Due dates, installments and the bill you must keep

Southbury mails only one main tax bill each year. For the 2025 Grand List, bills were mailed June 29, 2026.

Past due

Late taxes, interest and payment-timing traps

Southbury applies Connecticut statutory interest at 1.5% per month or any part of a month from the original due date, with a $2 minimum. The Tax Collector states that the office has no authority to waive this interest.

Do not estimate a late payoff from the original paper bill. Search “Balance Due” in the live portal or call for the current amount, especially when collection fees, liens or DMV restrictions may apply.

Bank bill-pay and telephone bill-pay warning

Payments created through a bank’s bill-pay service may arrive without a USPS postmark. Southbury says a no-postmark payment must actually be received by the last day to pay to count as timely.

July cycle

The Town’s standing guidance suggests processing bank bill-pay before July 20 to reduce late-arrival risk.

January cycle

The Town suggests processing before January 20 when using bank/telephone bill-pay for the January installment.

The 2026 tax notice states that your cancelled check is your receipt.

Mailed receipt request

Send the bill/payment stub and a self-addressed stamped envelope. The lockbox processing center does not automatically return a receipt.

Keep your records

The Town FAQ says taxes are collectible for 15 years from the due date and advises taxpayers to maintain their own receipts.

Moved? A postal forwarding request is not enough

The Town says tax-address changes must be made in writing to the Tax Collector. Do not assume a USPS change of address updates municipal tax records.

Mortgage paid off? Notify the Tax Office in writing that you are no longer escrowing and need the bill sent to you. The Town provides a Tax Bill Request form through the Tax Collector page.
Motor vehicle

DMV release, sold vehicles and supplemental bills

Regular motor vehicles are assessed as of October 1 and the annual bill is due in full the following July. Vehicles registered between October 2 and the following July 31 can appear on a supplemental list, with the supplemental bill due January 1.

Immediate DMV clearance: choose the payment method before paying

Official sources are more specific than a generic “pay online” instruction. The live portal says immediate DMV clearance can be obtained with an in-person cashier’s check or money order, or with an online debit/credit-card payment followed by contacting the Tax Collector for release. The Town motor-vehicle FAQ also lists cash as an immediate in-person release method. Personal checks and eChecks do not clear immediately.

Mortgage company should pay?

If you received the bill anyway, the Town says the lender may not have requested it. Contact the mortgage holder and forward the bill using the exact lender address/instructions.

Mortgage recently paid off?

Tell the Tax Office in writing that you are now personally responsible for the bill and request future tax bills directly.

Selling the property?

The Tax Collector does not prorate closing taxes. Southbury says closing attorneys handle adjustments between seller and buyer.

Delinquent real estate?

The Town FAQ says real-estate liens are filed May 1 on properties with delinquent tax, after advance notice, with a $24 lien fee; all taxes, interest and fees must be paid for release.

Bill period: The July installment covers July 1–December 31; the January installment covers January 1–June 30 for real-estate bills divided into two payments.
Businesses

Personal-property taxes, closed businesses and UCC liens

Due dates

Personal-property bills are generally due July 1 and January 1 when the annual bill is over $100; bills of $100 or less are due in full July 1.

Late first half

Southbury says if the July personal-property half is late, the January half becomes immediately due.

Business closed after October 1

The bill is not prorated simply because the business later closed. The Town says the whole bill remains due.

Remove a closed business from future rolls

Provide proof to the Assessor so the business can be removed from the upcoming Grand List.

Collection consequence: The Town says delinquent personal-property bills can receive a UCC-1 lien with the Connecticut Secretary of State. The lien is released after all taxes, interest and fees are paid; the FAQ notes a check-clearing wait before release.

2026–27 Southbury mill rate and estimate formula

The Town lists a 25.4 mill rate for fiscal year July 1, 2026–June 30, 2027. A mill is $1 of tax per $1,000 of assessed value.

Estimate formula: Assessed value × 25.4 ÷ 1,000. Use the assessment figure, not the appraisal/market-value figure, when following the Town’s calculator instructions.
