help For portal or transaction-technology issues, the official payment-method page lists Grant Street Group Help Desk at 877-818-4323. Use the Tax Collector for account, folio, payoff, delinquency and office questions.
Tax calendar

Miami-Dade property tax discount months and delinquent timing

Real estate property taxes are generally payable starting November 1 and may be paid through March 31 without penalty unless a special account rule applies. Discounts depend on payment timing and account status.

4% early-payment discount

Confirm escrow status and folio before paying. Do not assume a lender will pay unless the lender confirms it.

3% early-payment discount

If a mailed payment or lender payment has not posted, check the live account before the month ends.

2% early-payment discount

Resolve exemption, value or mailing-address concerns through the Property Appraiser, not the payment portal.

1% early-payment discount

This is the last standard discount month before gross tax month.

Gross amount deadline

No standard early-payment discount applies in March. Pay before April 1 to avoid delinquent status.

Delinquent date

Real estate taxes become delinquent and interest, advertising costs and fees may be added.

Tax certificate sale timing

Qualified unpaid real estate taxes may be included in the annual tax-certificate sale process.

Current 2026 note: The March 31, 2026 normal payment period and June 1, 2026 tax-certificate sale date for unpaid 2025 taxes have passed. If a 2025 bill is still unpaid, search the live account or call for a current delinquent payoff.
Cash-flow options

Partial payment plan versus quarterly installment plan

These two plans solve different problems. Do not enroll in the wrong one because discount rights, escrow restrictions and due dates can change your best payment route.

2026 Partial Payment Plan

Partial payments for 2026 taxes are accepted from November 1, 2026 through March 31, 2027. The plan waives the normal discount schedule and excludes certain accounts, including escrow, quarterly installment and VAB-petition accounts.

Review partial-payment eligibility

2027 Quarterly Installment Plan

This is a future-year prepayment schedule. Applications for tax year 2027 are accepted starting in November 2026. It is not a delinquent-tax rescue plan.

Review quarterly installment plan

WRS lien caution: if your bill includes a Water, Road and Sewer assessment, read the official plan rules before choosing partial payment because the yearly WRS installment may need to be paid in full before April 1.

Appointment guide

Book a Miami-Dade Tax Collector appointment without wasting a slot

Select the transaction firstProperty tax, Local Business Tax, driver license, tag/title and permits are not the same appointment type.
Choose office and service categoryThe appointment system asks for office, service category, service and date. Do not pick a branch before confirming it offers your service.
Check document requirementsDriver-license and ID appointments often fail because proof of address, identity, lawful presence or name-change documents are missing.
Save the confirmationKeep the address, service category, time and confirmation on your phone. Arrive with the same name and ID details used to book.
Recheck the day beforeHoliday, weather, staffing or system notices can affect service. For a long drive from Homestead, Kendall, Miami Beach or North Dade, recheck before leaving.
Walk-in service

Miami-Dade Tax Collector walk-in: when it makes sense

Good walk-in fit

Simple property-tax payment, quick receipt questions, basic account help or a service the branch clearly lists as available.

Use an appointment instead

Driver license, name changes, title work, complicated business tax, delinquent account research or anything requiring several documents.

Do not walk into Coral Gables

The Coral Gables office page says walk-ins are not accepted. Book before visiting that branch.

Miami-Dade practical tip: Saturday hours are helpful, but Saturday service can be busier and branch-specific. Bring documents, a backup payment method and extra time.
Driver license appointment

Miami-Dade Tax Collector driver license and ID card services

Miami-Dade’s Tax Collector is taking responsibility for driver license and ID card services under the transition from FLHSMV-managed offices to Tax Collector administration.

Services may include
  • driver license renewal;
  • driver license replacement;
  • driver license reinstatement;
  • Florida ID card service;
  • selected CDL-related service where listed;
  • auto tag, title and disabled parking permit services at branches where available.
Before booking
  • review required documents;
  • confirm the branch handles the license service;
  • check whether your transaction can be completed online through FLHSMV;
  • do not buy appointments from third parties;
  • bring proof of residential address that meets official rules.
Document warning: a driver license or ID trip can fail even with an appointment if proof of identity, lawful status, address or name change does not match the official checklist.
Local Business Tax

Apply for or renew a Miami-Dade Local Business Tax Receipt

People often call it a “business license,” but the county document is a Local Business Tax Receipt. It does not replace zoning approval, a municipal receipt or a state professional license.

Decide where the business is locatedAn unincorporated Miami-Dade business follows county location requirements. A business inside a municipality may need both the Miami-Dade County receipt and the city receipt.
Pick the correct categoryBusiness tax can depend on city/unincorporated location, employees, seats, units, square footage or another activity-based measure.
Collect records before opening BTExpressPrepare corporation or fictitious-name records, FEIN or SSN, NAICS code, licenses, Certificate of Use where required and property/tangible account information.
Complete the required attestationFlorida law requires a Cuba-business attestation for the Business Tax Receipt process. The official page says to allow up to three business days before the receipt becomes printable after attestation.
Renew before September 30The business-tax year runs October 1 through September 30. A mailed notice is only a courtesy reminder.
October penalty

10% is added if the receipt is not renewed by September 30.

Later months

An additional 5% is added each later month, capped at 25% of the Local Business Tax.

After 150 days

An additional penalty up to $250 may apply if the tax remains unpaid after notice.

Business assets

Tangible personal property tax is separate from the business receipt

Tangible personal property tax applies to business furniture, fixtures, equipment and other taxable business assets. Paying a Local Business Tax Receipt does not automatically resolve tangible-property tax filing or payment.

Use this route when
  • you own or operate a business with furniture, fixtures or equipment;
  • a tangible personal property tax bill appears in the payment system;
  • you closed, sold or moved a business and need final filing guidance;
  • a business receipt problem involves a tangible-property account.
Common mistake

Business owners renew the Local Business Tax Receipt but ignore tangible personal property. If the business changed or closed before January 1, contact the proper office before assuming no filing is needed.

Wrong office prevention

Tax Collector or Property Appraiser: which one should you contact?

Use the Tax Collector for
  • property-tax balance and payment;
  • receipt and posting questions;
  • payment methods and fees;
  • partial or installment plans;
  • delinquent tax payoff;
  • tax certificate process;
  • Local Business Tax Receipt payment and renewal;
  • branch appointments and visit routing.
Use the Property Appraiser for
  • folio lookup and parcel records;
  • assessed value or taxable value;
  • Homestead or other exemptions;
  • owner, mailing address or legal-description corrections;
  • sales history, building details and maps;
  • estimated future tax questions for buyers.
Close on a property? Always verify the current bill and folio through official systems. Escrow statements and seller disclosures can be stale during tax season.
Fix common problems

Miami-Dade Tax Collector problems people search for

“I cannot find my property tax bill.”

Use the Property Appraiser search to confirm the folio, then retry the Tax Collector portal with that folio. Condo units and similar street names are easy to mix up.

“The owner name or exemption is wrong.”

Contact the Property Appraiser. Paying the bill does not correct the assessment roll, owner field or exemption status.

“The payment is not showing.”

Do not pay twice. Save confirmation, bank record, amount, date, folio and tax year, then call the correct payment/account support route.

“My mortgage company should have paid.”

Ask the lender for payment date, amount, folio and proof. Verify the official tax account before making a duplicate owner payment.

“My business receipt will not print.”

Confirm the Cuba-business attestation was completed, then allow up to three business days before escalating.

“I need a driver license appointment.”

Check whether the service is handled by a Tax Collector office or a remaining FLHSMV-managed route, then bring the document set listed for your status and transaction.

“Someone called demanding urgent tax payment.”

Hang up. Open mdctaxcollector.gov yourself or call 305-375-5448. Do not pay by gift card, crypto, wire or an unverified link.

Useful phone script “I need help with [property tax / business receipt / appointment / driver license / delinquent tax]. My folio, receipt, confirmation or appointment number is [number]. Can you confirm the correct portal, current amount, branch, documents and next step?”
